THE OLD RECTORY “When we first happened upon The Old Rectory just over thirteen years ago, I have to say it was in a pretty poor state,” says Andy, “but nevertheless we fell in love with it straight away as it was just the type of house we’d always dreamed of owning; a handsome Victorian former rectory, set within gorgeous sprawling grounds.”

Seller Insight Beautifully framed by the rolling Cambridgeshire countryside is the picturesque village of Graveley and in a prime location, not far from the centre, is The Old Rectory, a handsome Victorian family home that is enveloped by an acre-and-a-half of glorious grounds. “When we first happened upon The Old Rectory just over thirteen years ago, I have to say it was in a pretty poor state,” says Andy, “but nevertheless we fell in love with it straight away as it was just the type of house we’d always dreamed of owning; a handsome Victorian former rectory, set within gorgeous sprawling grounds.” “In terms of the renovation, we hit it hard in the first few years as it needed a huge amount doing to it just to get it habitable and up to modern standards. From the top to the bottom, inside and out, we’ve pretty much done everything, but all the work has been done to an extremely high standard. We’ve also tried to do everything in a sympathetic manner; it’s by no means a museum piece but, wherever possible, we’ve reinstated features that had been removed, and the décor we’ve chosen is very much in keeping with the style of the building. It’s been a project that we’ve thoroughly enjoyed and it’s been wonderful to see the house come back to life.” “I’d describe the garden as very beautiful, but at the same time an interesting space,” continues Andy. “When the church owned the property it was huge, but over time some of it was gradually carved up and sold off. We went to great lengths to extend the space by buying the property next door, adjusting the garden and then selling on that house. It enabled us to alter the entrance of the property to make it more private, and to create a much larger garden that now includes a large pond, a small area of woodland and two large lawns, one of which overlooks the neighbouring field.” “There are two rooms that I particularly love,” says Andy. “One is the old kitchen that’s now been transformed into a cinema room, and the other is the attic room that was once a former rector’s library, and which still has the original Victorian bookcases. It’s become a retreat for my wife and I, it’s where we tend to go for a bit of peace and quiet when the house is full of our children and their friends.” “For us the location has been absolutely ideal,” says Andy. “The village is in a wonderfully rural setting, and I can literally walk for miles and not encounter a single main road. However, the bonus is that with the fast rail service from St Neots, I could also be at my desk in central London in just over an hour, whilst Cambridge is about a half hour drive away.” “One of the major changes we made was to move the kitchen into a more central position within the house,” says Andy, “and now it’s the real hub of the home. It’s a lovely big sociable space with double doors that can be pushed back into the wall to connect it with the adjacent dining room, creating a fabulous area for entertaining, and patio doors that extend the space out into the garden when the weather is warm.” “What will we miss? The house, the garden, the village… everything,” says Andy. “It’s a real family home, and just a wonderful place to be.”
