HORWOOD HOUSE

Horwood House is an incredibly stylish yet characterful five bedroom detached family home set in around an acre of landscaped gardens, with annexe accommodation and detached double garage.

SUMMARY

Situated in a conservation area close to the Devil’s Punchbowl and Hindhead golf course, this delightful property has been the subject of many improvements and alterations, including a beautiful kitchen diner extension with patio area. The property offers over 3000 sq ft of truly versatile accommodation, including four reception rooms and an annexe with its own entrance, perfect for multi-generational living, an older teenager or a staff member. The detached double garage also has planning permission to create a gym with office and games room.

STEP INSIDE

Ground Floor

On entering the property through the recently extended porch, you proceed into a spacious entrance hall which provides access to most of the reception rooms and the cloakroom. The 20ft living room has a feature fireplace and doors providing access to the expansive outdoor entertaining space and gardens. The family room is a light and airy space and leads through to the study with a lovely view out to the garden. The heart of the home is the breathtaking kitchen diner which was constructed in 2021. This sociable, light-filled space has been finished to a very high standard, with underfloor heating, lantern skylight and doors leading out to the patio area, perfect for al-fresco dining. The snug is open plan to the kitchen diner, perfect for relaxing and having direct access to the patio area. Completing the ground floor accommodation is the annexe which has private access from the outside of the property and has a bedroom with en-suite facilities and access to the main house through the utility room.

First Floor

Stairs rise to the first-floor landing with access to the principal bedroom suite including a dressing room and en-suite shower room. There are three further double bedrooms, all having lovely views over the garden, and the family bathroom.

SELLER INSIGHT

When we first saw the house, we were chiefly attracted by the garden, as we love gardening and growing vegetables,” say the current owners of Horwood House. “Living here does not disappoint: the sun shining through the trees in the morning into the kitchen is beautiful. Further, the layout and size of the house itself really work for our family, with all of the rooms nicely connected and a good flow throughout. From the moment we stepped inside, the house immediately felt like home.

Since purchasing the house in 2017, the owners have made various improvements to the property both indoors and out. “We added an extension to create a large kitchen diner opening out onto the patio area,” they say, “which creates an easy flow between the indoor and outdoor living and entertaining spaces. Horwood House has since become the family go-to for big gatherings, regularly hosting more than 20 people for Christmas and other occasions, which are easily managed in the space. We have also extended the porch to make it work for a family of schoolchildren. In addition to all this, we have obtained planning consent to convert part of the garage into a hangout space or second office. Outside, we have levelled the lawn and built a vegetable patch and greenhouse to enable us to grow our own produce.”

“Indeed, the beautiful big garden and woodland are part of what makes this home so special,” the owners continue. “The patio near the house gets glorious morning sun through to mid-afternoon, while the middle patio is lovely for an afternoon cuppa or evening sundowner. The bottom lawn immerses you in the garden and trees, providing a nice alterative for a sunny lunch as well as serving as an excellent football pitch or badminton court. The vegetable patch and greenhouse are superproductive and have provided lots of award-winning local produce! One of our favourite parts of the garden is the light shade area at the edge of the woods, which is lovely and cool and has lots of different shades of green. The campfire area in the woods holds lots of happy memories of cooking over the fire and roasting marshmallows, especially during lockdown.”

The setting of the property has much to recommend it, too. “We were attracted to the area for the local schools,” the owners say. “St Edwards, Churchers and The Royal School (our children attend the latter) provide a varied range of private schools; and we are within catchment for excellent state secondary education at Woolmer Hill, Bowhunt, and Weydon. Amenities in the area are superb: Churt convenience store just down the road stocks pretty much everything you need, and the two local supermarkets in Grayshott have the rest. There is a great sense of community here, with Churt park and village hall hosting lots of local events. The Indian restaurant in Churt is just a minute away, with further options in Grayshott. Haslemere and Farnham are almost equidistant (within 15 minutes’ drive), both providing good options for local shopping and lots of restaurants and pubs, as well as trains to London, Exeter, Midlands, and the South Coast.”

“The location of Horwood House enjoys not only convenience, but the joys of the countryside, too,” the owners continue. “Set within an Area of Outstanding Natural Beauty, the Devil’s Punchbowl and the commons at Frensham, Hankley, Thursley and Bramshott provide endless scope for walking, cycling and running a different route nearly every day. Frensham ponds is just a few minutes away by car, and is a beautiful spot for sailing and windsurfing, or just a sandy beach on a sunny day!”*

STEP OUTSIDE

The property is set in approx. one acre and approached via an extensive driveway with extensive off road parking options and access to the detached double garage with attic above. The garage currently has planning permission to create a gym with shower, office and games room and could be used for many other projects. To the rear of the property is a beautifully landscaped garden with a wooded outlook. There is a generous patio area which straddles the width of the property, providing a variety of entertaining opportunities. The garden has an expansive lawn area, ideal for families, along with a vegetable patch, greenhouse, pond, further seating areas and Summerhouse with power. At the end of the garden there is a substantial beech wooded area with mature rhododendrons.
