Regardless of your politics, by now we all know the industry is changing across the entire country and demand for services is going to grow. With this dynamic shift in policy, an aging population and plenty of growth opportunities - will Wellington be ready to expand where and how it needs to, ensuring it goes beyond providing services and becomes a regional leader in the industry? We talk to Principal Planner for the Village of Wellington, Bill Nemser. 20

“When we are looking at long term strategy and economic sustainability, the medical industry is a no brainer”
Bill Nemser, Village of Wellington Situated between two state-of-the art regional hospitals, a massive cluster of medical offices and impressive collection of diagnostic centers, Wellington has become a health hub for the region. What began nearly two decades ago has boomed into an enviable economic engine that shows no signs of slowing. With both Wellington Regional Medical Center and Palms West Hospital injecting tens of millions of dollars into infrastructure and technology – there are those who see the opportunity for the medical industry to drive the future economic strategy of the region. “We are looking at ways to make land use zoning changes, as we have had a lot of demand for conversion of office space to medical office space.” Since the Village of Wellington currently makes a distinction between the two types of space they are currently studying the best way to address the demand. “This is something that is very interesting to us because it means that we are attracting interest in that area. To me that is promising and something to build on,” said Nemser.

Creating high-paying jobs through medical arts and life sciences is important for the economic future of Wellington.” For Nemser, the study emphasizes the importance of making sure that health care and health related industries have a place at the table when planning for long-term strategic growth for the local economy. “Since economic sustainability is a moving target, if you have strong foundation like the medical industry, you are investing in an industry that is not going anywhere,” he said. In the study, FAU compares Wellington to like-size communities in South Florida and examines various components such as demographics, education levels and other important factors in identifying economic potential. The goal of the study was to clearly outline available assets and assess future pockets of growth for the Village.
While demand for space is a good indicator, the Village points to a recent study conducted by Florida Atlantic University (FAU) as the basis for the potential in health care and health related industries impacting the local economy.
“Our demographics tell us that our population is aging,” said Nemser. “We are going to need medical services for that population. For us, that is a very high priority in terms of service which in turn creates it’s own economic development.”
In the report, the FAU team concludes that its analysis demonstrates “that in order to seize on growth opportunities, Wellington has to creatively utilize its unique economic assets by creating
In cities across the country, one can find example after example of how medical clusters changed the local economy. Positive growth, higher paying jobs, better-educated work forces; all
working together for higher property values. Experts point to areas like Orlando’s Lake Nona, which similarly has two hospitals and the University of Central Florida College of Medicine working in conjunction to build a “medical city”. Already, 650-acres have been dedicated and developed for a health and life sciences park. While Wellington may not have the population concentration of a city like Orlando, proportionally it has over 200 acres set aside for the goal of expanding its current footprint into a much bigger health care cluster. “What we are looking for is a research and educational component which would be great,” said Nemser. From primary care physicians to veterinarians, there is no doubt that Wellington has an enviable collection of health industry related assets. With Wellington High School already producing students studying Equine/Pre-Veterinary courses and higher education institutions nearby who provide degrees and programs of study in these fields, it seems many of the pieces are in place for continued growth. “Our whole medical community has some unique opportunities for development,” said Nemser. While it’s use in humans is well established, it may surprise you to know that it is also used in the treatment of dogs and horses. “The real benefit of the procedure is that it is harmless and in most cases 90% effective in treating your pet,” said Dr. Tom Griffith. Certified in pet acupuncture and veterinarian orthopedic manipulation, which his team uses to complement traditional treatment, Griffith has developed techniques that are focused on providing your pet a total wellness plan. “It is amazing that people just don’t know how effective it can be for their dog,” said Griffith.

For the purpose of this report, there are no right or wrong answers there are only options. It’s only by answering a series of questions which we will explore, that you will be better educated to make a decision.
To do so, we sit down with two leading local bankers and ask them about their organizations, philosophy and the benefits of banking with their organizations. With diverse points of view, they both agree on one thing – it all boils down to the kind of service you will receive. The Community Bank Celebrating their 10th Anniversary, Floridian Community Bank started in 2003 with a single branch in Davie, Florida. In 2008, the bank board decided it was time to grow and expanded into new markets including Wellington. In 2009, the branch opened and the bank immediately sought to get involved in the community. “We love Wellington and wanted to grow with the community and expand as quickly as we could,” said Lee Frankhouser, Floridian Community Bank President.

Having expanded in the middle of the financial crisis of the last few years, Frankhouser stresses the fact that the only way their bank has been successful is through maintaining a conservative approach. “We are fortunate to make decisions on the ground with our board of directors and managers who have direct
access to me,” he said. “We were not burdened by problematic lending, so at a time when banks were pulling back –we saw opportunity. There were still good borrowers out there” With total assets of $272 million for the period ending December 2012, the community bank has a strong foundation. Currently the only community bank in Wellington, the local branch is one of three branches now in Palm Beach County. Having been a part of National City, Frankhouser brings an interesting perspective to his role at Floridian. “I’ve worked in both size banks and generally we offer the same things but compete on one thing – service,” he said. The National Bank With over $2 trillion in assets, Bank of America is one of the country’s largest financial institutions. With a nationwide network of banking centers and professionals that are committed to the small businesses in their local communities, Bank of America is a big player in the banking system. Like many of the mega banks, Bank of America had its struggles during the recession, but those issues did not generally impact service or customers on the local branch level. Through its massive collection of services and network of partners, Bank of America offers nearly every facet of financial support you could need. Having extended over $5 billion in new credit to small businesses across the country, they have expanded lending by 26% with nearly 86% of applicants having been approved for loans according to a recently released report. “We hope that this trend persists and that loan demand continues to increase and credit will be available for those seeking loans,” said Nikki Loachamin from the Wellington branch.

