Commodore’s report

Commodore’s report

A

s the Commodore of this great Club, it gives me an immense sense of pride to describe 2012 as an exciting year of cultural change and progression.

Prior to reviewing the Club’s 2012 progress, it is helpful to first review the commitments made prior to the Board’s August 2011 election to office: Your Board committed to deliver: •

successful people, fresh thinking and new ideas

new revenue streams affording new member amenities

a Club for the future that members can be proud of and want to spend time visiting

What a year it has been. Your Board first met on the Sunday after the August 2011 AGM for an all-day planning workshop – which resulted in literally hundreds of post-it notes stuck to the walls. These notes represented the distilled input from a large number of members that had enthusiastically shared their thoughts leading up to the AGM.

a return of tradition and values amongst the membership through the introduction of fairness and equality for all members

voluntary Director disqualification from commercial involvement with the Club whilst in office

an information-sharing mindset based on member communication and accountability

a stronger, better-qualified management team with measured goals and results-based outcomes

The post-it note-filled walls were to become the foundation of a three-year Strategic Plan.

a Board of integrity – ensuring regulatory authority compliance and good governance

a brand new, fully optimised marina in Q1 2012, with significant revision to the previous design.

As the end of the 2012 membership year approaches, it is a prudent time to ‘scorecard’ the Club’s year one progress of that three-year Strategic Plan. It is also an easy way to remind ourselves of where our Club has come from and, more importantly, where it is currently at. Prior to the 2011 AGM, the (then candidate) Board agreed, in writing, to deliver a whole range of member commitments. These commitments shared a common thread – cultural change. Your Board had listened to the majority of members and listened hard to their common message. The single biggest impediment to our Club’s progress came through loud and clear. Members were looking for cultural change across the entire club. This meant literally re-engineering our whole-ofClub operations. Cultural change had to start in the boardroom and continue through management, staff, suppliers and members.

4

Outlined below is an overview of the 2012 membership year, the tangible results that were achieved, and a summary of how the RMYC Port Hacking has evolved and progressed. Marina and associated marine facilities •

A new marina was delivered on time, on budget, optimised with 16 design changes and, importantly, with minimal member disruption during the construction period.

Marina forecourt improvements included the concrete re-surfacing of the driveway, the removal of the oysterencrusted derelict launching ramp and squaring off of the new seawall, along with a dedicated boat ramp pontoon for trailer-boat launching and retrieval.

The boat ramp pontoon has a purpose-designed and fully

Commodore’s report

functional weigh-station owned and operated by the Port Hacking Game Fishing Club – which debuted at this year’s Port Hacking 100. •

A new level of boating member service has been introduced that includes a new team led by the marina’s manager Jim Pullen and his team of marina assistants. Additionally, eight new donated marina trolleys and the ‘nab marina shuttle’ electric golf car have made things a lot easier for boating members.

New access control was introduced (both pedestrian and vehicular marina forecourt entry), ensuring that our member-only marine facilities are just that.

A new state-of-the-art glass feature entry designed to be the showpiece of the marina was fully funded by corporate support from our new Principal Partners.

Working closely with NSW Maritime, we were delighted to see a ‘no wash zone’ introduced in February 2012 immediately adjacent to the Club’s new marina on the W side of the bay.

Member communications and accountability were at an unprecedented level, and included: •

13 board meeting (day after) member highlights updates

11 member communications (one per fortnight) during the marina construction period that updated each and every

stage of progress •

nine monthly members’ newsletters

eight meetings with the various Executives from the Sailing Division, PHGFC, DSFC and the Golf Club

six face-to-face invited member group meetings

a new Club website – fresh, contemporary and more userfriendly

four Corporate Partnerships were established – Sylvania BMW, Burraneer Bay Real Estate, the NAB and Warren McKeon Dickson, representing new (six figure) revenues for the Club.

Management, governance, operations and supplier improvement •

Due to circumstances visited upon us within five weeks of being elected, the Board set about strengthening the management team by initially engaging a uniquely qualified consulting Yacht Club administrator, where, after the resignation of the Secretary Manager was received, the search began for the right long-term leader to drive the business.

Members’ confidence in the integrity of the Club’s day-today operations in both the boardroom and front office was well-placed as our compliance and governance was given a clean bill of health by six independent regulatory authorities

over the last seven months. Audits and investigations from ClubsNSW, the Office of Liquor Gaming and Racing, WorkCover, the NSW Health Department and Sutherland Shire Council, along with their certifiers, confirmed that we are on top of our game. •

An (inherited) legal matter with the former caterers dating back to 2010 was resolved by the current Board to the Club’s advantage, with the New South Wales Supreme Court on 18 May 2012 dismissing all proceedings in the matter and awarding costs in favour of the defendant (the Club). former Directors and Management were reviewed and refined to optimise value. This resulted in new suppliers in the areas of security, electrical maintenance, insurance, cleaning and building and handyman services. •

Following their voluntary disqualification, not a single cent of Directors’ income was paid to any of the incoming Directors in 2011/12, as confirmed in the related party transactions summary of the Y/E 31 May 2012 audited financial accounts.

