BROWNSTONE BROOKLYN MARKET REPORT



Brownstone Brooklyn Market Report 3Q20 Dear Reader, While overall transaction volume continues to trend downward, significantly, a few neighborhoods we cover in our report — Fort Greene and Bed-Stuy West to name two — are experiencing strong demand for townhomes. As always, location, uniqueness and competitive inventory are major contributors to any particular asset’s value.

Townhouses Just over $198MM worth of 1- to 4-family townhouses traded hands in 3Q20, versus $528MM during 3Q19, a decrease of $330MM, or 62.5%. Over the same time frame transaction volume decreased by 59.0% and the average sales price moved down by 8.5% to $2.1MM. A market-wide overview and notable transactions appear on page 12 of this report.

Condominiums Approximately $174MM worth of condominiums sold in 3Q20, versus $573MM during 3Q19, a decrease of $399MM, or 69.6%. The number of transactions dropped by 66.4%, year over year, and the average sales price moved down by 9.36%. 1 to 4 Family Townhouses

sales this period, which, although still only half as many as the prior year, was a 9.30% increase from the previous quarter. Furthermore, prices are relatively level with the prior quarter, where average price per square foot was just 0.89% down. With that said, average sales price was down on both periods, notably by over 8% on the year. The
