NEW TO MARKET There were 27 new properties priced above $2.25MM new to market this week. Average asking price for these new listings is 5% above last week’s asking. Average price per square foot is $1,399, which is a 15% increase week-over-week and 5% increase month-over-month. Total volume is $89.84MM. Of the 14 townhouse resales, top asking price of $4.499MM belongs to the renovated two-family home at 371 Clinton Street in Carroll Gardens. Average asking for these resales is down 5% from last week. However, PPSF has increases of 2% compared with last week to $1,114PSF. For condos, top asking price of $4.988MM belongs to a resale penthouse unit at 30 Main Street (also known as Sweeney Building) in DUMBO. Average asking for these condo resales is up by 35% week-over-week and by 11% month-over-month. PPSF is $1,753, which is 36% above levels from last week.

IN CONTRACT Eleven deals listed above $2.25MM went into contract this week, marking a substantial surge of activity from the prior month by 120%. Compared with last week, while this week's average asking price is up by 11%, PPSF saw more impressive increases of 25% to $1,500. Average days on market is 109 days. Looking at townhouse resales, the single-family home at 31 Prospect Park West in Park Slope entered contract with the top asking price of $5.65MM after 47 days on market and 4.16% discount on its original ask. In Carroll Gardens, the $3.90MM home at 382A Clinton Street entered contract after just 9 days on market. For these deals, average asking price is up by 18% on the week, but down by 4% on the month. PPSF is up by 20% on both periods at $1,191PSF. Average days on market is 124 days. Of the five condo resales, top asking price of $4.75MM belongs to the 2,578 square foot penthouse unit at 200 Water Street, #5B in DUMBO. Average asking price is 38% up on the week and by a similar degree on the month. While PPSF is 1% above last week’s levels, it is 22% above the prior month at $1,650PSF. Average days on market is 131 days. The two co-ops under contract are in Brooklyn Heights and Williamsburg. The 2-bedroom, 2bathroom loft at 8 Old Fulton Street, #4N entered contract with a last ask of $3.25MM after 14 days on market. Compared with last week’s co-op in Park Slope, this week’s are priced 31% higher on a price per square foot basis. More information on these deals is shown on page 6 of this report.
