THE OLD MAGISTRATES COURT The Old Magistrates Court is a quite exceptional home that boasts a superb location within the thriving town centre of Royston. “I’d say that it was a combination of the utter uniqueness of the property and its excellent location that initially drew me to it,” says the owner. “It was built in the late 19th century and originally formed the town’s courthouse and police station, but after having been left vacant for a considerable period of time, it was used as an office in the mid1990s and then converted into this fabulous home four years ago by a local developer.”

Seller Insight The Old Magistrates Court is a quite exceptional home that boasts a superb location within the thriving town centre of Royston. “I’d say that it was a combination of the utter uniqueness of the property and its excellent location that initially drew me to it,” says the owner. “It was built in the late 19th century and originally formed the town’s courthouse and police station, but after having been left vacant for a considerable period of time, it was used as an office in the mid-1990s and then converted into this fabulous home four years ago by a local developer.” “Externally the house is hugely characterful, but internally it has a much more contemporary look and feel, although crucially it retains a great many really beautiful and in some cases quite unusual features. The old prison cells – complete with the original cell doors – have been transformed into an office, a home gym and a utility room, and the open-plan kitchen, dining and living area, which used to be the old courtroom, still has the original huge windows, a big marble fireplace and a gorgeous vaulted ceiling. The old and the new blend beautifully throughout.” “The biggest change I’ve made to the property is to the outside space,” continues the owner. “As well as a decent size lawned area there’s also what was once the exercise yard. It’s a really nice secluded courtyard area in which I’ve created an outdoor kitchen and entertaining space. It’s partly covered and has an outdoor fireplace, so if the weather is a little inclement it can still be used; it almost becomes an extension of the living space when the weather is warm. ” Favourite Room: “The open-plan kitchen, dining and living area with its huge mezzanine level is really very impressive, but since creating the outdoor entertaining space I’d say that that is now my favourite part of the property as a whole,” says the owner. “It’s a lovely place to entertain family and friends during the summer.” Favourite aspect of the grounds or surrounding area: “I work in Cambridge and travel into London on a fairly regular basis, and so what I particularly love about living in Royston is that the transport links are excellent, so I can get just about anywhere with the greatest of ease,” says the owner. “I also love the fact that the town is surrounded by some beautiful countryside and I can go running or walking on Therfield Heath, which is a stone’s throw away and absolutely stunning; I feel like I have the best of everything here.” Memorable event (if not another favourite room or unique feature): “I work as a creative director and I find that the whole house is an incredibly creative space to work in,” says the owner. “The interior is very contemporary and so it’s perfect for modern living, but at the same time it has so much character; it’s a combination that makes for a very inspiring environment.” What they’ll miss most / why they are leaving: “There’s no doubt I’ll miss this house terribly when I move,” says the owner. “I’ve certainly not seen another property quite like it and I probably won’t find one again. It’s totally unique and has the most wonderful sense of history. It’s been a real privilege to own.”
