MEDIEVAL FORTRESS 645 HECTAR COUNTRYSIDE SIENA – TUSCANY 3,000 sq. m. castle | several farmhouses | 29,000,000₏ Despite the alterations and extensions that have occurred in the course of its history, the Castle has retained the appearance of a real fortress. As you go through to the courtyard, with its charming loggia and gardens, the view of vineyards, olive groves and typical Sienese countryside is spectacular. Although some rooms were decorated in the 18th century, many remain medieval in their architectural style. The estate extends over 630 hectares not far from the medieval city of Siena. In fact one can see Siena from certain parts of the property. The Castle dominates its surroundings looking out over several of its farm houses that have been meticulously restored and given comfortable and luxurious interiors with big gardens, four large swimming pools and a tennis court. There are currently18 hectares of vineyards but there is the potential to increase production up to 60 or 70 hectares. The vine varieties are Sangiovese, Canaiolo, Cabernet Sauvignon, Merlot and Viognier. The property produces award winning wines and olive oil. There is an olive grove of 1,500 trees. The property would also be ideal for horses with 28 hectares of pasture and ample room for barns and boxes. There are two lakes on the property used for irrigation which are also used for fishing. Just 6 kms away you can enjoy horse riding, for the health conscious there is a renowned spa at 6kms. There is also a project for the construction of a Golf course.. History The oldest parts of the Castle were built in the 12th century by the noble Cacciaconti family. The Castle is situated on a hill at 359 metres above sea level, composed of several buildings with different intended uses provided with battlement towers, cloisters and internal courtyards, chapel and Italian garden, of ancient construction, with original nucleus dating back to the second half of the 12th century and subsequent extensions and renovations occurring over the centuries (those occurring in the 16th and 19th century are significant) until the latest modernisations which took place in the 1990s. The complex, mainly built of local stone and brick, is in excellent static condition and good state of repair, with the buildings arranged around three internal courtyards and with three entrances from the outside, the main entrance being located in the north wing, from which the description of the ground level starts. The wide arched doorway leads into a court, with vaulted ceiling, which subsequently gives access to a portico and to the largest of the inner courtyards. On the left of the courtyard is a room, formerly used as oven and now a storeroom, and another three rooms on the right used to store cellar products. The cellars are also accessed from the left of courtyard; these are situated on the basement level and composed of six rooms, with total gross covered surface area of around 200 sqm. Returning to the courtyard and under the portico, there is a flight of stairs on the right leading to the first level and access to three rooms used as offices on the left; adjacent to this is the entrance to a large room, formerly a shed, now used as a storeroom, connected to another storeroom in the north-east corner.

Continuing along the east wing is a large hall used as convention room, equipped with a cloakroom and restroom and a storeroom in the room underneath the tower in the south-east corner. The south wing is occupied by a large room used as the holding’s joinery workshop which gives access to a basement room used as storeroom with a surface area of around 20 sqm. Under the south wing tower (the highest of the castle, complete with clock and composed of four levels + roof terrace) there is a room used as an office, with terracotta tiled floor and barrel vaulted ceiling. The west wing is connected to the south wing with a crenellated wall with an arched doorway that leads into the Italian garden occupying the outdoor space to the south of the complex. The west wing is occupied by the nobles’ living quarters, the consecrated nobles’ chapel with stone floor at a lower level to the outside ground surface, and by two small internal courtyards. It has several rooms, including a hall with travertine fireplace and a 16th century coffered ceiling of excellent workmanship decorated with the coats-of-arms of the Piccolomini family, two drawing rooms, bathroom, dining room connected to the kitchen, from which the basement pantry, with surface area of around 23 sqm and an old well, is accessed. The north-west corner is occupied by a small court with a well and portico which to the south gives access to three rooms + restrooms recently renovated with marble floors and barrel vaulted ceilings to be used for a future apartment and, to the north, to the great staircase leading to the upper level, as well as to the tower in the north-west corner, housing a recently renovated apartment composed of living room, bedroom, travertine bathroom, with marble floor. The ground level occupies a total gross covered surface area of 1,431 sqm, of which 490 sqm residential, 777 sqm used as storerooms, service rooms and various uses and 164 sqm occupied by covered courts and porticos. The rooms situated on the first level can be reached through three internal staircases, two in the west wing and one in the north wing. This gives access to a splendid loggia over the portico, with brick arches, terracotta tiled floor and ceiling with wooden beams and terracotta ceiling tiles. From the loggia three doors lead into the rooms in the north wing, composed of a large dining room with fireplace, kitchen, large hall connected to a further room situated in the north-east corner, drawing room, lobby and two offices (one of which with bathroom). All in good conditions of use and state of repair. Continuing along the east wing are restrooms and a large multi-purpose hall (meetings, conventions, etc.) with fireplace and prestigious ogival vaults made of small bricks, ceiling with wooden beams and terracotta ceiling tiles, as well as a room in the tower in the south-east corner with terracotta tiled floor and barrel vaulted ceiling. This gives access to the south wing, occupied by a large multi-purpose room with vaulted gothic arches, terracotta tiled floor, ceiling with wooden

beams and terracotta ceiling tiles, in good state of repair, and finally to the room situated in the south tower (clock tower) currently used for storage. An internal staircase leads to the second level of the tower, a further staircase then leads to the third level (of which 36 sqm covered) and finally to the roof terrace surrounded by merlons. The west wing (noble wing) is completely occupied by residential rooms, with main access from the great staircase in travertine in the northeast part of the wing which leads into a wide corridor with a view of the inner courtyard on the right and on the left a hall with terracotta tiled floor, in turn connected to the north to a bedroom with en suite bathroom and, to the south, to a drawing room with Arabesque stucco work on the ceiling. The corridor also gives access to a suite situated in the northwest tower, composed of entrance, bedroom and bathroom, recently renovated, with marble floors and coverings, wooden door and window frames and high quality finishes. A further staircase leads to the upper (second) level housing an apartment composed of a bedroom with en suite bathroom (in the tower), large attic living room and a further bedroom with en suite bathroom, all with marble and travertine floors and coverings, of extremely fine workmanship. Back on the first level and along the entrance corridor, access is gained to the sleeping quarters of the luxury apartment, composed of five bedrooms with en-suite bathroom, drawing room with pool table and cloakroom. Excellent workmanship and finishes. The first level occupies a total gross covered surface area of 1,431 sqm, of which 1,005 sqm residential, 368 sqm used for offices and service rooms and 58 sqm of loggias. The second level is accessed from the splendid loggia situated in the north wing; this is mainly occupied by attics, the majority of habitable height, situated in the north and west wing of the castle. The static conditions of these are good, as is the condition of the roof (with the exception of a few points in which there is water seepage), while the state of repair is poor. There are eleven attic rooms in the north wing, part of which with terracotta tiled floors and others with concrete floors, partly plastered and with recently renovated roof, while in the west wing there are ten rooms, with old terracotta floors, partly peeling plaster, adequate height (on average 2.00 m at the eaves and 3.00 m at the ridge) and with recently renovated roof. The second level occupies a total gross covered surface area of 1,005 sqm, of which 134 sqm residential (suite in the north-west tower), 36 sqm used for as storeroom in the south tower and 835 sqm of attics in the north and west wings. “Torri” - urban building for use as holiday home, situated in proximity of Castle, made of local stone and exposed brick, with imbrex and tegula roof, on two levels in addition to the first level at the two towers, in excellent static conditions and good state of repair, recently renovated, all divided into eleven residential units.
