Brownstone Brooklyn Market Report 4Q20 Dear Reader, If you are a reader of our Weekly Brooklyn Market Report, it shouldn’t come as a surprise that closed sales activity during the 4th quarter of 2020 has broken out of an overall downward trend that started in the 3rd quarter of 2017. We will of course be paying close attention to see if this new positive trend holds as we move into and through 2021. As always, location, uniqueness and competitive inventory are major contributors to any particular asset’s value.

Townhouses Just over $346MM worth of 1- to 4-family townhouses traded hands in 4Q20, versus $355MM during 4Q19, a decrease of only $9MM, or 2.6%. Over the same time frame transaction volume decreased by 22.6%, but it increased substantially over 3Q20 by 45.7%. The average sales price moved up by 25.9% to $2.53MM. A market-wide overview and notable transactions appear on page 12 of this report.

Condominiums Approximately $228MM worth of condominiums sold in 4Q20, versus $266MM during 4Q19, a decrease of $38MM, or 14.2%. While the number of transactions dropped by 20.9% year-over-year, they were up by 29.1% over 3Q20. The average sales price moved up as well, by 8.5%. 1 to 4 Family Townhouses

this period, which, although is a strong 45% increase over volume from the previous quarter, is still 23% below deal volumes this time in 2019. With that said, average sales price saw strong growth compared with both prior periods. In addition, average PPSF was $881 this quarter, which is 19% above last year.
