Market overview: Sitting tight In yet another historic month in Parliament, political waters remain unsettled and it is only speculation as to what will happen next. Much of the UK is treading water in the countdown to October 31st and the housing market is no exception. Property prices and sales volumes in the main remain steady, with record low interest rates supporting the continued demand from homeowners using a mortgage. Recession unlikely The latest results on the state of the UK economy have eased concerns that the country will have fallen into recession in the third quarter. The UK economy grew by 0.3% in July, stronger than expected. Meanwhile UK inflation fell to 1.7% in August (down from 2.1% in July), its lowest rate since the end of 2016. Wages now comfortably exceed inflation, providing a welcome boost to household finances. The Bank of England has warned though that rates may go “either way” in the event of a no-deal Brexit as uncertainty persists. Rates may stay ultra-low or rise sooner than expected. The Chancellor Sajid Javid has, however, promised “a significant economic policy response” in the event of a no-deal Brexit.
Investors remain hesitant UK Finance data indicates that new mortgages for home purchase are at their highest level since 2008, with close to three-quarters of a million new loans completed in the year to July. However, cash buyers remain hesitant in current market conditions. At the height of the market in 2013/2014, before both taxation changes and the EU referendum, month-on-month, one-third of all property purchases across England and Wales were cash purchases (UK HPI). In March 2016, prior to the introduction of the 3% stamp duty levy, the proportion of cash purchases soared to 37%. However, since the start of 2018 levels have gradually fallen. Today month-on-month the proportion of cash sales is just 27%, across London just 18%, while UK Finance report new investor purchases using a mortgage have fallen some 30% since 2016. For those purchasing from overseas, effective discounts in many currencies remain at over 20% compared to pre-referendum levels. The UK’s prime markets The London market continues to act as a drag on prime property prices, which have registered their tenth consecutive month of annual price falls. At £2.28 million, the average price of a prime market property across the capital is close to 6% lower than a year ago; the average price of prime property per square foot now below £1,200. Despite average prices in many regions lower than a year ago, the price threshold for prime property has risen or remained stable in all regions apart from London. The threshold in the capital is now £60,000 less than this time 12 months ago. Although some commentators are speculating the bottom of the London market, until there is clarity over Brexit such a prediction feels just too hard to call.

Changing cycles The usual cycle of the housing market has been altered thanks to the continued Brexit uncertainty. The summer period proved busier than many anticipated, prospective purchasers seeking to close deals ahead of the anticipated Brexit deadline. However, as yet there is little sign that this is continuing into the autumn, with the average asking price of a new-to-market property falling by 0.2% in September. Albeit small, this is the first fall at this time of year since 2010. The number of new properties entering the market fell 7.8% year-on-year, with all regions experiencing a drop. Properties continue to secure buyers quickest across the East and West Midlands;
these two regions continue to outperform in terms of property price growth for prime market properties.

Roman across the country for charity On Monday 16th September, Clint Nykamp and Jonathan Handford walked a coast to coast challenge, totalling 84 miles in 3 days, along the length of Hadrian’s Wall. This is the equivalent of 3 ultra-marathons over 3 days! The route took them from Bowness-on-Solway on the west coast of England, all along Hadrian’s Wall (including the crags) to finally finish at Wallsend on the east coast of England. They carried everything they needed to survive on their back and were dressed in fancy dress as Roman centurions for the whole time. The route itself was incredibly varied terrain – on the second day, they ascended a total of 4,532 feet above sea level – which is higher than the United Kingdom’s tallest mountain, Ben Nevis. It really was a monumental challenge, made harder by the fact that they missed the turn off for the finish line and had to double back on themselves! Their total raised so far has reached over £1,800 including almost £200 from using the new Facebook Fundraiser tool. This will be used to help their local homeless charity Helping Hands – a charity which Jon and Clint have regularly fundraised for. With the money they have raised so far, the charity has purchased a soup bus, opened a drop-in centre and created a support network to help people back on their feet.