Integrity of membership was achieved through firstly delivering better value to all members, whilst also introducing measures to ensure that all ‘assumed members’ helped in meeting the costs of improved amenities by paying their way. Many former ‘long-term trialists’, locally living country members and associate members of former members have recently become full boating members. This is a pleasing trend, as we have a quality best-inmarket marine offering. The Clubhouse itself has been refined to deliver a friendly, more inviting feel. Many members had commented that in the last few years the Club had adopted a ‘pub-like’ environment. Through subtle changes that have seen a return of some of the traditions of a Motor Yacht Club, including framed sister-club burgees, a sprinkling of members’ boat photos of yesteryear and the dedication of a downstairs members’ bar, we continue to redress this perception. Members’ feedback suggests we are heading in the right direction. The first quarter of 2012 saw our Club’s operations and processes substantially improve through new ‘heartbeat’ technology driving the membership management system and our Members’ Loyalty Rewards Program, with each program interfacing with our back office administration – general ledger, banking, BAS, etc. Our administration platform has now moved into the 21st century, with the staff now enjoying the same advantages of our contemporary yacht club peers in terms of systems and technology. Many members, visitors and guests had passed on their feedback in relation to our front foyer entry experience being seriously in need of attention. Members would have noticed that our ‘first impression’ improved remarkably from October with friendly, helpful faces greeting members and their guests

– all the time remembering that they are our customers, aided by new scanning technology to help speed up the guest/visitor sign-in process. The health and forward prosperity of our Club is not just measured by a bottom line number on our balance sheet (which importantly has improved through the Colliers valuation of our marina at $4.8 million in 2012), but by the interaction of the membership and the quality of the management and staff, along with the look and feel of our Club, its amenities and its surrounds. I would like to formally thank my Flag Officers, Treasurer and Directors for their unwavering support over the past year. Never once did they lose focus on the main game – delivering members a better Club experience. I would like to formally acknowledge the valued support of our new Corporate Partners – Sylvania BMW, the NAB, Burraneer Bay Real Estate and Warren McKeon Dickson – for their contribution towards the betterment

of our club and its member facilities. In closing, I would like to thank the publishers (Executive Media) for their production excellence, and the editorial contributors and paid advertisers for their commercial involvement. All three were necessary in combining to make this quality publication possible. The 2012 RMYC Port Hacking Yearbook is a fitting reflection on the current direction of our Club. Most importantly, I would like to thank the members for their continuing support through a period of cultural change. Cultural change in any organisation is never easy, instant or universal. Our 2012 activity is a work in progress and on behalf of the Board of Directors, we thank the members for the opportunity they have given us to serve the membership.

General Manager’s report

From the General Manager’s desk... improved over the past 12 months. Additionally, four new corporate partners have recently come on board to support our growing club. They are Sylvania BMW, National Australia Bank, Burraneer Bay Real Estate and Warren McKeon Dickson Lawyers. These renowned organisations have committed to supporting RMYC Port Hacking over the next three years.

I

n the four months that I have had the pleasure of being General Manager of the Royal Motor Yacht Club (RMYC) Port Hacking, I am pleased to report that our club’s future has never looked more vibrant and exciting. Set in beautiful surrounds, it is the only licensed waterfront venue in the Sutherland Shire. We boast the best marine facilities in the region and have quality management and staff who are dedicated to serving our members and their guests. ClubsNSW recently profiled RMYC Port Hacking in its Club Life magazine, highlighting all the great things our facility has to offer. This publication was distributed throughout New South Wales and drew praise from venue owners and operators far and wide. Financially, we are in a very strong position. Although the club extended its debt to construct the new marina, our net asset position has greatly

10

I am proud to advise that I was recently elected the Secretary of the Miranda Local Area Liquor and Gaming Accord. The Accord is a joint state government and NSW Police initiative that brings together local licensed venues (hotels, clubs, restaurants and bottle shops) on a monthly basis to ensure compliance and best practice – both collectively and individually. My involvement in the Accord will further strengthen our club’s reputation throughout the industry for being proactive and socially responsible. The Board of Directors is supportive of all the recent changes and is committed to further improving our facilities and grounds in the future. I urge all members to take a look around and rediscover the uniqueness and beauty of our facility. The RMYC Port Hacking is truly a great club – one that we can all be very proud of – and I am honoured to be part of the exciting times that lay ahead of us all.

Left Image: The old timber marina walkway looking back to the Club. Right Image: New marina.

J

ust six months was all it took to see the very latest in marina design, technology and construction replace the old rickety girl that had served us so well over a long period of time. She rocked and she rolled, but as Big Brother’s Gretel Killeen would say, it was ‘time to go’. In her place now stands the largest concrete floating marina on the Port Hacking – an asset that our members can be proud of now and for the next 30 years. The marina development project was a true team effort that involved consulting engineers and building superintendents Australian Ports & Marinas, design and construction by

Australia’s leading marina contractors, the Gold Coast-based Pacific Pontoon & Pier, who sub-contracted local demolition and piling experts Dick Rowe Marine, with consulting surveyors Cooper Richards with funding by the Club’s long-term bankers, the NAB. The partnership nature of the project by all of the listed professional contributors was matched only by that of the Club’s southern neighbours (who kindly offered six weeks of surveying access to their properties) and those members who had/have their vessels penned on the Club’s marina. The unwavering spirit of co-operation was a credit to all concerned.

