HÖFÐATORG Collaboration with PK Arkitektar Location: Reykjavík, Iceland Type: Mixed use building complex Project: 2003 to date Completion Year: b1 2008, h1 2009, h2-h3 planning phase and s1-s2 planning phase Floor Area: 80.000m2 above ground Responsibilties: I joined the team in 2005 as project manager of the first building of the complex. During the process the project took a new direction and PK Arkitektar joined forces with Leon Wohlahge Wernik Architects and Metadesign from Berlin in 2006 to rethink the masterplan. Together with Pálmar Kristmundsson I was in charge for the Icelandic team coordination. Since then I have been responsible for the execution of all buildings including a 19 storey high tower, which is completed and occupied. The third building will be a hotel and is at the moment in the design stage. The Höfdatorg project is a mixed-use complex located close to the city center of Reykjavík. Offices, service and retail as well as residential facilities will house Höfdatorg in a perfect harmony containing functions like high-end restaurants and shops, a supermarket, a movie theater, cafes, and luxury apartments. Höfdatorg will consist of six buildings constructed on top of three levels of underground garage. The architectural composition is a base of 7 stories from which two higher structures of 12 and 18 stories as well as the landmark of 19 stories rise into the hemisphere of the Northern lights. Gently confronting the environment in an open and inviting manner the architectural arrangement of these buildings form within them selves a protected inner space for gathering of people. With the plot size of 28000 m2 the building constructions occupy only 40% of the ground area leaving an open unbuilt area of 16000 m2 with the main plaza Höfdatorg-plaza facing the southern sun and protected for the northerly winds by the surrounding buildings and glass pavilions. The size of the project is 80.000 m2 in total above ground and 127.000 m2 over all including the under ground garage.

Collaboration with PK Arkitektar Location: KeflavĂk, Iceland Type: Fast Food Restaurant Project: 2005 Completion Year: 2006 Floor Area: 450m2 Responsibilities: Concept, approval with the authorities, construction drawings and construction follow up. Fast food restaurants like Kentucky Fried Chicken are usually known for the standardized look. The architecture in these places seems to never take much consideration on the specific location and surroundings. In KeflavĂk the intention was to make a design that would brake with these aspects. The building volume is a play with black boxes. The main body is a horizontal box lying on the pitch-black pavement and two vertical ones who stretch up and out, catching both the customers in their cars on the ground and the skylight from above into the building. The outside is clad with semi matte black tiles sparingly cut out for vertical ribbons of windows, which underlines the cool and sophisticated appearance. The west end of the building is surprisingly sheer glass, which mirrors the big space and opens the building to the street and sea view. The inside is kept in raw in-situ cast concrete which invites for some interesting play with sincere light, shadow and surface. The fine detailing and light fixtures designed by PK are in dialog to the standardized menu billboards and brand furniture as they come in brightly coloured synthetic materials.

As both the view and the private outdoor areas are to be found to the rear of the plot, facing southwest, the house was conceived to be viewed as a sober mass from the street. In contrast, the rear aspect has a sense of openness and permeability. Even the entrance is invisible from the street. The monolithic mass conceals a recess which hides the front door. The front volume is lightened by an incision which represents the interior boundary between private and public areas. A well behind the front façade conveys daylight into both floors in the northeast part of the house. The sloping plot allows for the basement to be hidden and grants a magnificent prospect of the peninsula. Red rhyolite is here employed as cladding on the recessed surfaces of the otherwise white monolith. The front yard is a minimal desert of gravel and stone, greenery being restricted to a patch at the rear where a single tree stands. In stark contrast with the green walls and lush gardens common to Arnarnes, the arid treatment of the void applied here is more in line with the country’s nature and landscape.

Collaboration with PK Arkitektar Location: Hveragerði, Iceland Type: Apartment House For Handicapped Youngsters Project: 2005 Completion Year: 2007 Floor Area: 430m2 Responsibilities: Concept, approval with the authorities, construction drawings and construction follow up. The remarkable apartment housing is located in the lowlands of Hveragerði, a small town of about 1,700 inhabitants that lies some 45 km east of Reykjavík, Iceland’s capital. Surrounded by an eminent mountain range to the north, the town is conveniently located on the Ring Road, Iceland’s most important highway. In 2001 PK Arkitektar was invited by the Ministry of Social Affairs to plan a facility for severe handicapped youngsters in Reykjavík. The project demonstrated to be successful and therefore the studio was again commissioned to design a similar building. The amazing setting for the new house required adjustments and reorganization. From the beginning it was clear to the architects that the task was to create a home rather than simply an institution for handicapped youngsters. The architectural appearance is simplistic and characterized by a sincere and clear composition of two white blocks with different heights and separated by a distribution corridor. The entrance formed by an L-shaped exposed concrete wall, leads to a common lounge connected to a terrace and to the main kitchen of the house. The apartments area and functional spaces are connected by a corridor in the middle of the building, which brings natural light in, providing a warm and serene ambience. The five apartments are fully equipped for severe handicapped youngster. They are all 34,5 sqm, with its own kitchen and bathroom. Tracks inlaid in the ceiling connect the rooms and facilitate transportation of the residents inside the house.

The street’s favourable waterside location, combined with the orientation of the plot, made it possible to meet the specific request to provide all the bedrooms and public areas with a sea view. The main volume of the house is placed close to the shore, making space for a private south-facing front yard at street level, closed off by a sculptural wall lined with a water mirror on the inside. The sea can be enjoyed from the inner courtyard through all public areas at the upper level of the main volume. All private areas are at sea level and benefit from unobstructed views of the black sand beach. Light is carefully conveyed into the circulation area through openings in the upper level and enhanced by a reflecting water mirror that runs along the lower level. The detached circular volume accommodates the study, which also enjoys a view to the sea.

Collaboration with PK Arkitektar Location: Garðabær, Iceland Type: Private Residence Project: 2006 Floor Area: 770m2 Responsibilities: Concept Sitting close to the shoreline, the house stretches around a courtyard and up and down the terrain of the plot. The courtyard is thus protected from the severe northeast wind while opening up to the west to maximise sun exposure, particularly benefiting from the long hours of evening sun during the Icelandic “white night” summer. A pleasantly-sloped ramp makes the communication between all the levels. A spacious private master bedroom area is located in the higher level, while the other private rooms are distributed along the ramp. Two vertical slits on the imposing volume of the east façade provide these rooms with daylight from the morning sun. The public areas are at sea level facing north, so that on one can glimpse the Snæfellsnes peninsula glacier, across the Faxaflói bay

Collaboration with PK Arkitektar Location: Garðabær, Iceland Type: Museum Project: 2008 1st Prize Open Competition Floor Area: 2.771m2 Responsibilities: Coordination of the design team and concept. The Icelandic Museum of Design and Applied Art (MUDESA) was founded in 1998 by the town council of Garðabær, greater Reykjavík area, jointly with the Icelandic Ministry of Education. It was since then allocated temporarily inside the town hall premises. After being on the political drawing board for quite some time, it has finally found a permanent location: Garðatorg, a new development area in the town square of Garðabær. In October 2007 the Architecture Union of Iceland announced a competition to design the museum. The briefing was clear: the museum should be the landmark for the new town square. The sentence above ‘a new development area in the town square of Garðabær’ implies that it is the town’s existing main square that is being redeveloped. A total of 36 offices took part and PK Arkitektar emerged the winner. According to the jury, ‘The proposal is a charismatic and meticulous solution, simple and sharp and with a great sense of control. The focus is on a clean structure and flexible spaces. The charcoaled wood façade sets it apart from its surroundings and gives it its landmark quality”.
