A strategy for success
Fine & Country understands moving home is one of the most important decisions you can make; your home is both a financial and emotional investment.
Fine & Country takes the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service.

The widespread exposure of your property is crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.

> Agents display unwavering support for The Foundation
On Friday 10th March 2023, Fine & Country held its Annual International Conference, welcoming agents from around the globe. At the conference, a silent auction was held in honour of The Foundation, with £8,878 raised on the night through generous donations by delegates, covering everything from new ovens, to bedding, and food packages.
This money, along with other funds raised by the Fine & Country network through various fundraising efforts, will go towards supporting charities and organisations fighting against homelessness and poverty. The most recent donation by The Foundation was £10,000, which went to the Disasters Emergency Committee (DEC) Turkey-Syria earthquake appeal. To further assist those impacted by the disaster, The Foundation has set up a fundraising page for agents within the network to add to the donation through their fundraising efforts. The goal is for the network to match the £10,000 and donate a total of £20,000 to the cause.
Jon Cooke, Trustee of the Fine & Country Foundation, says: “At its core, the Foundation is about assisting those afflicted by poverty and homelessness, and right now, thousands of people in Turkey and Syria have been displaced from their homes. While it will not provide a permanent solution, the £10,000 donated by the Foundation, as well as any additional funds raised by the network, will provide essentials such as food, shelter and blankets to those who have lost everything.”

Melbourne made easy
Take a cosmopolitan city with a vibrant culture, delicious food, natural beauty and a long list of “must-sees” and you have the perfect Australian destination. Carolyne Jasinski explores Melbourne.
With something for everyone, it’s little wonder that Melbourne ranks as one of Australia’s favourite destinations. It is the second-largest city Down Under and has been voted the country’s most liveable metropolis six years in a row in The Economist’s global liveability poll. But what is it that brings so many tourists to the capital of Victoria?
The reasons range from food, art and culture to sports, fun and adventure. Melbourne is a city that embraces the new, while honouring the past. It has a rich history, reflected in its heritage architecture, galleries and museums, but the city skyline shines in contrast, with row upon row of the brightest new developments. It’s a multicultural melting pot and that means a vibrant culture and foodie’s paradise with cuisine from all over the world. It has stunning natural beauty, too, from the coast to the mountains, wine regions and gardens and parks throughout the city.
Here’s a guide to some of the things you should not miss in Melbourne.
Be prepared
Brace yourself – there’s a lot to fit in. And watch the weather … Melbourne can showcase four seasons in one day, so be prepared with a jacket in summer and the ability to rip off layers when the sun suddenly appears in winter.
City Circle Tram
Hop on the free City Circle Tram to see the tourist hotspots. Audio commentary details landmarks like the City Museum, Parliament House, Docklands, Federation Square, Melbourne Aquarium and Princess Theatre.
For explorers
Discover the laneways – a maze of narrow streets and alleys with hidden cafés, quirky bars, restaurants, boutique shops and street art. The most popular laneways are Hosier Lane, ACDC Lane, Degraves Street and Hardware Lane.
For coffee fiends
Caffe lattes rule in Melbourne – especially in those laneways, but any barista brew is available in this caffeine-focused city.
Stroll and learn, for free
Take a free walking tour through Federation Square, Chinatown, Old Melbourne Gaol and Melbourne Cricket Ground. You’ll hear all about the city’s history, culture, sports, the First Nations people and stories of bushranger Ned Kelly and the Underworld. The tour departs daily at 10.30am from the Sir Redmond Barry statue in front of the State Library.
Explore the Yarra River Walk along the Southbank stretch of the river, with lots of cafés, bars and shopping. Canoe, kayak or book a river cruise to explore the lower reaches of the Yarra, then follow the Capital City Trail on foot or bike.
For shopaholics
Block Arcade is a heritage-listed shopping arcade famous for the largest mosaic floor in the Southern Hemisphere, its magnificent glass dome and the Hopetoun Tearooms. Guided walks are available to take you back to the early days of the Colony.
Queen Victoria Market has been the heart and soul of Melbourne since 1878. Home to 600 small businesses, you’ll find fresh and specialty produce, handmade and unique products, great coffee and food, souvenirs and clothing.
Melbourne Central brings together more than 300 retailers over five levels – both Australian and international fashion brands.
For art fans
Visit the National Gallery of Victoria, the oldest, largest and most visited public art museum in Australia. The NGV houses a comprehensive collection, from contemporary art to fashion and design and major historical exhibitions. Entry is free for its permanent collection but fees apply for some exhibitions.
For culture vultures
Federation Square is a public space in the heart of Melbourne’s CBD. It’s the city’s cultural hub and home to galleries, museums, events, performances and concerts. Everyone meets at Fed Square.
For garden gurus
Royal Botanic Gardens Melbourne is one of the city’s most visited attractions. Covering 38ha, it has more than 10,000 species of plants from around the world.
Fitzroy Gardens were first established in 1848. The classic Victorian design features layered landscapes with huge lawns, flowers, ornamental shrubs and elmlined paths.
Connect with culture
Learn about Victorian Aboriginal experiences and the history of the world’s longest continuous living culture at the Koorie Heritage Trust. You can also take an Aboriginal Heritage Walk through the Royal Botanic Gardens and taste native ingredients at Big Esso by Mabu Mabu in Federation Square.
For high flyers
Get a bird’s-eye view of Melbourne from Eureka Skydeck, the highest public observation deck in the Southern Hemisphere. The viewing platform has binoculars and information stations to tell you all about the landmarks you’re looking at. If you’re game, step out on to The Edge –a transparent glass cube that extends out of the building.
If you want to go even higher, this is one of the few cities in the world where you can take a hot-air-balloon ride right over the CBD.
For sports nuts
Melbournites are sports mad. You name it, they play it … or support it. The city hosts several world-renowned

