What is Escrow? Escrow is a term that describes the neutral third-party handling of funds, documents, and tasks specific to the closing (or settlement, as it is also known) as outlined on the real estate purchase agreement or sales contract. The purpose of escrow is to facilitate the transaction by managing the disbursement of funds.
What is a Preliminary Title Report? A preliminary title report contains the following vital information, which can affect the close of escrow; ownership of the subject, how the current owners hold title, matter of record that specifically affect the subject property or the owners of the property, a legal description of the property and an informational plat map. A title report shows the condition of the title before a sale or loan transaction. After completion of the transaction, a title insurance policy is issued. The Title Company pays off existing loans when so ordered. The Title Company also records the appropriate documents with the county office, giving public notice.
