Hi Neighbours, On behalf of the Board of Directors and the Property Office staff, I wish all Long Mountain Country Club residents a peaceful Christmas and a prosperous New Year. As we close out 2011, we recap some of the highlights of the year and share some of the upcoming plans for 2012.
Building & Repairs Committee
2011- We undertook major repairs and upgrades to
the entrance to the community, including re-installation of the gate. We also refurbished the pool, which now has its best usage.
2012- Next year, we will be going forward with plans to develop four car parks, one per quarter. We will also be painting apartment blocks and doing roof repairs as necessary.
Landscaping & Beautification Committee
2011– We started the renovation of the LMCC playfield, which will continue into 2012. We will also be developing three additional play areas and installing several concrete benches in common areas within the community.
Safety & Security Committee
2011- Earlier this year, we carried out a security au-
dit and several decisions were taken, including: replacing security cameras, carrying out regular bushing of the perimeter fencing, renewing our contract with Milex Security Services Limited, increasing patrols and, of course, re-installing the entrance gate.
2012- Next year, we will be evaluating the installation
of additional security cameras around the property, as well as re-installing the traffic spikes at the exit gate.
PR & Communication Committee
2011- We contracted eZines Limited to introduce a
new communication platform for LMCC through this monthly e-magazine.
2012- The LMCC will be going digital with the development of our website.

Governance & Legal Committee 2011/2012- We are in the process of forming a commit-
tee which will oversee the governance of the property and offer legal support, including contract reviews, etc. We are currently in dialogue with residents to form this committee.
Finance & Administration Committee 2011- We made several attempts to collect outstanding
monies from residents who are in arrears with maintenance fees with some success. Again, we remind all residents that it is important to pay these fees in order to maintain the property and guarantee the comforts we all expect and enjoy. Next year, we will be increasing our efforts to ensure 100 per cent compliance.
Youth Development & Civic Affairs Committee We held our annual Christmas Showcase on December 10, 2011, featuring a kiddies treat and a cocktail party for the adults. Both were well supported.
For 2012,
we will be adding a mid-year social to the LMCC calendar of events in order to foster a greater spirit of community among residents.

oes that list look familiar? Even slightly? Have you even written some or all of the above? At the end of every year, it is customary to make a long list of things you’d like to accomplish in the New Year, and every year you find yourself stressed out because you’re nowhere close to achieving them. There is nothing wrong with being ambitious, but we should also ensure that we’re realistic about what we can achieve and how much time we will have to accomplish everything.

It is important that you try not to fall into the trap of writing resolutions that you can’t keep. Resolutions should motivate us to be better persons, but unrealised resolutions only make us feel stressed and can even sometimes be depressing. What’s the one thing you want more than anything else, that you have within your power to achieve? Thought of anything yet? That’s your New Year’s resolution. For 2012, instead of focusing on a long list of things you want to accomplish, just write down one thing. The most important thing you want to see come to life in the New Year and put your time and energy into accomplishing it. This way, you can almost guarantee achieving it and you won’t have to go through the stresses of trying to accomplish a million things. It can even be a year-long project; something that you can do in parts, with each part moving you one step closer towards
achieving the goal. This will help to keep you motivated and will make you feel accomplished when you actually see the progress being made. Be as flexible and creative as you like. Your New Year’s resolution can be work-related, personal or it can even be something that you have decided to do for someone else. Whatever it is, ensure that it is worth the time and effort you will commit to making it a reality. As the year progresses, depending on the strides being made, you can also decide to have ‘backup’ mini-resolutions that you would like to also accomplish. These, however, should only be considered once the original resolution has been achieved. There is no rule dictating that resolutions have to be made at the beginning of the year. You have an entire year to make and change resolutions. It’s your life, so decide what is most important to you and commit to achieving it.

The ABCs of Auto Maintenance
Air Filter
When your air filter is clogged, it makes it harder to get air into the combustion chambers, which drives up your gas expenses. Try to change your air filter every 15,000 miles and get regular cleanings with a vacuum or soap and water between changes.
Brakes
Imagine being unable to stop your car in an emergency. Not a pretty picture. Always check for signs that your brakes might be worn out - a flashing brake warning light, squealing or grinding noises, a shaky steering wheel or if your car takes longer to stop or pulls to one side when you stop. Check your mechanic immediately if you notice any of these signs. If you are not able to identify these signs yourself, come by our garage and we’ll show you some simple techniques to recognize potential problems with your braking system.
Drive Belt
The drive belt basically runs your engine, powering the alternator, water pump, power steering pump, A/C compressor and air pump. Check that the tension is right and always replace on time, because a broken drive belt can permanently damage your car.
Oil Changes
You need a good lubricant to prevent the engine parts from rubbing together and wearing out. Check your oil level every few hundred miles. Park the car on a level surface, remove the oil dipstick, wipe it on a clean cloth, then reinsert it. Remove it again, and check the oil level. We recommend you do this weekly, preferably in the mornings. Also note the colour of the oil. Please also remember to check your transmission oil levels and colour. If you are unable to identify these or differentiate them, call or visit our service centre.
Power-Steering Fluid
Power-steering components are expensive, so replacing the power-steering fluid can help to prolong the life components such as the pump and the rack. Check your mechanic immediately if you hear a whining or moaning noise when you turn the steering wheel and always ensure that you keep the fluid topped up.
Spark Plug
If you want your car to start up and run smoothly, get rid of old spark plugs. They will cause your engine to misfire and run poorly. Not all sparks plugs are the same and performance varies according to brand and type.
Timing Belt/Chain
This helps your car to get started, transferring power from the crank shaft to the cam shaft. Cracks, shredding, excessive slack or oil leaks from the adjacent seals can damage the belt and slow down your car.
Tyres
You have to get your tyre pressure just right: Too high pressure causes your car to bounce around and too low pressure causes excessive wear and tread separation. Rotate your tyres regularly so that they wear more evenly.
Transmission Leaks
If you notice a puddle of red or brown liquid beneath your car, chances are you have a transmission fluid leak. Transmission malfunction will cause your vehicle to stop running properly, so deal with it as soon as possible, whether the leak is minor or major.