In her youth, the sassy Savoy was quite the party girl … and with the help of a few facelifts, she’s still a stunner. Her history dates back to 1866, but The Savoy really came to life as “the” entertainer in the 1950s, when she hosted a who’s who of international showbusiness stars.
She has her own claim to fame too – she was once the tallest hotel in Melbourne and was the first hotel to have en suite bathrooms and climate control.
All curves and soft edges with an Art Deco bent, The Savoy is all class. Her sophisticated lobby is lined with mirrors and brass and centre stage is a baby grand piano, in a nod to the parties she hosted. The rooms are big and bold, designed in the days when room to move was de rigueur and layers of luxury were a must. And her location, in the heart of Melbourne, is “gold”.

The golfing fantasy
Think you have some insight into which golfers are going to come out on top in the DP World Tour? Test your predictions with the Fantasy DP World Tour.
Most golf aficionados know that the DP World Tour is the main men’s professional golf tour of the European Tour group, with a global schedule featuring a minimum of 39 tournaments in 26 different countries across the 2023 season. It’s considered the ultimate golfing tour, including Rolex Series events, Major Championships, World Golf Championship events and several tournaments co-sanctioned with the PGA TOUR, as well as tournaments staged around the world. The season concludes with the final Rolex Series event, the DP World Tour Championship, Dubai, where the winner of the Tour’s season-long competition, the DP World Tour Rankings, will be crowned.
It’s big. It’s exciting. It’s set to be another compelling season on the DP World Tour and golf fans have the opportunity to play along, with the Fantasy DP World Tour. Not just to play along, either – to win, and to win big. The grand prize is a trip to the DP World Tour finale in Dubai. That’s worth playing for.
Golf enthusiasts following the tour who think they know a thing or two about the players’ chances are in with multiple chances to win this year in the Official DP World Tour Fantasy game. All you have to do is predict the top six players at each tournament during the season.
Golfing fans across the world are joining in, competing with each other in predicting the season’s stalwarts and upsets, with weekly prizes on offer. Fans can challenge family, friends, colleagues or followers by creating their own private or public mini league, or by joining one of the many leagues from local TV broadcasters and DP World Tour partners.
Think you have what it takes? This puts your Tour knowledge to the test. For each event on the Race to Dubai schedule, you select your six and choose a captain, then follow the Tour as it plays out to see whether their performance will provide you with points that could ultimately secure breathtaking prizes.
It’s not just the first-place prize that’s luring the punters – although flights and accommodation plus golf for the DP World Tour finale at Jumeirah Golf Estates in Dubai, plus two admission season tickets for the 2023 DP World Tour championship is pretty appealing. There is also a second competition, with a prize to coincide with the Open being played on 23 July 2023 and which has the highest audience engagement. The prize for this is a golfing trip to the stunning Diamond Country Club in Austria.
Like Jumeirah Golf Estates, Diamond Country Club is a golfing dream. Golf architect Jeremy Pern created a wonderful hilly golf landscape out of the flat Tullnerfeld, providing enough challenge to suit even the most intrepid golfer. Golfers early in their career can also enjoy their time here, with three courses to choose from: The Diamond Course – an 18-hole Championship course; the Country Course – a 12-hole course; and the 9-hole Park Course.
The centrepiece of the 140-hectare Diamond Country Golf Resort is the Diamond Championship Course – the official venue of the Austrian Golf Open, an event of the European Tour, without interruption since 2010. The Championship Course, with its six tee options, demands clever course management and challenges the skill of every level of player. The additional two shorter courses are not to be disregarded, guaranteeing unforgettable golfing moments, around numerous lakes and impressive water hazards.
So whether you’re an amateur golfer or a pro, you can test your knowledge off the fairway with the Fantasy DP World Tour – and who knows, your fantasy golf tour may lead to the fantasy becoming a reality in Dubai or Austria.
May the best players win. n

