Brownstone Brooklyn Market Report 1Q20 Dear Reader, As we all navigate through these unprecedented times, Engel & Völkers Brownstone Brooklyn will continue to be your reliable source for the facts regarding closed sales of 1- to 4-family townhouses and condominiums in the Brooklyn neighborhoods we cover in our report.

Townhouses Over $354MM worth of 1- to 4-family townhouses traded hands in 1Q20, versus $423MM during 1Q19, a decrease of $69MM, or 16.3%. Transaction volume decreased 17.2% compared to last year. The average sales price increased slightly, to approximately $2,109,000. A marketwide overview and notable transactions appear on page 12 of this report.

Condominiums Approximately $326MM worth of condominiums sold in 1Q20, versus $434MM during 1Q19, a decrease of $108MM, or 24.9%. The number of transactions dropped 24.0% but year over year average price per square foot was largely unchanged at 0.1% to $1,142. The average sales price moved down modestly by 1.2%. BROWNSTONE BROOKLYN Townhouse Summary The townhouse market saw a decrease in

1 to 4 Family Townhouses

transactional activity to 168 compared to last quarter at 177 sales. On the quarter, PPSF increased by 7.26%. On the year, while average sales price increased marginally, PPSF decreased by a similar degree. The four-quarter trailing average is $794 PSF and over $2.1MM gross.

Brooklyn Heights during the quarter. The deal included the two-family home at 57 Willow jointly for $10.8MM, or $3,816 PSF, which is significantly above price trends over the last year. The four-quarter trailing average is $1,757 PSF and just over $5.8MM gross.

volume over the previous year to 7. Average sales price increased significantly on the below last year’s average of $5.15MM. With that said, PPSF remains on trend, being slightly up on the quarter by 2.41%. The four-quarter trailing average is $1,387 PSF and over $2.1MM gross.
