business model that creates impact by serving forgotten population groups in our community. NIBC’s major emphasis is to provide (1) lending and loan servicing, (2) housing rehab and development, (3) rental property management, and (4) homebuyers education and financial coaching.
NIBC brings together partners and supporters with aligned goals to create community-based solutions for a segment of the Battle Creek populous who desperately needs it.
In the past, our ability to grow and expand has been limited by a sole reliance on outside funding to sustain our programming. However, we have established a new menu of initiatives, which has built in sustainability. Thus, our future dependency on outside funding will be lessened over the years, to the point where we will be totally self-funded and sustained.
Sustainability and Future Growth
NIBC currently has an asset portfolio of 50 paid rental units, that are 100 percent occupied. We also have 67 self-created mortgages that we service. Additionally, we have 5 lots in the North Eastern section of Battle Creek, which are owned free and clear.
We have initiated the steps to put in place an affordable housing solution called A Home Run™ and we seek to launch that in the calendar year of 2021. This housing initiative will allow us to begin the process of generating 4 arteries of revenue that will generate new wealth for (1) the homeowner, (2) the City of Battle via new property taxes, (3) the Calhoun County Landbank via lot acquisition and profit sharing, and (4) NIBC via property management.
NIBC is financially stable and able to provide services at its current level for the next 4 years, according to our recent FYE 2020 audit. However, our desire is to grow our community development model and expand the impact of our organization. Our model is only limited by vision, strategy, and leadership, of which we have spent the past 6 months in shoring up.