The wine-lovers’ estate
Situated a little inland from the sea on the Algarve coast of Portugal, the historical town of Silves is a lesser-known gem. Michaela Black outlines its appeal.
Founded by the Romans, Silves was once the capital of the Algarve. From the 9th to the 12th century, it was a key trading hub and, today, numerous vestiges of its strategic importance remain. The town is unlike the traditional resort locales in the Algarve – set back from the coastland, it boasts its own unique charms. Picture a scattering of orange-coloured rooftops, nestled on the banks of the river Arade. Lively by day, but quiet at night, this pretty town features two well-preserved castles, winding streets, and a medieval wall built of red stones.
Of all the things to do in Silves, arguably the most popular attraction is the “Castelo”. Constructed atop the highest point in town, the castle dates back to the Middle Ages and is widely touted as the best example of Arab military architecture in Portugal. Perched on a hillside overlooking lush green vineyards and olive groves, with the glimmering blue sea in the background, it is estimated that there has been a fortification on site since as early as the 2nd century BCE, but it was the Moors who expanded the castle, making it what it is today.
Of course, it’s not all about the castle. For historylovers, the archaeological museum – Museu Municipal de Arqueologia de Silves – showcases the city’s history, from the 2nd century BCE until the present day. Then there’s the Sé Cathedral. Once the site of a Mosque, the Gothic-style cathedral, sitting directly below the castle and a steep walk up from the city gate, is surrounded by palm trees and dates back to the Middle Ages. The city gate, the Portas da Cidade de Silves, is another historical highlight. During the 12th or 13th centuries, it would once have been the main entry to the city, when it was encircled by city walls. The steps attached to the city gate lead to a bird’s-eye view of the main town square – Largo do Município – and beyond. And if your thirst for history is not yet quenched, it’s possible to see the remains of the Medina wall and Barbican on Rua da Cadeia.
The city is also home to enough restaurants and eateries to satisfy foodies, and whiling away the morning at a local café with a delicious snack of Pastel de Nata is practically mandatory. For those looking for something a little more lively, Silves is close to entertainment areas such as Portimão, only 15 kilometres to the northwest. There are golf courses nearby, international schools, and it’s a mere 40-minute drive to Faro International Airport.
Thanks to Silves’ position among lush green hills, there are plenty of vineyards to explore, where you can sample the local tipple and learn more about wine culture in the Algarve. Some of the top vineyards to head to close to Silves
include Rota dos Vinhos do Algarve and Quinta de Mata Mouros. Should your fondness for wine be insatiable, on the market near Silves is a truly outstanding private country estate that comes complete with its own vineyard – as well as a contemporary three-bedroom main residence and four separate properties for guests and staff.
Set in a magnificent 8.2-hectare plot in rolling countryside with panoramic views between the historic town of Silves and Lagoa, just a few minutes’ drive from the coast, this property is a one-ofa-kind concept, incorporating a fusion of traditional Algarvean, rustic and fashionable modern influences inside and out.
The estate offers the ultimate in comfort, privacy and security, including a high-tech home automation system, surveillance cameras and safe room. Two hectares of redgrape varieties were planted in 2006, enabling any future owner to create their own, estate-produced wine.
Designed for a small family, the main, two-storey 1,968m2 house, with its clean, modern lines, harmoniously combines spacious rooms, large glass facades, travertine stone floors and rich walnut doors. It comprises three en suite bedrooms, which could potentially be expanded to five, a reception lounge, living room, dining room, kitchen, walk-in fridge, pantry, TV lounge, games room, seven bathrooms, drive-in storage room and an entire leisure floor with a sauna, Jacuzzi, infrared cabin, massage room,
indoor pool and chill-out zones, a gym, lounge and home cinema. A covered corridor links the house to a wine cellar. Outdoor features include a pool, extensive covered and open terraces, entertainment/bar/BBQ areas, an artificial grass tennis court, a Koi lake with pavilion, a stone amphitheatre, riverbed and outdoor lighting.
The two refurbished and two newly constructed buildings, with a combined area of 508.8m2, offer a total of nine bedrooms, comprising a four-bedroom, two-bathroom guest house with kitchen, living room and outdoor shower; one-bedroom, one-bathroom guest house/library with kitchen and living room, connected to main house by a bridge; staff quarters with two bedrooms, two bathrooms, two living rooms and two kitchens; and a high-ceilinged, two-room apartment/workshop for maintenance staff.
Cobblestone paths weave through the extensive, selfsufficient, low-maintenance grounds of integrated Mediterranean, desert and rainforest landscapes that benefit from the region’s subtropical climate. The estate’s unique microclimate has enabled diverse planting schemes, including fruit, vegetable and herb gardens; olive and orange tree orchards; carob tree groves; exotic palms; and many colourful, blossoming and scented indigenous Algarvean trees and bushes.
There’s no doubt that this stunning property is a dream, particularly for a wine connoisseur passionate about boutique production. Life in this spectacular locale is more than worthy of clinking glasses. n

