NEWS UPDATE! Hello EXIT Family! With everything going on in the world we find ourselves adapting to a new normal at every turn. EXIT's "adaptation" is built right into the Formula, so many of our associates are thankfully able to still move forward with their day-to-day business. Residuals are doing exactly what they were created for - filling in the gaps between closings. How awesome is that?! Unfortunately, some things do need to be altered, and these decisions did not come easily, particularly with our Training and Events Department. All current and some upcoming face-to-face trainings (Broker Owner, MINDSET, etc.) have been cancelled. Of course, we have received inquiries as to the fate of our most anticipated event of the year, The EXIT International Convention, and unfortunately, we must announce that it too is cancelled. This decision was very difficult as we know what it means to our associates and our EXIT culture. There is no other event like it. The confusing statistics, uncertainty of the symptoms, lack of clear research and the ever-changing number of cases makes it very difficult to plan responsibly. Restrictions at the venue would cause us to change the event so drastically that it would be impossible to provide the same experience you have come to expect, and that we would be proud to deliver. As much as we did not want to go this route, it is the corporately responsible thing to do. All associates now have the option to cancel their convention registration for a full refund. To manage your tickets, you can log onto the RC, click EXITize Me, then EXIT Convention, and "Click here for more details" under Registration. For anyone who has already cancelled their registration, the $75 fee will be refunded as well. If you do plan on cancelling, please do so prior to August 31st, 2020. You can email convention@exitrealty.com if you have any questions. If you have already made your hotel accommodations at the Omni Amelia Island, your reservation should have already been cancelled automatically by the hotel. On a positive note, you also have the option to keep this year's registration in force and we will transfer it to the 2021 convention. The benefit of this, of course, is that you will be able to keep the 2020 rates. Once next year's registration opens in the fall the registration rates will increase. As a special incentive, for anyone transferring their current registration to the 2021 convention you will receive an extra 2 ballots in the grand prize draw! Any registrations not cancelled by August 31st, 2020, will be automatically transferred to next year's event. On an even more positive note, we would like to announce the location of our event next year! We have been to this venue once before and it was an overwhelming success. It was a non-stop experience full of fun, excitement, fabulous food and magic. We are excited to announce that our 2021 venue for the EXIT Realty Corp. International Convention will be the Disneyland ResortÂŽ in Anaheim, CA, October 19th - 22nd! Again, keep your eye on your emails for more info! Hope you are safe, healthy and in good company. Gaining Traction When You’re New to the Real Estate Industry By exitrealty

Nicole Smith had just become licensed to sell real estate in 2014 when she joined EXIT Realty Twin Bridges, Brokerage, in Ontario as a sales representative. She was a new mom with a newer career, but despite her inexperience in the industry, Nicole was able to gain a tremendous amount of traction in a very short time. Within her first calendar year, she closed 55 ends and was named Canadian Rookie of the Year. Nicole then went on to sponsor four associates into EXIT, netting her a potential $40,000 per year in passive residual income. She did this by building her personal brand around relationships first, and coupling it with novel marketing and fun, positive engagement with her network. Building a Database from Scratch

