background & the idea

The year of 2014 witnessed a rise in number of hotels, from 1778 units in 2013 to 1996 units in 2014. The mid-segment of the market underwent strong growth primarily in the 2, 3 and 4-Star segment. The rising popularity of Indonesia as a destination in South-East Asia is propelling the demand for accommodation facilities, changing investor sentiment and good market growth prospects are f u e l i n g t h e a s c e n t of t h e h ote l i n d u st r y i n t h e c o u n t r y. The capital city of Indonesia, Jakarta, remains one of the leading port of entry to the country. Jakarta and Bali International Airports account for 64% of the total arrivals in the country. The demand for budget accommodation for short-stays or for transit-stay, has raised multi-fold. Therefore, the need of accommodations in Jakarta and surrounding areas would attract tourists and travellers. One of the private sectors in Jakarta plan to boost its influence into the hotel services. They want to provide a four-star hotel which aims to attract the leisure and business activities in a busy urban environment. The hotel will integrate art, business, and social interaction in a safe and secure environment. This resort hotel comes with a concept that’s inspired by the magnificent natural landscape of Indonesia that’s represented by the irregular shape of a tropical cliff that stands overlookJakarta Bay. The site lies on a land reclamation (Pulau K), that also inspires the main concept, “Cliff Upon the Bay”. The cliff is represented not just by its irregular zig-zag form, but also with material appearance and vegetation that creates nature and tropical vibes. Sustainability is also the main concern for this building with the implementation of east-west shading and creating micro-climate for the outdoor area. With this idea, we believe that this building will bring joy and comfort to everyone who’s staying here with its strong Indonesian nature a t m o s p h e r e .

ancol, pademangan, jakarta the site lies upon jakarta bay land reclamation (pulau k) within ancol area with its total area around 9932 sqm. this site surrounded with similar building type, and many potential tourist attraction such as dufan, ancol beach, atlantis waterpark, java sea, and ancol marina pier.

our site located on jalan pantai indah, ancol. This 9932 sqm site area is layed on a reclamation land (pulau k) and surrounded by unplanned similar buildings on its side, and an unplanned commercial building on its back side. the site is facing north-east direction with sea view on its north direction, beach line on its east side, commercial area on its west side, and city view on its south direction. if we look at the city regulation, our site is categorized as office, trade and services zone, and it’s the same with the site beside. but for the site behind us, it is categorized as office, trade and servicez zone with low KDB (BCR). The function of the building might be the same, but different on the height.

The building has 22 floors above the ground and one basement floor below the ground. It’s consist of 3 floor for the podium floor and 18 floors for the typical and 1 floor for the top floor recreational area. The podium is functions as service or back of the house along with public and recreational area such as restaurants, swimming pool area, gym, and spa. Meanwhile the typical floors are dedicated for guestroom residential area.

Space program of this hotel is divided to 4 categories. Administration, Back of the House, Public Space and Residential Area. This Hotel will having a 4 Stars Resort hotel amenities such as restaurants, swimming pool, bar, spa, and fitness center. There are 2 main recreational area in this hotel, one in the top of podium that is focusing on health club facility such as swimming pool and gym. And the other one is in the top floor that is focusing on entertaining facility such as bar and coffee house, and a mini tropical forest.Residential room comes with Deluxe guestroom ( D o u b l e & Tw i n ) , a n d S u i t e b e d r o o m . The main attraction for the recreational area is the infinity pool on the top of podium (3rd floor) that is have a stunning view to java sea. And on the very top floor, there’s a bar and coffee house with a sea view along with tropical garden area.

In making the building form we analyzed many aspects, and one of the most important one is the view. Located in a prestigious location, there are plenty of potential views we have to determine the orientation of our spaces such as infinity pool that’ll have ocean direct view.

1 Basic Shape

basic shape is formed from a podium and a tower. The podium forms its site with 10 meters setbacks from the road and 4 m from surrounding s i t e s .

as a resort hotel, view is one of the most important aspect that’ll determining the orientation of our building mass, rooms, pool, etc. We have some potentia views from our site. on our north to east side, we have sea view. on our east side, the view is the ancol beach coast-line, and also we can see sunrise from here. On our west side we have a city view, coast-line, and sunset on evening. and on our south side we have a city view. Remember that there’re similar highrises around us.

