Re: Selling your home. Dear Client Thank you for inviting us to discuss the marketing of your home with you. We will go through a lot of information to explain to you how we can achieve the highest price for you in the shortest amount of time. Some people find the enclosed information overwhelming: for this reason, we are including here a brief summary of some of the things we think are most important to ensure you obtain optimal results. 3 Keys to getting the highest price for your home: 1. Have the home looking its best and priced right. 2. Get as many people as possible into the home at the same time to create the buyer urgency often leading to working with an offer. 3. Ensure that every buyer who enters the home leaves with all of their questions answered. What we do to meet these objectives: 1. Get the home looking its best and priced right: This is very important. A home without clutter that looks fantastic is much more likely to get multiple offers and those offers will likely be a lot higher. Homes that look good can sell for a lot more than they should. For this reason, we ask our clients to do as much as they can to clean and de-clutter their homes. Once this is done, we send in a home stager to work with you to take the home to the next level, making it look as good as it can with the furnishing and surroundings you have. We pay for the stager as an extra service to our clients. We will discuss pricing with you in detail but the bottom line is that a well-priced house will sell - often for more than expected; an overpriced home often will not even receive an offer. Generally, there is a maximum of two weeks which we can refer to as "the honeymoon period". This is when you are most likely to receive a high offer on your home. As time progresses, generally the price you obtain will be lower.


2. Get as many people as possible into the home at the same time; create the buyer urgency which leads to working with an offer. We are quite confident that we have the most extensive and most effective marketing plan available in the lower mainland. Our advertising program includes the things most realtors do but also includes additional features such as print and telephone invitations to your open house. In addition to our advertising program, our marketing strategy is such that we allow time for ads to get out to the buyers and during that time we do not allow viewings of the home except in exceptional circumstances. We prepare high-quality marketing materials for potential buyers to take away with them giving them the impression that your home is high quality and worth more. I then hold open houses where many people are in the home at one time, creating that feeling of "I have to have it" in the minds of many. The buyer urgency can lead to a great outcome for sellers in getting a high price. 3. Ensure that every buyer who enters the home leaves with all their questions answered. We have hosted our own open houses since we started selling real estate. We believe clients are hiring us for our sales ability. Clients can ask us any questions about your property they wish and have them answered promptly. We also coordinate with Mandarinspeaking realtors in our office if needed. Planning a successful open house. LETTING YOUR HOME TELL THE STORY

We believe that careful planning, preparation and a depth of knowledge about your property are the elements of a successful home showing. This includes ideal scheduling to professional staging to a strategic approach to hosting the event. Our list of contacts include professional services for light repairs, landscaping and staging. We work with you to identify the most convenient dates and hours for the showing and promote them to achieve the highest number of attendees.


The Process Once we list your home, we like to have 10 days prior to the first open house to ensure that all ads have been placed and all prospective buyers have had a chance to view them. Generally the timing is something similar to this: DAY 1: List your home (sign all documents) DAY 2 - 5: Have our stager advise you in making your home 'showhome ready'. Have professional photographs taken, have floorplans drawn up, post "For Sale" sign and topper with open house information. DAY 6 - 9: Prepare all marketing material and highlight sheet. Place ad on all websites - local and international. Send out "Just Listed/Open House" postcards to neighbours. Announce the listing to all realtors. DAY 10: Open House During this process if you will be buying a new home, we will get you started on that process as well.

Purpose of evaluation To estimate market value of a property, we look at the selling prices of comparable homes to determine value. The listing price of comparable homes are not helpful (except to determine competition) as some sellers and realtors overprice homes. Selling price can end up being much lower than listing price if the initial listing price is overly optimistic. Market Value: The highest estimated price (in terms of money ) that a property will bring if exposed for sale in the open market allowing reasonable time to find a buyer who purchases it with the knowledge of other comparable properties. or It is referred to as the price a willing seller would sell and a willing buyer would buy, neither being under abnormal pressure.
