> New regulations for Valencia estate agents Starting 16 October 2023, all estate agents in the Valencian Community must be registered in the Register of Real Estate Agents. This new regulation affects the provinces of Alicante, Castellón and Valencia and is set to elevate industry standards by demanding higher expertise, commitment and responsibility in regional property transactions. Spain has lacked regulation in the property sector, with a lack of controls, and limited training, certification or registration for agents. Several Spanish regions, including Andalusia, the Canary Islands, Madrid and Murcia, have professional registries, though not yet enforced. However, the Valencian Community has proceeded with an obligatory registry of real-estate brokers/agents, ensuring agents meet specific guarantees, obligations and conditions, including training and civil liability. This legislation favours reputable agencies with integrity, and will enhance service quality and client protection. Fine & Country Costa Blanca North complies with the new regulation and is a member of APIAL (Asociacion de Agentes de la Propiedad Inmobiliaria y Agentes Inmobiliarios de la Provincia de Alicante). W

hen I alight from the train and step onto the platform at Cannes station, I’m greeted by the welcome sight of a smartly dressed gent holding a sign with my name. A few short minutes later, I’m in the back seat of a polished and spotless Mercedes, sipping the water so thoughtfully provided as I’m swept through the narrow streets and multi-laned artery, eventually turning onto the seafront and the driveway of the most opulent hotel I’ve ever had the fortune to witness. Facing the Mediterranean, the cream-coloured façade is instantly recognisable. The subject of more than 6,000 photos each day during the Cannes Film Festival, this protected historical monument is said to be the most photographed hotel in the world. The Carlton was the first luxury hotel to open in Cannes in 1913, and more than a century later, it continues to stand as a symbol of the Belle Époque Riviera. It has recently come out of a major renovation programme to reclaim its place as the most luxurious hotel in the town and a favourite of wealthy visitors and the great and the good of Hollywood during the annual film festival.

My suite is simply perfect. On the corner with a spacious, wrap-around balcony, the view across La Croisette opens up to the Rade de Cannes, dotted with pleasure yachts and two mega cruise ships swimming in crystalclear Cote d’Azur waters. The comfortable lounge feeds into a luxe bedroom, with a bed so big and duvet so soft it makes me want to sleep for my entire stay. I resist the temptation. The sun is out, and I don’t want to waste any time. It’s out of season, so the promenade is quiet until I reach the Vieux Port, where a Riva Aquarama welcomes visitors to the annual Cannes Yachting Festival. The marina is crammed full of the kind of toys that would make the average tech billionaire salivate. I pass the glitz of the marina and climb the steep and winding road up Le Suquet to the Musée de la Castre. The former castle is now a museum dedicated to the collection of the Dutch Baron Lycklama, who donated his ethnographic collection in 1877. The highlight is the masks and headdresses from Nepal, Tibet and India, but there are also spears, daggers and statues from Alaska and Latin America, and a sarcophagus from Egypt. My legs still feel fresh, so I climb the steps of the Tour Suquet to enjoy the most stunning views across the bright-blue bay of the Cote d’Azur and the rolling hills bordering the town. Cannes is known for glitz and glamour, but this is also a normal town with normal people doing normal things. I walk down the hill, through the winding, shaded streets decked out with tables and chairs ready for the midday rush and find my way to the Marché Forville. This covered market is a blessed cornucopia of fresh produce and local products, far from the polished affluence of the luxury brands on the promenade. It takes a long time to decide which of the numerous food stalls I should visit ➤➤

for lunch, but the scents coming from Ta’im stop me in my tracks. I order the arayes, a Lebanese pita stuffed with beef, fried crispy and served with two dips. It’s simple yet full of flavour, a perfect lunch for a long day of exploring. The streets are narrow, but quickly open out as the cafés make way for boutiques for moneyed visitors. The luxury brands sit well with the 19th-century elegance, and despite being out of season, the locals are providing plenty of business. Strolling the streets, I notice a sign marking the spot where Napoleon passed on his way to exile on Elba, reminding me of the history that dwells here. It’s a warm day, and the promenade has filled up with locals and tourists enjoying the last few days of sunshine. The fleet of yachts from the two marinas is out in force, but none are a match for the luxury liners still anchored, waiting for their passengers to come back from shore. I decide against sunning myself on the sand or sitting on a veranda drinking a cold beer. My room is too much of a draw to stay away from. For the afternoon, I park myself on the oversized sofa, taking a moment for myself before a delicious dinner on the hotel veranda, the warm night air swirling with a gentle sea breeze. Cannes is well-placed for excursions. Nice is only half an hour by train, Monaco an hour, and Menton a few minutes beyond. It’s easy to use Cannes as a base to

explore the French Riviera, but it’s equally easy to stay at the Carlton Cannes, a Regent Hotel. From the inner courtyard transformed into a leafy landscaped garden, to the sunbathing deck with cabanas, the largest infinity pool in the city, a new bar and restaurant, a high-tech fitness and spa complex, there’s plenty to discover.