The beauty of the Banyan Tree
The hustle and bustle of Bangkok lures many a visitor and Banyan Tree Bangkok is the perfect base. Yasemen Kaner-White explores this central hotel with hard to beat city views and design features that are intrinsically Thai.
Banyan Tree Bangkok is an iconic property that also houses Bangkok’s most flocked-to rooftop bar. The rooms are spacious and elegantly decorated with thoughtful sustainable amenities, there’s a wellequipped gym, an outdoor pool and daily timetable of complimentary activities, such as Muay Thai and body stretch, not to mention the fabulous spa; I recommend the Thai Classic for a blend of traditional Thai stretching and massage. Food is varied and well executed and staff are amenable and attentive. If you choose a room with Club Lounge access, you’ll be rewarded with free-flowing light snacks, drinks and evening canapés.
Décor and vibe
Floor-to-ceiling windows frame expansive city views over Bangkok city, while outdoor dining spaces lined with vibrant foliage and comfortable seating create the peaceful ambience from which to appreciate a bird’seye view of this electric city. A traditional Thai vibe is infused in the décor, from decorative local design to daily artisans in the lobby demonstrating their crafts, such as Thai fruit carving or making of Phuang Malai (floral garlands). Expect centrepiece features like the transparent, lit-up bamboo sculptures in the spa and a focus on natural materials, such as carved wood. Colours range from neutral to striking black for contrast and Thai features are evident in every element, creating a soothing environment, respectful of its cultural context.
Accommodation
A palette of neutral creams and light browns, both paint and wood, with light-cream carpets and various shades of green in the scatter cushions, creates a serene environment. Sustainability is evident, from the bamboo toothbrushes to the own-brand toiletries, in sage green, chemical and lead-free, local ceramic containers, so
there’s no wastage. The eco-friendly Tha-Sara palm leaf-patterned bathrobes and slippers are a nice touch, as is the daily scent of the in-room incense sticks and oil burners. Local ancient scenes are depicted in artwork above comfortable beds and the room is kept fresh with flowers and daily fruit; an “exotic fruit guide” demonstrates the health benefits. The ceramictile-clad bathrooms are spacious and bath salts are provided; there’s even a high-tech loo that does more than simply flush.
Food and drink
Vertigo restaurant and Moon Bar is where it’s at; with enviable views over Bangkok, you can enjoy the fun jam-packed atmosphere and order creative cocktails and mocktails from the in-house mixologist in the bar, or relax and enjoy a delicious meal. I ordered ‘The Horizon’ mocktail – as colourful as the city lights beneath – and a soft shell crab salad, followed by succulent snowfish and lemon butter cream sauce.
It’s common to see guests standing on tiptoes, waiters holding up their portable spotlights to help, as they take the obligatory Instagram shot, towering over the city, but there are a multitude of other dining options, too. These include a cruise with Banyan Tree cuisine for something different, Bai Yun for tempting Cantonese dishes, street food snacks and a Thai beer at Saffron Sky Garden, Thai temptations at Saffron, or international all-day dining at Romsai.
The food, the vibe, the location … Banyan Tree Bangkok is the ideal home from which to explore the vibrant city of Bangkok.

