Marketing Strategy & Timeline

PRE MARKET (Week Before Listing)

• Staging consultation, photography, floor plan, virtual tour video, social media coming soon, coming soon signage (if permitted).

• Paperwork!

WEEK 1

• Home comes to market (MLS) Monday/Tuesday. Pictures, Video, Floor Plan all accessible immediately to maximize initial clicks/interest. Social media campaign begins, paid ads, organic ads, etc…

• Private showings (“sneak” people in prior to open house)

• Realtor Open House

• Open house on weekend (Advertised on social media, MLS, REW.ca, etc…)

WEEK 2 - If no offer from week 1

• New initial photo on MLS, write up changed/updated, private showings (this picks up in week 2 normally), more information added to listing from feedback/questions

• Massive follow up from all showings and open house guests; reported back to you

• Open house on weekend (Advertised on social media, MLS, REW.ca, etc…)

WEEKS 3-6

• New initial photo weekly (Mondays)

• New listing mailer mailed out to local area

• Week 5-6 we can reassess price to make sure we are in good standing. The feedback and activity will help guide us to this point

• If buyers are still actively viewing weekly we will stay the course

WEEKS 5-8 | RESTART WEEK 1

• Cancel and re-list (even if price not adjusted)

• Virtual Stage 2-3 selected photos for a new look when coming back to market

• Follow week 1 strategy

• Follow up with every potential buyer/realtor who has viewed home about price adjustment (if changed) prior to hitting the market – building urgency
