SELLER INSIGHT
We bought this house in 2015 and have thoroughly enjoyed being able to extend and update it to become the delightful family house it is today. It is in an excellent location as Dukes Avenue is very popular and it is not far to walk to the village and the station, this is on the Central Line so you can be in the City of London in about 30 minutes. There is also easy access to the M11 and M25 and the excellent town of Loughton is only a couple of miles away.
Theydon Bois is a fascinating village with an iconic avenue of trees and virtually no streetlights as the residents felt they would detract from the traditional village ambience. The village includes a well-respected primary school, three pubs, a Tesco supermarket, a variety of independent shops, as well as a dentist and a doctor’s surgery. There is also a golf course, tennis club and cricket club.”*

STEP INSIDE
Dukes Avenue
With its wide pavements interspersed with grassy areas and trees, Dukes Avenue is a delightful part of the fascinating village of Theydon Bois and here you will find this extended and modernised 1930s family house. With its bay windows, chimney stack and attractive enclosed porch it has instant kerb appeal even before you step over the threshold. Once inside you can begin to appreciate the effort that has gone into updating this spacious house while still retaining certain period features that provide that special character such as ceiling roses, leaded light bay windows and the original staircase.
In the entrance hall there is an understairs cupboard, a downstairs cloakroom and access to the charming lounge with its large bay window and double doors that open into the dining area. When these doors are open it gives the feeling that most of the downstairs is open plan as the dining room has a very wide archway to the ultra-modern kitchen/breakfast area as well as a second arch to enable you to quickly access the cooking and washing up facilities.
The large, L-shaped kitchen/breakfast area is the real ‘piece de resistance’ of this interesting house and is where the family spend much of their time. It includes four bi-folding doors to the rear terrace and light also floods through from the large skylight into the extensive seating area. There are a raft of modern glossy black units with white worktops housing a wide variety of contemporary appliances as well as a peninsula breakfast bar.
Off the galleried landing is a trendy family bathroom and three bedrooms including bedroom one with its large bay window and a wall of sliding and mirrored wardrobes. The attic has been converted to provide additional accommodation and has a skylight window as well as a large dormer window overlooking the garden. However this has not yet been pushed through from the first floor but is available to be brought into use by new owners.
The front consists of a grey gravel frontage and pathway with steps up to the porch while the rear garden includes a wide Indian sandstone terrace with steps up to a well-manicured lawn. There is also a newly constructed separate building that could be used as a workshop/office or games room with hard standing for off road parking.
