BROWNSTONE BROOKLYN MARKET REPORT



Brownstone Brooklyn Market Report 1Q22 Dear Reader, Clear evidence of the resurgent desirability of Brooklyn brownstones is present in the market data from the 1st quarter of 2022 — the greatest number of deals recorded and highest dollar volume in a 1st quarter, as well as the third highest quarterly average sale price, ever. And while condominium sales didn’t set similar records, most metrics we measure are back to pre-pandemic levels. A very welcome sign that the Brooklyn version of urban living is alive and well, and flourishing!

Townhouses Just over $512MM worth of 1- to 4-family townhouses traded hands in 1Q22, versus $431MM during 1Q21, an increase of $81MM, or 18.8%. Over the same time frame, transaction volume, 202 sales, increased by 8.0%, but experienced a slight decrease from 211 in 4Q21. The average sales price moved up by 10.1% to $2.53MM, year-over-year. A market-wide overview and notable transactions appear on page 12 of this report.

Condominiums Approximately $528MM worth of condominiums sold in 1Q22, versus $572MM during 1Q21, a moderate decrease of $44MM, or 7.6%. Similarly, the number of transactions decreased by 19.4%, year-over-year, and was down by 14.5% over 4Q21. However, the average sales price increased by 14.7%. 1 to 4 Family Townhouses

this period. The strength in our Brooklyn townhouse market was reflected in our price metrics, particularly by a 10.1% yearover-year increase in average sales price to $2.53MM. The four-quarter trailing average is $902 PSF and over $2.5MM gross.

Condominium Units

market took another breather from the latter half of the 2021 year at 361 deals this period. Gains on pricing paused, where average sales price decreased 2.48% quarter-overquarter and average PPSF decreased 5.46%. However, compared with the prior year, pricing is back to pre-pandemic levels. BROOKLYN HEIGHTS Townhouse Summary There were only three recorded townhouse

sales this first quarter, a testament to the tight inventory in the neighborhood. Average sales price was over $6MM again, which is a 1.75% year-over-year increase. close this period, largely from the new development building at One Clinton. significantly up, now past $3MM. Average PPSF, however, remained level at $1,525 PSF. The four-quarter trailing average is $1,546 PSF and under $2.8MM gross.

in Cobble Hill this quarter, where only 1 deal occurred north of $6MM which was represented by our firm. Average sales price was level with the prior quarter at $4.82MM, indicating sustained demand in the neighborhood. The same was present for average PPSF, which remained strong at $1,390 PSF. FORT GREENE Townhouse Summary Fort Greene had only 6 closed deals this

1 to 4 Family Townhouses

quarter, a slight drop in volume from the fourth quarter. While the activity in the neighborhood seemed to have calmed down, average sales price was up 38.31%, largely due to the 3 deals occurring above $3.5MM which is new territory for the neighborhood. Brooklyn saw half as many closes this quarter, likely due to the new development condo buildings at 11 Hoyt and Brooklyn Point nearing the end of their sales cycle.
