Having fine-tuned her blueprint for strategic marketing implementations with early practices beginning in 2002, Christa has become the real estate industry’s go-to leader for creative marketing strategy and execution from the ground up. Christa is one of the few real estate brokers in the industry with a comprehensive understanding of a successful approach to sales, integrated with a thoughtful and informed marketing approach, and one with the keen ability to analyze, pivot, and creatively direct outward-facing initiatives that support the overarching goal.

BRAND IDEA, Connectivity

The theme that comes up again and again when looking at what makes 40 West 12th distinct from other Atlantan properties is the principle of connectivity. The fact that the design of the buildings facilitates personal interactions between people, whether they be friends, neighbors or clients. And that the buildings feature the kind of state-of-the-art smart tech that allows instant global communication whenever you want it. Not to mention the location right at the center of all the action, which led us to the over-arching concept for our design. We took direct inspiration from the two buildings themselves, noticing how the lines and lattices of their superstructure linked together and crossed over, suggesting in their very construction the idea of connectivity. A simplified version of those superstructures forms the basis of our graphic treatment, as you’ll see in the following pages.

BRAND STORY DEVELOPMENT, The Next Generation of Midtown

The same team that redefined Midtown with its renowned residential development set forth on a new establishment that our team was challenged to define and tease the community with an overarching goal of executing long-term sales at a monthly proforma defined by data revealed in the marketplace. In order to properly introduce this soon-to-market, work-live-play environment that was soon-to-be second to none in the Midtown neighborhood, the tagline “The Next Generation of Midtown” was established that all creative campaigning centered around to begin engaging viewers across all marketing channels.

Video content has proven itself time and time again as the most influential type of content, so our team engaged in a robust campaign aimed at highlighting 1065 Midtown from above as a play on the overarching theme, “Live Live Above it All.” Final deliverables were dispersed throughout our digital channels, threaded into our email marketing outreach, and leveraged on a variety of local media channels.

THE RESULTS. Sales + Marketing Success Summary

The results were astounding. Sales began in May of 2015 and 21 homes were sold in 21 weeks, achieving a new threshold for condominium market values in Midtown, Atlanta. At the one-year anniversary of sales, the building was 50% sold out, and prices have been pushed 12% from the original proforma. We found an opportunity to cashflow unsold homes through partnerships with the film industry and held back units for short term leases, capturing 400%-500%+ beyond what traditional multifamily buildings were capturing. This slowed our velocity but allowed us to push pricing exponentially beyond what we initially anticipated.

Waldorf Astoria Buckhead Atlanta has long been known as The Mandarin Oriental. Postacquisition, our clients brought our sales and marketing team in to collaborate with the Hilton team on the hotel component of the community to reposition the final homes for a successful sale after the previous marketing and sales team fell short on delivery. Our team conducted a pricing analysis, marketing audit, and developed an intentional marketing and sales strategy to position these final few with a sense of urgency and fear of loss for the unique opportunity at hand.