One of the first tasks of any new real estate professional is building a database. But don’t fret if the size of your sphere of influence feels inadequate. “Once you start working on it, you realize your network is bigger than you think,” says Nichole, who jump started her database using her wedding invitation list and her connections on social media, among others. Her recommendation is to take stock of everyone you know personally and professionally to build out the first phase of your database. Then, move into phase two by expanding your sphere of influence through local groups and events. “I mostly use Facebook because it’s the best place for finding groups based in my community.” Nicole is an active member on many local pages, posting helpful comments, having meaningful conversations, and radiating positivity. She’s also quick to get involved with local events and charities, but it’s never to directly promote herself. “I’m just there to make connections with others and have fun. When they’re ready to sell, I hope I’ll be top of mind.” The third phase of her strategy is to build on her professional connections with others within the industry. She does this by participating at her local real estate board, engaging with her colleagues, and attending plenty of training and industry events. “The bottom line is that you need to be active in your community if you want to reach a lot of people,” she says. Standing Out from the Crowd When you’re new to the industry, it can be challenging to establish your name among a sea of competitors. In addition to being active on local Facebook pages to build brand recognition, Nicole started canvassing her target market using a combination of flyers and door knocking. But it was clever marketing that really made her name pop in her area. As she door knocks, in exchange for contact information, she hands out free, branded paper lawn leaf bags which homeowners are eager to fill and leave curbside. “They’re basically real estate signs,” says Nicole. “It’s not cheap, but I’ve gotten amazing responses from it.” Afterwards, homeowners can share a picture of the bag in front of their house on social media to be entered into a contest. This is just one of many contests Nicole runs to engage with her community. Previous contests have required submitting pictures of a favorite local restaurant or dream neighborhood. “I’m constantly doing contests awarding tickets to local events or gift cards to local shops. It gets people ex-


cited and even helps me build relationships with local business owners.” Nicole’s outside-the-box approach helped establish her name quickly within her community in a playful, engaging way. Learning to Sponsor The opportunity to sponsor and earn residual income was a key factor in Nicole’s decision to join EXIT Realty. “But sponsoring can be intimidating when you’re new – especially around agents who are more experienced than you are,” she says. Her solution was to use Kijiji to meet aspiring agents. She would lend her real estate textbooks out for free, along with an open offer for career advice, mentorship, and the opportunity to shadow Nicole as her sponsor once they became licensed. “Seeing the ins and outs of a transaction really helped them learn. Before long, they were comfortable going off on their own.” What helped Nicole get the confidence to sponsor seasoned agents was EXIT Realty’s Ambassador Training taught by Erica Nasby. “I’m not pushy by nature, so I struggled at first,” says Nicole. “But Erica gave me the words to articulate what makes EXIT so special and the confidence to know the difference between being pushy and passionate.” From there she went on to sponsor two established agents, and now has six soon-to-be-sponsors getting licensed. “I save all the stubs from my residual cheques each year. This system really works, and I hope it motivates others to overcome their inhibitions and start sponsoring.” Whether you’re new to real estate or just trying to gain traction, Nicole shows how far you can go by being authentic and creating meaningful engagements with those in your network. Rick DeLuca Acquires Subfranchisor Rights for EXIT Realty Pacific West.

Rick DeLuca, veteran real estate professional and acclaimed international trainer, has acquired the subfranchisor rights for EXIT Realty in California, Oregon, Washington, Nevada, and Hawaii. DeLuca began his career as a part-time agent, advancing to full-time, then to management and eventually to become the owner of an independent real estate company growing it from 34 to 192 agents. He was named both Salesman of the Year and REALTOR® of the Year for Nevada. He served as National President of the REALTORS® National Marketing Institute. DeLuca sold the company and began his career as a renowned trainer travelling to all 50 states and several international events and was nominated as National Trainer of the Year. IMPORTANT AWARDS ANNOUNCEMENT Despite this unusual year, EXIT looks forward to honoring our superstars with production awards even though we will not be gathering in person to hand them out. This year, all awards will be shipped directly to the office that houses the award winner’s primary role.

In addition, because most states and provinces were on some level of lockdown for the past few months, we have made some changes to the awards criteria for this year. The changes noted below will be effective for all closed sides during this past production year dating from 07/01/2019 through 06/30/2020 as a consideration for the time lost as a result of the current pandemic.

Bronze Level: Agents with 20 - 39 closed sides will be recognized. Silver Level: Agents with 40 - 59 closed sides will be recognized. Gold Level: Agents with 60 - 79 closed sides will be recognized. Platinum Level: Agents with 80 - 124 closed sides will be recognized. Titanium Level: Agents with 125 closed sides or more will be recognized. IMPORTANT: In order to be counted, deals must have closed by 06/30/2020 and have been recorded in MEMO by 7/10/2020.