3 3 access and greeneries since our resort is located near the beach, we do prioritized a sea and beach view rather than city view. sunset and sunrises is also a potential view. So we orient the guestrooms mostly to north and north-east direction, and some of them to south-west direction. tower shape is made elongated facing eastwest. however, there are still many sides that do not get sea view. thus, the tower shape is made like a zigzag so that more sides get sea and beach views.

Accessibility aspect in this hotel is divided by human and vehicle access and categorized by 3 category, it is service access, hotel guest access, and ballroom attendance access.These three categories have a different access way for both human and vehicle

Most of hotel guestrooms are also orienting to the direction of ocean since a good view is one of the most important aspect that’ll give hotel guests a good or bad experience when they’re staying in this hotel.

Swimming pool is directed to the direction of the ocean at the east. It will gives an inďŹ nity pool experience for the hotel guest. And also, a garden structure below the pool gives a tropical vibes with its tropical trees, so the user will experience swimming at the top of tropical forest.

as part of our cliff concept, the landscaping and greeneries playing important role in this building. We use natural element such as stone, pond, and trees that will echoing to building element (structural element for example) that’s also using natural element.

The main lobby of this hotel has a wide open glass window to the direction of east and need a shading to block direct sun radiation. The swimming pool at the top of podium is also functions as a wide shading for the lobby and drop off area to block direct sun heat, but still let some sunlight to get into the lobby.

structural overview

1. Basement, Core, & Shearwall

The building has a core on the center of the building that is functions as Elevator shafts and other services purposes such as Emergency stairs and electricity panel room. Beside the central core, there’re also two shearwall as an emergency stairs. The Basement is made to be wider than the floor upon it due to tower irregular shape.

The column that’s supporting the building and bearing building loads is added with the dimension of the column at the typical floor varies, ⌀900 mm for circle shaped column and 800/800 mm for square shaped column. And for the podium floor all columns are circle shaped column with ⌀900 mm

The beam is added to ties the column with the irregular building shape, we merge 3 masses into one mass for the building. The dimension varies depending on the span. It is varies between 65/35 cm to 75/35 cm.

SYAHDAN “Si Pucuk Rebung” As a multifunction building for training center and office, Binus Center building needs to provide a space to encourage student’s and community’s creativity and to develop their skill. This building also presenting our heritage with its traditional values that form this building. This new building offer a better space program for its function for both training center and office area.

Store Masjid Boarding House Restaurant Café To Binus Syahdan Campus Binus Center is located on Jl. KH Syahdan, a busy area with various activities. It’s located between Binus Anggrek c a m p u s a n d B i n u s Sya h d a n c a m p u s . W i t h i t s l o c a t i o n near campuses, this area is busy with student activities. Many people strolling around the streets, and traffic jams often occur. This area is also packed with shops, boarding houses, restaurants, cafes, but lack of green open spaces.

1. The building consists of two building periods resembles the basic shape of rumah panggung (like rumah betang, or rumah gadang,) which has a shape elongated with its bottom looks smaller compared to its upper part. 2. Repeated shapes are made in its vertical direction 3. a mass added between the two buildings as a link between the two buildings 4. To respond a narrow land with ample needs of space , including parking area,we add semi-basement and mezanine on its 1st floor 5. To respond sun heat from the west direction, secondary skin is added resembles the roof shape of a traditional Sumba house, ‘Uma bokulu” with a proportion, that the size of the roof is more big compared to its body. And to respond the sun from east direction we add concrete canopy that resembles the form of anjungan in traditional houses (such as rumah gadang) that the form obliquely to upward direction and resemble boat shape as some traditional houses has a boat-like shape. 6. The shape of the canopy on the east direction of buildings changes by forming openings to let sunlight from the east direction enter the the building

Big Opening This Building has plenty of big opening. It’s added to let the sunlight to get into the room. But to decrease the heat of the sun, we also add secondary skin and concrete canopy Secondary Skin

On the west side of the building, secondary skin is added to prevent direct sunlight to enter the building. It’s inspired by the shape of Sumba Traditional House “Uma Bokulu”.

