Market overview: Record sale to stock ratio As the stamp duty holiday price threshold drops in England, Northern Ireland and Wales, housing market demand remains above pre-pandemic levels. A record sale to stock ratio for agents has contributed to the 13.4% annual house price increase in June, the highest level since November 2004. Stamp duty threshold drops From 1st of July the stamp duty holiday price threshold fell to £250,000 in England and Northern Ireland, and the Land Transaction Tax threshold to £180,000 in Wales. The stamp duty holiday was introduced in July 2020, designed to boost housing market demand following the closure of the market between March and May 2020. The combination of the stamp duty holiday and households undertaking a lifestyle re-evaluation following the pandemic has caused a huge rise in demand, leading to record house price growth.
Fastest-moving market Buyer demand continues to outstrip availability. The number of homes for sale in the first six months of 2021 was 24% lower compared to 2020, while demand for homes rose 26% (Zoopla). One fifth (22%) of agents state that most homes sell in less than a week (Dataloft), Zoopla reporting the current market is the fastest-moving for five years. The average time taken to sell a property (from marketing to SSTC) is just 22 days, nearly half the 42 days record in May 2019. Demand is currently strongest for properties priced up to the new £250,000 threshold but remains buoyant across all price brackets. The number of sales agreed on properties over £500,000 in May was 49% higher than in May 2019. Housing demand maintained Despite further stamp duty threshold change, it is estimated that 1.5 million property sales will complete in 2021. Just 4% of purchasers say they would abandon plans to buy a property if they missed the stamp duty deadline in September, although one in four (25%) are likely to try to renegotiate the price with the seller (Rightmove). Sales agreed are now 17% ahead of the same period in 2019, compared to 45% in April (Rightmove). Transaction levels in May fell by 3.8% compared to April, a slight slowdown following the original stamp duty holiday deadline. However, transactions were still 17% higher than the 2014 to 2019 average (HMRC). Mortgage approvals in May for house purchase were 34% higher than the May 2014 to 2019 average, 0.7% higher than April (Bank of England).

Price growth momentum The Nationwide June House Price Index reported 13.4% annual growth in house prices in June 2021, the highest outturn since November 2004. Some of this price increase is the result of base effects: June last year was unusually weak due to the first lockdown. However, the market continues to show significant momentum with a monthly house price increase of 0.7%; prices in June were almost 5% higher than in March. All regions in the UK have seen an acceleration in annual house price growth. Data for the three months to June shows that Northern Ireland and Wales had the largest annual increase, at 14% and 13.4% respectively. Scotland had the lowest increase, showing 7.1%, closely followed by London at 7.35%. Across the prime markets, annual price
growth is currently 9.3%, with double-digit price growth evident in regions of the UK.

STEP #1: Find a local golf course; think about elegance and location. Call them to briefly explain your idea and request a meeting. Remember, initial contact should always be made through a phone call, not an email.
STEP #6: Sponsorship and auction prizes: this stage is the most important. Sponsorship helps with exposure, charitable profit and to prevent extortionate ticket prices. Approach local businesses like solicitors to sponsor a portion of the event and donate an auction prize. For assistance and details about sponsorship packages, please contact the team at The Fine & Country Foundation.

STEP #2: During your meeting, highlight the ease of the event, the benefit to your chosen charity’s community, free PR for the golf club and the moral reasons to support this charity event. Secure a date, preferably anytime from now until the end of September. Ask if the club will offer the course at a discounted rate in exchange for becoming a sponsor.

STEP #7: Decide whether you want your donations to support a specific homeless or poverty charity or the Foundation’s grant pot. Your marketing campaign, press releases and social media content will all be done by Fine & Country’s Marketing team as a thank you for supporting the Foundation.
STEP #3: Check if they require minimum or maximum numbers for the event and other logistical details. Be sure to ask if there are any limitations on their services during the pandemic and ensure they can facilitate the latest government-advised Covid-19 safety procedures. For example, if your event will have a four-ball set up with a shotgun start, there may be limitations on your number of players. It is also worth confirming if they have the facilities for a light, pre-golf breakfast and/or a post-golf dinner.
STEP #8: Within your free marketing campaign you can request an order form. Ask the public to complete and return the form. Payment should be made to your office. After the event, you can make one transfer with all the donations. If you aren’t from Fine & Country or do not have an office, please get in touch for an alternative option. Also provide your guests with Covid-19 safety procedures and Covid-19 mitigation form, which should be completed by all guests before attending the event.
STEP #4: If you have arranged a pre-golf breakfast, agree a set menu with the club. This can range from a bacon roll and coffee to a full continental range with fresh fruit and pastries. Agree a price per person and confirm the deadline to submit your orders. Note: if you are providing food you need to take note of dietary requirements.
ON THE DAY
STEP #5: If you have arranged a post-golf dinner, request a two or three course set menu with an agreed price. Ask guests for their menu choices and dietary requirements when they purchase their tickets.