Enhancing the existing
Kirsty Fisher, Business Development Manager at Fine & Country Property Staging, outlines how, in one of their latest projects, it was important that they considered the modern design features when staging to enhance the home’s market appeal and achieve a successful sale. Here are some of Kirsty’s tips.
When it comes to improving a home’s appeal, there are a variety of approaches that can be taken. One strategy that can be especially effective is to leverage existing design features to enhance the overall attractiveness. These design features could be historic and date back centuries, for example fireplaces, ceiling beams or tiles. In a more contemporary home, the design features may incorporate modern materials, such as wood and metal, with a focus on clean lines.
Lighting
Enhancing natural lighting is one of the most important design features in a home. Consider adding or replacing windows to maximise natural light and create a brighter, more inviting space. Natural lighting brings out the true colours of a room’s décor and architectural features, making it more attractive to buyers. This therefore can allow the home seller to command a higher price on the market. If replacing windows is not something you can easily do, you can strategically place mirrors to reflect light to make the room feel more spacious.
Swapping out old or outdated light fixtures for more modern options can make a big difference in a home’s appeal. Look for fixtures that complement the overall style of the home and provide adequate lighting for each room.
Lighting is an essential part of any home’s design. By using different types of lighting, you can create a warm and inviting atmosphere. Use overhead lighting to brighten up the space and add task lighting to specific areas, like reading nooks or workspaces. Statement lighting can add drama and interest to a space. Consider adding a unique chandelier, pendant lights, or a statement floor lamp to create a focal point in the room.
Materials
If your home has beautiful natural materials, such as hardwood floors, stone walls or exposed brick, showcase these elements to enhance the home’s appeal. Make sure to clean and polish these materials so they shine.
Sustainability is becoming an important consideration in home design, too. Incorporating sustainable materials, such as bamboo flooring, recycled glass countertops, or energy-efficient windows, can improve the home’s appeal, while reducing its environmental impact. Industrial accents like exposed pipes, concrete floors and metal light fixtures can add a modern edge to a home. These elements can be incorporated into a variety of spaces, from the kitchen to the bedroom, to make a home attractive to a wider range of buyers.
Minimalist Design
Minimalist design is characterised by clean lines, simple forms and a neutral colour palette. By embracing minimalist design, you can create a sleek and sophisticated look in the home. This can be achieved by decluttering, using
minimalist furniture, and incorporating natural materials, such as wood and stone. Minimalist design often involves using one or two key design elements, such as a statement piece of furniture or a unique architectural feature. This creates a focal point that draws the eye and adds interest to the space. In our latest project, we used minimalist accent chairs with unique shapes and texture that added interest to the space without overwhelming it. Using a dining table made of a natural material, in this case wood, ensured the look was clean and sleek, not overly decorative.
Home Staging
The property we recently staged was listed on the market for almost five years unfurnished before the owners enlisted our help. We worked with the estate agent to accentuate the current design and highlight the impressive features in the state-of-the-art residence. Our team curated the furniture to be used around the existing design features and injected pops of colour into the accessories and soft furnishings. Maintaining a minimalist look meant our designers had to consider furniture pieces that would blend seamlessly into the space. We used a thoughtful combination of wood, metal and glass to pull the look together.
The property was launched to market and an offer was successfully accepted of 95% of the guide price within just 20 days of marketing. The house was presented to a high standard and demonstrated a modern, functional and practical living environment.
It just goes to show that using modern design features to improve a home’s market appeal is a smart investment for sellers. From open floor plans to state-of-the-art window design, these features can make a home more attractive to potential buyers, increasing its overall value. So, if you’re looking to sell your home, consider incorporating or emphasising these features to deliver the wow factor buyers are looking for. n

The newest property development, The District, is something very unique. Located beside the sea, these houses are built in a traditional way using thermal insulation with heating and cooling carried out by means of a heat pump unit and fan coils with concealed installation.
