As the nation grapples with record-high inflation levels and geopolitical issues affect the already strained supply chains around the globe, Atlanta’s real estate market has remained relatively stable. The majority of the market’s ups and downs have been directly related to interest rates. As interest rates have risen, pending sales have dropped. But, as rates settled into a stable zone around 5%, pending sales have begun rising again.
While news headlines have been dominated by stories of rising supply levels and a shift from a seller’s market to one favoring buyers, the reality in Atlanta is that we remain in a seller’s market and will continue to do so for the foreseeable future. Months of inventory have risen as demand has slowed, but overall demand levels remain far from what resale and new construction inventory levels can provide. This has resulted in continued price growth of 17% year over year with a median price of $411,000.

So, where are we now and what does the future hold? By analyzing previous periods and the factors surrounding them, we can paint a fairly clear picture of the near future. Vaccinations began in 1Q2021, causing COVID cases to drop significantly. The economy began to see an accelerated recovery, boosted by pandemic savings and government stimulus. Pent up demand coupled with additional savings lead to aggressive spending for homes, home improvement, automobiles, and travel. The metro Atlanta real estate market started 2021 with 1.6 months of inventory, substantially lower than previous years, which ranged from 4-6 months of inventory. By mid-year, months of inventory plummeted to an all-time low of 0.8 months with an average of 17 days on market. This, coupled with increased building costs, resulted in a 19% average sale price increase from January 2021 to December 2021.
2022 has seen similar price growth levels and low days on market, however these statistics vary across submarkets more than the previous year. These drastic numbers have fueled a belief that there is a bubble in the metro Atlanta housing market. For buyers and sellers, the answer is a reassuring- no.
This has resulted in continued price growth of 17% year over year with a median price of $411,000.

Home prices, like most of the economy, are driven by supply and demand. While the traditional seasonality of Atlanta’s real estate market has returned- resulting in slightly higher supply and lower demand, the overall supply and demand levels remain stable. The influx of new residents (over 100,000 in the past year alone), paired with high impact companies relocating or adding offices in Atlanta continues to feed the rising demand for homes in the metro area. Large companies such as Microsoft, Facebook, and Google are relocating or adding tens of thousands of new jobs to the city center. Tech companies and the burgeoning movie industry continue to add jobs, creating demand for other small businesses and housing. In short, there are simply no factors that indicate that the Atlanta market is at risk for a bubble. If demand is only increasing, what about future supply? The following graph illustrates the number of permits, new home starts, and
new home completions in the metro Atlanta area over time. The pre-recession period is widely acknowledged as a time in which supply met demand.
As the graph shows, building permits obtained in 2021 are just now nearing the level obtained 24 years prior, in 1997. Since 1997, metro-Atlanta has added almost one million new residents, a 20% increase in population. Supply chain issues, rising materials costs, and decreasing land availability and affordability are all factors that will affect the market’s ability to produce enough homes to meet market demand. Would-be homeowners are forced to turn to existing inventory which continues to lead to aggressive price increases. Simply put- there are not enough homes of any type in metro Atlanta to meet demand, and there are no factors in play that support the possibility of a bubble.
