The builder requested Fieldstone A&E to provide a plan review and suggest a strategy from four of their best sellers: Plan #1 with 1,962 sf., Plan #2 with 2,389 sf., Plan #3 with 2,506 sf., and Plan #4 with 3,010 sf.
FINDINGS
PLAN #1
The Plan Value Review determined a 427 sf. difference between Plan #1 and Plan #2, and a larger 504 sf. difference between Plan #3 and Plan #4, creating pricing gaps. Adding two new floor plans to bridge the gap. A 2,175+/- sf. plan would fit between Plan #1 and Plan #2, and a 2,758 +/- sf. plan would fit between Plan #3 and Plan #4.
In the end, the builder received a cohesive product line which included 4 refreshed plans and 2 new plans, complimenting their collection of best sellers. All with current amenity features to provide more choice within a proper pricing progression.
