1 Polo Field Drive
Situated in a very exclusive development of just 18 individually designed properties, created by the award-winning Millwood Designer Homes about five years ago, this charming house is a real delight. The property offers wonderful views across the surrounded countryside but is only a short distance from Canterbury City centre and not far from Littlebourne village, so is ideally located for both town and country.
The house is on a corner plot with vehicular access through gates onto a block paved communal access leading to the garage, a driveway and a wraparound front and side garden area that flows round to the front door. In keeping with its rural location the exterior of the property has a charming barn like appearance with a mix of brickwork and traditional black weatherboarding.
It is a very light and bright house which you can appreciate as soon as you walk into the good sized hall that has hard wearing Karndean flooring. The hall includes a coat cupboard and a cloakroom and a pair of wood and glazed doors that open into the attractive dual aspect sitting room with four full height windows on two sides with new shutters. There is a large modern kitchen/diner with French doors to the rear terrace and flat fronted grey units housing a built in double oven, induction hob, integrated fridge freezer, dishwasher and washer/dryer.
The galleried landing provides access to the loft with plenty of storage space and leads to the family bathroom and three double bedrooms with delightful views, with the impressive dual aspect first bedroom featuring tall side windows and French doors to a Juliette balcony as well as fitted cupboards and an en suite shower room with a vanity basin.
There is a useful door to the garage from the rear terrace as well as a gravel patio and barbeque area at the end of the garden, so you can sit and enjoy the sunshine at any time of the day and into the early evening, while relaxing with a glass of wine. The rear garden also includes an outdoor storage facility, a raised shrub bed and a gate to the front of the property as well as a semi-hidden area screened by hedging that would be an ideal spot for a hot tub.
Seller Insight
We bought this house from new five years ago and it has been a delightful home in a very convenient location and not only includes the garage but also two parking spaces as well as visitor parking. We love being in a semi-rural environment with great places to walk the dog but, at the same time, we can be shopping in Waitrose in about five minutes. It is a very friendly community with everyone looking out for each other but not being intrusive. Having the Polo Sports Centre on the door step for tennis, cricket, hockey and croquet and the golf club virtually next door, makes it is a great location for sporting enthusiasts, while Kingsmead leisure centre and Kings School recreation centre provide additional facilities including swimming pools.
Canterbury city centre is only three miles with its wide variety of high street stores, individual shops and plenty of restaurants and bars as well as two mainline stations including Canterbury West where the high speed trains gets to St Pancras in under an hour. It is also home to two theatres, a cinema complex, three universities and numerous state schools including three excellent grammar schools some rated Outstanding by Ofsted and a number of first class private schools. As well as the cathedral, Canterbury has a wide variety of other historic and interesting attractions including the Canterbury Norman Castle, the Canterbury Tales, St Augustine’s Abbey, Canterbury Heritage Museum, the Westgate, The Beaney House and the Canterbury Roman Museum.
But if you sometimes like the idea of a village atmosphere Littlebourne provides everything you need. There is a convenience store, a good primary school, plenty of activities and a recreation ground that includes a children’s playground, skateboarding, an outdoor gym and a BMX circuit as well as the delightful Evenhill pub/restaurant. *