‘Our marina has already withstood 60-knot southerly winds and the triple-hinged flexible couplings joining the southern arm floating concrete modules have proven themselves more than up to what Mother Nature can dish up over the coming years’ For those with an engineering mind; our new floating marina comprises over 250 cubic metres of floating concrete over 560 lineal metres. The 76 individual floating modules encase the 575 cubic metres of floatation foam that sits below the concrete in a bullet-proof 2.5-millimetre thick HDPE liner, held into position by 46 steel piles encased in 30-millimetre black PVC sleeves, drilled millimetre-perfect in formation up to 10 metres into seabed rock, with some piles measuring 28 metres in length. Over 330 bollards and 2450 metres of 20-millimetre silver rope hold the members’ vessels securely in their pens. Spare a thought for those responsible for the 844 splices completed on the 422 lines that make docking their boats hassle-free for our members. Our marina has already withstood 60-knot southerly winds and

the triple-hinged flexible couplings joining the southern arm floating concrete modules have proven themselves more than up to what Mother Nature can dish up over the coming years. The design, component manufacturing and on-site marina assembly was completed by Australians, with not one off-shore element of involvement in our fully Australian-made marina. In officially opening the marina, Mr Scott Morrison MP made a point of congratulating the Royal Motor Yacht Club Port Hacking (RMYC) for their selection of the Australian-owned and operated Pacific Pontoon & Pier (PPP) from a field of candidate contractors that included internationally owned organisations. Their best-in-market marina product built by Australians, for Australians, was a theme not lost on all concerned.

The membership can be proud of their marina investment that will not only host the 64-odd members’ vessels that permanently call the new marina home, but the hundreds of other boating members that include trailer-boat operators, sailors, their crews and other arrive-by-water members and guests who will all use the marina and its expanded facilities. Pivotal to the new marina’s design was a ‘trailer boat only’ tie-up pontoon. Jetty fendered for ease and convenience, it is for the exclusive use of those members launching and retrieving trailer vessels. The pontoon also hosts a purpose-specific weigh station, owned and operated by the Port Hacking Game Fishing Club. During the recent Port Hacking 100 a 478-kilogram tiger shark was the first to christen the new facility and it performed perfectly. Casual berthing has also been increased from the

The Secret to RMYC Port Hacking’s Triumph When RYMC Port Hacking made the decision to replace their fixed timber marina, the primary focus was on finding the most experienced Marina Construction Company with the best Marina Product. Aesthetically pleasing, the Pacific Pontoon & Pier (PPP) Marina System is the only Patented Marina System in Australasia. Using low-maintenance and high-durability construction materials and methodologies, the system delivers a design life of 30 years without major and expensive overhauls or regular thrurod tightening. Pacific Pontoon & Pier has revolutionised marina construction, and with other major projects including Ports North Cairns Marlin - Qld, Double Bay - NSW, Port of Airlie - Qld, Machans - NSW, The Beaches at Metung - NSW, Hope Harbour - Qld, Marmong Point - NSW, RMYC Newport - NSW, Martha Cove - Vic, and Port Vincent - SA, PPP has grown to be arguably the largest marina builder in Australia in recent years. PPP manages the project from conception, through design, construction and installation. An in-house design and engineering team, its own fleet of piling rigs and an impressive list of plant and equipment makes PPP the benchmark of Marina Construction in Australasia. 25 years experience, 55 marinas, and over 8000 marina pens later, Pacific Pontoon & Pier lead the Marina Industry. students learning about boating and safety on the water. The NSW Marine Teachers’ Association pilot program’s co-ordinator Greg McNeill is a teacher at Menai High School and he recently established a state-wide Boating Safety Program for high school students. Greg and those that assist him firmly believe that if their program succeeds in saving just one life on the water, then it has achieved its goal. Students between the ages of 14 and 18 learn both the theory and practicalities of safe boating. Local marine retailer Hunts Marine have donated a vessel for the program’s use and Greg schools the participants in everything from launching the vessel to washing it down, and everything in between. and, whilst in its infancy, Greg’s program recently received a $200,000 grant from Michael Gallacher MP, New South Wales’ Minister for Police and Emergency Services, in order to expand the program. Ideally it will one day become a mainstream part of the high school curriculum in schools across the state. The program has the backing and support of NSW Maritime, NSW Water Police, Volunteer Marine Rescue and its proud on-water hosts, the RMYC Port Hacking. Members can and should be proud of our Club’s local community marine involvement. No other commercial marina would begin to consider offering this mainstream level of access and use of their marina facilities free of charge. This modern-day community service involvement is entirely consistent with our Club’s historic association with the Royal Australian Navy, where our Club was used as a Southern Area Command during WWII. During bushfire emergencies over the last 75 years, our Club has also served as a key evacuation point for Bundeena residents. Our new marina will continue the proud tradition of sharing our Club’s assets with the community in the true spirit of our RMYC heritage.
