The continuation of the post-election ‘Boris Bounce’ is in full effect, with Rightmove reporting a 15% increase in buyer enquiries since the election, with sales up 7% year-on-year, while Zoopla data shows demand up 26% for 2020, compared to the same period in 2017 and 2018. Market overview: The red box All eyes will be on Number 11 Downing Street this month as the new Chancellor delivers the first budget for the country since October 2018. Stamp duty, first-time buyers, planning and rental reforms are anticipated to be the main stories for the housing market, with market activity growing as we head towards spring.

Supply levels edge upward While demand has surged ahead, vendors have remained more cautious. Although RICS report the volume of market appraisals undertaken is higher than a year ago, the first positive reading since the measure was introduced to the survey in 2017, the number of new sellers rose by just 2.1% in January, and stock levels per agent

The prime markets As with the overall market, there are continuing signs of price improvement across the prime markets. Nationally, the average price of a prime property is just 0.5% lower than a year ago, the lowest rate of decline in 12 months. With the exception of London and the East of England, the average price of a prime property is within +/- 1% of prices a year ago, the South West currently witnessing the most robust growth, with year-on-year price growth of 2.8%. Across England and Wales the average price of a prime property remains above the £1 million mark for the second consecutive month, the London market in particular having seen an uptick in high value sales following the decisive election result. New data from the Office for National Statistics shows that property accounts for over a third of a household’s net wealth. After deducting outstanding debt, total household net wealth amounted to £14.6 trillion between April 2016 and March 2018. Property wealth contributed £5.1 trillion (£6.3 trillion less £1.2 trillion of outstanding debt) and private pension wealth £6.1 trillion. Property wealth includes buy-to-let and second homes, with an estimated 12% of households owning additional property. UK Finance report just shy of 70,000 new buy-to-let mortgages for house purchase were agreed in 2019, buy-to let lending in December up 3.6% year-on-year.

Positive vibes Buyer demand is rising. A net balance of +23% of survey respondents to the Royal Institute of Chartered Surveyors’(RICS) monthly survey reported an increase in buyer enquiries in January, the highest proportion since the summer of 2015. Similarly, estate agents reported housing demand rose by over a quarter year-on-year in January, with 29% more prospective buyers per branch (National Association of Estate Agents, NAEA). More mortgages were approved in January than in any month since the start of 2016, prior to the introduction of the 3% SDLT surcharge (Bank of England). Consumer confidence too is on an upward trajectory. Sentiment, as measured by the GfK Confidence Index, rose for the third consecutive month in February against the backdrop of rising wages, stable inflation, low interest rates and low levels of unemployment. For the first time in nearly two years, the UKHPI reports average property prices are on the rise across every region of the UK, together with strengthening sales activity. RICS report that agreed sales rose in February for the second month in succession, with sales up 12.6% nationally and a staggering 26.4% in London year-on-year, according to Rightmove.

Not to mention, a strong contingency of Fine & Country HQ pledging to face the wrath of Tough Mudder this summer. For another year, people will be stepping up and sleeping out, experiencing a glimpse of the situation so many people find themselves in today.