Pucuk Rebung Motif

The motif used on front secondary skin is known as “Pucuk Rebung” Motif. It’s quite popular in Malay world such as Riau and Minang Culture.

Gardens Are Everywhere in the midst of the bustle of this area, this building presents a different atmosphere with its hanging garden, from the ground floor, to 6th floor. It will create serene feeling, not just for the students and employee, but also for its surrounding. the hanging garden also presented as a response for the lack of view and greeneries in this area. Main Entrance main entrance design is inspired by the form of Indonesian traditional house roof. It’s made of copper with pucuk rebung motif to let the sunlight get in. to prevent rain from entering, a layer of glass also added on its top.

to give a different atmosphere to the surroundings, the front part of the building, where many people passing by is designed to have a lot of growing media for plant grow so as to provide a cool atmosphere also adds aesthetic va l u e .Tra d i t i o n a l va l u e i s h i g h l i g h te d w i t h a r o of- l i ke e n t ra n c e t h a t ’ s i n s p i r e d from traditional roof form. Underneath is a small pond that will reect light entering the cracks in the shape of shoots. Thing it will provide a different experience for anyone who enters into this building.

At the very 1st floor, there’s a lounge where everyone can use, and it’s right beside the garden. People can enjoy the view while waiting for class.

As the people reach the 5th floor, they’ll arrive at the office area lobby that’s connecting all the office rooms including the rooms at the 6th floor. This lobby is also functioning as a recreation area for employee.

living area is designed to be a focal point with the use of colour that’s different with the rest of the room. here, peacock blue is used, for the colour is warm and contrast, yet is nordic enough and still fit the rest of the room. Different colour are also used to emphasize the space boundaries. large book shelves that’s full with personal collection along with gold contrast pendant lamp made it become a focal point of the room. Last but not least, a wide o p e n w i n d o w a l s o m a d e t h i s p a r t o f t h e r o o m m o s t i n t e r e s t i n g p a r t .

bed area is designed to be more minimalist and simple than its surrounding with minimal furniture around the bed to create a comfort space. bed area is made higher with different wood materials to emphasize the boundary of the sleeping area and the living area. simple photo frame and gold pendant lamp with simple side table is added as decorative& functional element.

bathroom bathroom is divided into dry and wet area that’s divided with the glass. the material that’s used here mostly black marble, and wooden panel. gold element is still used on shower and toilet. lighting feature is important to create different ambience.

in jakarta, space is expensive. many millenials couple or young married couple considering to live in a small living space around urban area, where they can live and work there.in this project we design a small living house for a millenials couple with their 2 daughters. The couple wants a contemporary small house where they can live comfortably there. The site layed on 12x6 sqm area between 2 storeys house.

Urban Creative House

a house located in Tebet, South Jakarta comes with a concept of doubled function house as a living space for a family and a working space for the father as a graphic designer. This young married couple has 2 children, and the father who works as a graphic designer needs a space to work while receiving his colleague in the house without intruding on other family member privacy. Private, Public, and Service zoning role as the main strategy to deal with the problem

Living Room

located in the public zone, this living room is just right beside the graphic design studio, providing a space to receive guests or work colleagues. This living room is separated from the semi -public area by a stair with a wood partition that roles as a transition area.

Graphic Design Studio

To meet our client's need, we provide a graphic design studio beside the living room and between two gardens (front garden and inner court garden) to maximize natural ventilation and light. It's located near the garden to give a natural ambiance for occupants to relax after and during working.

an open plan concept is applied to the kitchen and dining area to give a spacious area for the family and guests (in particular events) as a semi-private area. Wide-open windows are providing good natural light and ventilation. When the occupants have dinner or breakfast, they can enjoy the greeneries and view from the inner court with some nice breezes.
