HARESCOMBE LODGE

A fantastic opportunity to acquire an attractive character filled yet modern residence in an idyllic countryside location, offering space, flexibility and the opportunity of a lifestyle change, set in just under an acre of land.

Harescombe Lodge is situated in Watergate a few miles from the picturesque fishing harbour of Looe, just 45 minutes from Plymouth. The property dates back to 1855 and is nestled perfectly on the edge of the West Looe River which is navigable at high tide. This is a wild and wooded part of the county, with beautiful walks through the trees and along the river into town.

On entering the Lodge, you are immediately surrounded by manicured gardens that have been chiefly laid to lawn with a range of shrubs and mature woodland, with the most delightful stream running through the garden. A granite patio dining area that provides an idyllic setting for enjoying outdoor dining and entertaining. A timber summerhouse with another patio offers further potential to enjoy the stunning setting with far-reaching countryside views.

You enter the property into a hall, off of which are both a sitting room and a living/dining room. The dual-aspect sitting room overlooks the garden and has plenty of atmosphere with exposed beams, original window seat, slate flagstone flooring, and a multifuel stove set in a stone and granite fireplace.

The living/dining room possesses a multi-fuel stove in a stone surround, also set in a feature fireplace. Extra light comes in through the skylights.

The kitchen and living/dining room are a fabulous hub of the home. The kitchen boasts a range of bespoke solid wood wall and base units which are topped with Corian work surfaces. There’s a Rangemaster double oven and electric hob and built-in dishwasher, as well as space and plumbing for all the utilities together with underfloor heating.

Wooden double-glazed doors open from the breakfast room area onto a third patio with beautiful riverside views, a terrific place to enjoy the outdoors.

Also on the ground floor is a front porch and boot room and WC to the rear of the property.

Upstairs, a generous landing with storage leads to the three bedrooms, all of which are en-suite. The standard of the bathrooms is impressive, with Villeroy & Boch white suites, heated towel rails, and other quality features. The East-facing bedroom offers a glass balcony where you can enjoy views of the Cornish countryside and the West Looe River.

The annexe is called Fig Tree Cottage, an A-frame building that has been renovated to a high standard. Overlooking the garden and stream, it has a sitting room/ bedroom with underfloor heating and a shower room and could easily bring in income as a holiday let or make a perfect and spacious home office (with high-speed fibre broadband to the premises available).

The property has undergone extensive renovations at great cost and to the highest standard, it provides exceptionally well-proportioned living accommodation set across two floors, benefiting from full double glazing and central heating throughout and being positioned within an idyllic setting with far-reaching countryside views.

Outside, this delightful home sits beautifully in its tract of land adjacent to the river and along the length of the valley. The four patios present quite different characteristics all offering lovely spots to relax and enjoy the surroundings. One is right alongside the stream; the second is in front of the summerhouse, with far reaching views; the third adjoins the house and has views over the river; while the fourth in the garden is sheltered by the pergola.

The property also enjoys a detached two-storey oak building, ‘Harescombe Barn’, comprising a triple garage which provides off-road parking for several vehicles, with one bay used as an integral workshop facility. The entire first floor is a studio that offers the opportunity to be utilised for a multitude of purposes/additional income and has a WC, water, power, heating and lighting throughout. Behind Harescombe Barn, two streams meet to create one lovely flowing stream that runs throughout the length of the grounds, dividing the private woodland from the gardens, and is crossed by a picturesque stone bridge by Fig Tree Cottage and a wooden bridge by the Barn which leads into the private woodland with several private footpaths through to a viewing point with a further seating area above the West Looe River. The grounds, including the mature private woodland, occupy just under one acre in total.

About the area

The pretty coastal town of Looe is a historic fishing harbour, still in use by fishermen, and with more permanent residents and fewer second homes than some coastal neighbours such as Fowey.

In the summer months, Looe’s narrow streets, bordered by period cottages, are filled with visitors and holidaymakers browsing the independent shops and galleries. But it doesn’t close after September, with a music festival, New Year fireworks and fancydress celebrations and other events generating “shoulder-season” interest, and shops staying open throughout the winter.

Looe’s dramatic landscape has hillsides with elevated properties that look out over the coast. Between these steep inclines are the town’s main streets, harbour and the River Looe, which flows between East and West Looe.
