Whitefield, Sarjapur Road See Max. Supply of Luxury Villas in 2015 The year 2015 continued to witness new supply of villas and row houses in Bangalore keeping up with the previous year’s trend. While several areas continued to witness supply of villas in the city, East Bangalore supplied the maximum number of villas according to CommonFloor Real Insights. The top markets that saw maximum new launches this year were Whitefield and Off Sarjapur Road. East Bangalore Comprises 70% market share Keeping up with previous year’s trend, Bangalore witnessed a continued demand for villas and row houses, and several areas continued to cater to this need. As expected, most top markets offering units in this category were seen towards the peripheries as there is significant land availability. Some of the popular areas for villas in the city include Whitefield, Devanahalli, Off Sarjapur Road, Anekal and Chandapura. Interestingly, according to CommonFloor Real Insights, East Bangalore accounted for a whopping 70 per cent of market share in terms of new villa supply this year. This was followed by South Bangalore with 21 per cent market share while North Bangalore comprised the remaining. West Bangalore did not witness any major supply this year in this category. It was also seen that Whitefield beat last year’s topper Sarjapur Road and came out on top this year, and accounted for more than 50 per cent of the market share. High demand by HNIs and CXOs of top IT firms is expected to be the key driver behind the supply of new projects in this category. Top areas offering villas and row houses Interestingly, the new launches at Whitefield and Sarjapur Road were essentially towards the fringes of these respective localities where there is ample land available. High demand from HNIs and CXOs is prompting developers to launch new luxury projects here. Besides Whitefield and Sarjapur Road, Devanahalli was also one of the top areas in this category. One interesting trend seen here is that the new projects here are mainly second home options for many buyers.
However unlike 2014, Attibele and Electronic City did not witness many project launches in this category this year. Bommasandra, Chandapura, Anekal, KR Puram and Konanakunte were other top areas offering villas and row houses.
