Research your home's property record for lot size, dimensions, deed type and restrictions, zoning, coding and more. Perform exterior "curb-appeal" assessment to help you receive top dollar. Hire a professional photographer to provide professional photographs to be used for all marketing, including drone photography. * Subject to FAA laws. Review listing-appointment guidelines which you establish to work around your busy schedule. List your home in the multiple listing service (MLS) and other online sites to provide you the most marketing exposure for your home. Supply brochures with professional photographs to be placed in the listing. Provide showing comments and feedback to you and recommend any changes based on the comments. I promise to keep you up to date every week and of course as things progress. Market your home at my expense in the Reno Gazette Journal, in Homes and Land Magazine, and on numerous websites including but not limited to Zillow, Trulia, Homes.com, and Redfin. Conduct open houses if you wish as the seller. Expose listing to the widest possible audience is important, and an open house will get that done quickly and efficiently. If your home is occupied during the listing and selling process, discuss measures you should take to protect and secure your personal property.
CONTINUED COMMITMENT Once you start receiving offers, I as your Realtor will: Evaluate offers. Prepare a "net sheet" for you to review and make comparisons. Negotiate any counter offers on your behalf until you have an offer acceptable to your terms. Once you are satisfied with the offer and accept it, you will be provided with copies of the offer and all addenda. Once in escrow I will: Verify the process is on track, I will keep you informed of any contingencies. Coordinate any inspections and any issues and options that may result of those inspections. Provide as needed an extensive contact list of professionals to provide services that may be needed for repairs, or cosmetic work. Coordinate access to your home for any required inspections and repairs. Insure that you receive all contracts signed by all of the parties involved including the buyer, lender, title company, and buyer's agent. Monitor your closing process with the buyer's agent and lender. Coordinate final walk-through prior to closing. Review the closing figures on the HUD statement with you to verify accuracy. Review the final closing documents with you. Ensure you are happy with the process and the proceeds!
