We were looking to move to Warwickshire for my first job in aviation at Birmingham airport,” says the current owner of this unique family home. “Just a 30-minute commute door-to-door from the airport, Harbury came up on our radar. Then when we came to see the area, we were impressed with how attractive the village was, as well as the convenience of having a school and shops on our doorstep. The house is only a 5 minute drive from the M40 for London or the North, with Leamington Spa also less than 7 miles away. Yet, you can’t hear the road at all, leaving you to enjoy the peace and quiet of village life.”

“The house itself was just right for us, too,” the owner continues, “being not only pretty but also practical, set within generous gardens overlooking the village green, with enough space for a growing family. In the 32 years since moving in, we have made various enhancements to the property, including the removal of internal walls and extension of the ground floor to open up the kitchen, dining and living areas into one large, sociable space. A semipartition wall with double sided wood-burning stove divides the different areas to maintain a sense of cosiness, while allowing the whole family to be together. In addition, we converted the attic into a fourth bedroom, and built a studio at the bottom of the garden to provide a place for my wife to make art and latterly for me to play the drums.”

Indeed, the garden serves as an extension of the indoor living accommodation. “The plot spans a third of an acre,” says the owner, “including a leafy front garden looking out over the village green. Our wonderful vegetable garden has provided plenty of fresh produce each year, from onions and potatoes to corn on the cob. Lush lawns stretch down to the studio, lined with hedges and trees. There is nothing better than a nice sunny day here with all the doors open to bring the outdoors in. On summer evenings, I love sitting on the balcony upstairs overlooking the south facing garden and simply listening to the birds singing.”*

Outside

LOCATION

Harbury is located about five miles south-east of Leamington Spa and three miles south-west of Southam. The village remains one of the most popular villages in the area. It is a thriving village with a great sense of community and boasts a Church of England Primary School, Doctor’s Surgery, five public houses, a Post Office, two general stores, a Chemist, and a Hairdresser. There is a well-used Village Hall, an active church community, a community-run Library and Cafe, and a large number of vibrant and successful community groups. Village events such as the Carnival and the Bonfire all contribute to the sense of living in a real community. The local area is renowned for its excellent schooling, transport links and beautiful countryside. In 2003. Harbury won both the Warwickshire and Central Region rounds of the Village of the Year Competition and went on to represent the Central Region in the National competition – one of only six villages in England and Wales to do so. Since then, the village has maintained its reputation as being one of the best communities in Warwickshire and continues to bring the concept of community spirit up to date into the 21st century. The town has a great choice of high street and boutique shops, restaurants, cafes, and bars, offering a unique shopping, dining, and cultural experience. Leamington railway station has fast services to London and Birmingham. Its central position makes Leamington Spa an ideal location for commuting to the rest of the UK with easy access to M40, M42, M1 and M6. Birmingham International Airport is just 15 miles away. The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon-Avon. Leamington Spa is also just seven miles from the worldfamous Warwick University.