Floridian debit card holders are able to access their funds, free of charge, on any Allpoint network ATM in all 50 states across the country. A quick internet search pulled up nearly 50 ATM locations between the Turnpike and A1A. Sherri Mraz, better known as the Cookin’ Yogi is a Certified Holistic Health Coach, who has been teaching healthy cooking and working with clients, both individual and groups, since 2007. Recently, we spent an afternoon in her kitchen making salsa, laughing and learning about the importance of food and its effects on our everyday. Mraz, who trained at the Institute for Integrative Nutrition in NYC and is certified through Teachers College Columbia University and by the American Association of Drugless Practitioners (AADP), believes that people educating themselves is the first step. “People don’t realize how important what they consume is to their overall health,” she said. “I don’t just mean weight; eating is an essential part of how you function and how effective you are which can effect everything down to your income.” Mraz teaches that the wrong foods in your diet cause inflammation in the body and the blood becomes acidic. “The right foods reduce inflammation, thus helping to reverse arthritis, lower cholesterol, reverse type 2 diabetes, and prevent heart disease,” she says. “The right foods also turn the blood from acidic, which is a breading ground for cancer and disease, to alkaline.” While traditionally yogi’s are vegetarian, Mraz teaches a diet called flexitarian (which is a vegetarian that occasionally eats meat). “It is all about balance and making good choices,” she says. For Mraz, the most important concept she wants to make sure people understand is food has an incredible effect on your life. “Food is powerful. It can heal you or it can kill you,” she said. “It’s amazing to think how much control you have if you just educate yourself.” Mraz runs several different programs and offers classes all over South Florida. From consulting with you in your home to scheduling a cooking party for your friends, she provides an entertaining concept which ensures you eat your way to happy. LW

More than three decades ago, Alberto Zizzi found himself reading at The Vatican about a very special diet based on greens, wheat grass and the benefits it held. Little did he know that 35 years later he would build a successful business from the passion seeded on that Italian morning. The book, which is claimed to have been translated from an ancient manuscript found in the Vatican’s secret archives, presented a certain way of eating by a people called the Essenes. Research shows that the Essenes were people who lived in a Judaistic way from around the 2nd century B.C. until the 1 st century A.D. and consumed wheat grass. The translation by Edmund Bordeaux Szekely, which resulted in the formation of the Biogenic Society, can still be readily found at health food stores and online.
Over the centuries, wheat grass consumption has continued to come in and out of fashion with some praising its properties and others disregarding its potential. Recently, studies have shown that there may be more to this idea than originally accepted by modern medicine and for Zizzi that has meant a sprouting business. We met with him for this interview inside his expansive greenhouse in The Acreage.

green beyond sprouts, it is a booming business. “The business is growing so much that we have made our growing rows taller, adding 30% more space due to demand,” said Zizzi. Currently processing 1,500 lbs of sprouts per week from the 2,500 square foot facility, Universal has seen demand spike and is planning for continued growth and new distribution channels.
Long before coming to Florida, Zizzi was perfecting his organic growing techniques in Canada, while growing sprouts in his garage. He remembers how quickly word spread about his sprouts. “I really only started to grow for myself,” he recalls. “Then one day a neighbor asked me what it was, tried it and wanted to order it from me. One neighbor turned into two, three and more until I was contacted by a local health store. It was really a surprise for me and grew entirely from word of mouth.”
With free delivery to 10 locations across the western communities, Zizzi is proud of the fact that sprouts are picked up by patrons the day they are cut. “There is no transfer time, people can consume their sprouts the same day we take them off the racks,” he said.
Zizzi moved from Canada following a series of lectures presented by the Hippocrates Health Institute. Founded in Boston, Massachusetts by Ann Wigmore after allegedly healing herself of colon cancer using Wheat grass therapies, the institute is now based in Palm Beach County. “I had no idea that a place like this existed and when I saw it, I knew I had to be there,” said Zizzi. While at Hippocrates, Zizzi witnessed first hand the transformational power of wheat grass. Both in the patients at the institute and through his own healing, he knew that he had to do more and set his sights on building a place where he could cultivate his passion. Five years later, Zizzi left the institute to establish Universal Living Sprouts. “I knew exactly what I wanted to do on the property,” says Zizzi as he walks us towards a giant greenhouse he built with his small team. “I wanted to create a space where I could control all of the elements and produce a truly organic and clean product.” In that aspect, Zizzi has succeeded. It is an interesting structure to tour, impressive for it’s towers of grass and cleanliness that is palpable in the air. Amazingly, you can truly tell the difference between the air inside and outside the climate controlled facility, it is extraordinary.
Now Zizzi and his team are focusing their attention on a new project they expect to bring forth this season. “We want to invite people to the greenhouse, we want them to see this,” he said. For that purpose, Universal is launching the Afternoon at the Greenhouse Series - a special event featuring tours, talks and tastes.

Cooked food is dead, you must know what that does to your body - to your health.” Now in his 11th year growing at Universal, Zizzi has begun growing
