BROWNSTONE BROOKLYN MARKET REPORT



Brownstone Brooklyn Market Report 4Q19 Overview In this quarter’s report, we have added Downtown Brooklyn, Williamsburg, Greenpoint and Bedford-Stuyvesant (East) to the 12 other neighborhoods we already cover. Bedford-Stuyvesant (East and West combined) accounted for 50% of the number of total townhouse transactions (87 out 177) and totaled $123.1MM in gross transaction volume. Williamsburg accounted for 29% (67 out of 233) of all condominium deals, which totaled $72.4MM for that neighborhood.

Townhouses Over $351MM worth of 1- to 4-family townhouses traded hands in 4Q19, versus $425MM during 4Q18, a decrease of $69MM, or 16.4%. Transaction volume decreased 13.2% compared to last year. The average sales price decreased modestly as well, to approximately $2,007,969. For the first time in our reporting two Fort Greene townhouses are amongst the Top 5 sales. A market-wide overview and notable transactions appear on page 12 of this report.

Condominiums Approximately $268MM worth of condominiums sold in 4Q19, versus $463MM during 4Q18, a decrease of $195MM, or 42.1%. The number of transactions dropped 11.4% and year over year average price per square foot ticked up slightly by 0.7% to $1,146 and average sales price moved down by 5.7%. Greenpoint dominated our Top 5 charts on both a gross and dollar per square foot basis. A market-wide overview and other notable condominium transactions appear on page 13 of this report. 1 to 4 Family Townhouses

177 transactions this quarter. Average sales prices and PPSF both decreased by double digits on the quarter. Both metrics also decreased on the year, but less significantly. The four-quarter trailing average is $819 PSF and just over $2.2MM gross.
