easoned real estate professional Chris Basick has been named managing broker of EWM Realty’s Miami Beach office. Basick, who most recently served as managing broker of EWM’s Brickell-Downtown branch, will be responsible for overseeing daily operations of the Miami Beach office.
Chris Basick to focus on Miami Beach’s luxury real estate market. “It is an honor to be appointed to this position and I look forward to working with this great team,” said Basick. “The entire Beach area is an evolving hub of activity and
EWM’s presence is growing within it, continuously connecting buyers and sellers.” A longtime South Florida resident, Basick has worked with EWM since 2003. His experience in the industry dates back to 1979, having handled both residential and commercial real estate sales as well as luxury transactions.
Are Home Values Still Declining? Not in Miami-Dade County…
South Florida in Focus at 2012 Christie’s International Real Estate Conference at Rockefeller Center
R
epresentatives with EWM Realty joined Christie’s International Real Estate’s CEO, Neil Palmer, and Rick Moeser, SVP & Regional Manager, and top luxury real estate associates from the United States and Canada last month for the 2012 Christie’s International Real Estate Northeast Regional Conference. During the elite symposium, EWM associate Liz Caldwell, from the Fort Lauderdale branch office,
was invited to participate in a special panel to discuss residential real estate and the state of the industry. Caldwell, who served as the sole representative for South Florida, spoke alongside associates from other key markets including New York, Canada and Jackson Hole. One of the main focuses of the discussion was South Florida. Panelists dispelled the misconception that there is unlimited space to build in the region, pointing to South Florida’s natural boundaries of the Atlantic Ocean and Biscayne Bay. Coupled with the fact that inventory of luxury properties in MiamiDade and Broward Counties is the lowest it’s been since 2005, the message was clear: now is the time to buy.
The time to buy in Miami-Dade is now.
O
ne of the biggest questions from buyers about purchasing a home or condo still has to do with the value of the residence. Have we hit the bottom of the price adjustment? What if I purchase now and values continue to go down? According to nationally-recognized speaker on real estate and author of Keeping Current Matters™ Steve Harney, the answer for Miami is…“buy today!” Harney was the key-note speaker at EWM’s recent annual gathering and pointed out that, while residential real estate values may still experience some downward degradation across
most of the nation, Miami-Dade, in his opinion, has not only reached bottom, but is actually seeing some modest price increases in certain markets, particularly in the high-end. Harney also pointed out that the time to buy in Miami-Dade is now because not only are values ultimately going to slowly start to increase, he believes residential real estate mortgages will also follow suit. “On average, home values today are at 2002 levels,” said Harney, “but mortgage interest rates were at 6% then. Today, they are under 4%. The combination of current prices and genera-
tionally low mortgage rates makes for a strong argument to purchase today. When someone asks my opinion about purchasing in Miami today, my answer is ‘absolutely yes!’”
