It was the fantastic location of Rectory Cottage which first drew us to the property,” the owners say, “set centrally within the village opposite the pub, close to the church and with allotments backing onto the garden. This meant that it was very easy to meet people in this friendly village and we got to know everyone very quickly. Various community functions allowed us to meet people socially very soon after moving - and even before that, when we just came to view the house! We have a farm shop just a 100 metre walk away, and further amenities in the 3 nearby villages, all within a 20 minute walk. There is a very good local infant/junior school in Swinford with a bus picking children up from right outside the house.

Further, though the village feels off the beaten track, there are fantastic transport links with the A14/M6/M1 junction at the end of village making it very easy to get into Coventry (where both myself and my wife worked) and Leicester, Northampton, Birmingham etc. The recent change to the junction has also meant a massive reduction in traffic through the village, making this a very safe place to raise a family. Indeed, we have raised our three children here and love the village so much that we’ve stayed for 30 years!”

“The house itself appealed to us, too, being full of historic character,” the owners continue. “Rectory Cottage has many original features that we have maintained, especially in the main sitting room with its open fire and exposed beams. We have enjoyed finding out about the history of the building, from it being a travellers’ rest for pilgrims walking Watling Street, to its association with the church - hence the name Rectory. The building has evidently grown and changed over the years from the original two-room cottage which at one point housed seven females of three generations, who used the current fireplace as the kitchen, to a larger family home. For our part, we have extended over the driveway to add two extra bedrooms; converted the loft to add a further bedroom; replaced the kitchen; added a conservatory; and completed many other improvements in keeping with the character of the building.”

“Our favourite part of the property, however, is the garden,” say the owners, “as we do most of our entertaining outside. The sun passes across the garden, so sun is available all day on one or both of the two patio areas. One of these was made for a hot tub with electrical supply, and gets the sun well into the evening so is the ideal spot for al fresco summer parties. We have hosted too many events here to mention, including barbecues for the whole village (both planned and more spontaneous!), a charity Sunday lunch for 100 people, the village fete and bonfire night, and children’s birthday parties with marquees and discos. We got married in the local church just 50 metres away, so celebrated our wedding here, too.”*

First floor: The first floor has a further staircase leading to the large attic room whilst the principal bedroom has dual aspect views to both the front and rear and an attractive shaped period chimney breast. LOCATION

Catthorpe is a small Leicestershire village around 5 miles to the east of Rugby with a popular village public house, The Cherry Tree, the village also has a church and a well-stocked and popular farm shop. It offers excellent access to the extensive motorway network surrounding Leicestershire as well as the Avanti high-speed train service from Rugby to Euston in around 50 minutes. Birmingham international airport can be reached in under 40 minutes from Catthorpe. The range of schooling is superb with independent schools like Bilton Grange, Princethorpe and of course the famous Rugby School are all within easy reach. Reputable state schools are available in Swinford and Lutterworth if required.
