NEW TO MARKET There were 24 new properties priced above $2.25MM put on the market this week. Average asking price is 10% above last week’s average asking price, at $3.39MM. Meanwhile, median asking is up 3% weekover-week, at $2.88MM. Average price per square foot (PPSF) is $1,291, which is just 2% down from last week's average PPSF. Total volume is $81.37MM. Of the 14 townhouse resales, top asking price of $7.50MM belongs to the 6-bedroom, 4-bathroom single-family home at 138 Henry Street in Brooklyn Heights. In Carroll Gardens, the townhouse at 328 President Street is both listed for sale at $3.795MM and for rent at $13,000/month. The average asking for this week's townhouse resales is up 7% from last week. In addition, PPSF is up 6% week-over-week at $1,053.

On the condominium side of the market, top asking price of $5.40MM belongs to a resale at 171 Columbia Heights, #5B (also known as The Standish) in Brooklyn Heights. Average asking price for these condo resales is down 2% from last week's. Furthermore, median asking is down 11%. Two sponsor units were put on the market this week: the triplex unit at 117 3rd Place in Carroll Gardens and 168 Plymouth Street, #Townhouse B in DUMBO. IN CONTRACT Four deals listed above $2.25MM went into contract this week: three townhouse resales and one condominium sponsor unit. While average asking price for all deals under contract is up 9% week-overweek, average PPSF is impressively 34% above last week's average PPSF. Median asking price is up 13%. Average days on market is 55 days, which is biased downwards due to the sponsor unit at 1 Clinton Street, #23C being listed already in contract. Looking at townhouse resales, the landmark approved townhouse at 374 Clermont Avenue in Fort Greene entered contract this week with the top asking price of $3.995MM after 163 days on market. Over in Park Slope, two townhouses at 44 Prospect Place and 720 Sackett Street entered contract in just 23 and 31 days respectively. For these deals, average PPSF is $1,381, which is 44% above last week's.
