Orchard House is a charming ‘Colt House’ in the sought-after village of Bramshaw in the New Forest.
The property is set in around 2 acres of land which includes a paddock, various outbuildings and a wonderful south-facing garden behind the main house. Built in the 1960s with an aesthetic barn conversion style that sits perfectly within the idyllic rural setting Orchard House offers a wonderful opportunity as a family home, downsize or relocation into The Forest.
The house is approached by a private driveway which provides parking for several vehicles and access to the double garage and carport. On entering the property there is a lovely sense of space and light with accommodation arranged around a central hallway. The kitchen/breakfast room is the heart of the home, a welcoming space with a country-style fitted kitchen and breakfast bar. There is also a convenient separate utility room. A small reception room with patio doors onto the garden adjoins the kitchen, a useful space that would work well as a home office, children’s play room, boot room, breakfast room or simply as a place to relax with a sunny garden outlook.
The ground floor is also home to a formal dining room and double-aspect living room with feature bay window, an open fire and an attractive adjoining conservatory. Presented in elegant neutral tones throughout every room benefits from green and pleasant views over the garden and grounds.
Upstairs there is a lovely principal bedroom suite with an ensuite bathroom, fitted wardrobe storage and a delightful balcony offering views over the fields and countryside; an idyllic spot for your morning cup of tea and a wonderful place to soak up the sunshine or enjoy a romantic sunset. There are three further bedrooms on the first floor, all of a good size and offering pleasant rural views. Bedroom two has a walk-in wardrobe/storage space with potential for a further ensuite bathroom, a spacious and modern family bathroom completes the accommodation.
Occupying an enviable location in the pretty New Forest village of Bramshaw is Orchard House, an extremely attractive fourbedroom detached family home that boasts around two acres of lovely gardens and grounds, as well as spectacular countryside views.
“I’ve always lived in the area and I love it here because I feel that it’s a place that offers something of everything,” says the owner. “Bramshaw itself is a lovely little village that lies inside the New Forest National Park so we can quite literally step out of our front door and enjoy numerous beautiful walks. We’re just a fifteen-minute drive from Romsey and around twenty minutes from both Salisbury and Southampton so everything we need is within easy reach, and we’re also just half an hour from the coast.”
“The area is highly desirable and therefore houses don’t tend to come up for sale here too often, so when we happened upon Orchard House we jumped at the chance to buy it. It’s a lovely big house, very light and bright throughout and because beyond our land there’s virtually nothing but farmland the views from just about every room are stunning.”
“The house is a Colt house, a company that predates the more well-known Huf Haus, and it was constructed back in the 1960s. It’s a very goodlooking cedar clad building and very well built, however when we initially moved here it was in need of some TLC. The interior was all very dated and so over time we’ve updated elements such as the décor, carpets and a number of the fixtures and fittings so it’s now in very good order throughout. Outside the garden has been tidied up and it’s now mainly laid to lawn with mature shrubs and trees dotted here and there. It’s a very pretty space and we have a lovely big south-facing patio that runs the full length of the back of the house where we can sit out and enjoy those gorgeous views.”
“The kitchen/breakfast room is probably our favourite. It’s a good size and very light and bright, and in the summer time we can open up the French doors and bring the outside in. It also has a little snug area which is a very cosy place to sit and relax, particularly when it’s cold and miserable outside.”
“As I said, this is an area that offers something of everything and therefore it’s a place where we’ve enjoyed a superb quality of life.”*

The house is a lovely home and the setting will be hard to better, but it will be the views that we’ll miss most when we leave,” says the owner. “They are absolutely stunning.”
The garden includes mature shrubs and trees, lawn areas and a patio along the rear of the property for alfresco dining and relaxing. Beyond the garden is a large paddock with a barn; ideal for someone looking to create a smallholding, for storage, or STPP for an alternative structure to be built.

Mains Water Oil Private Drainage
Within the grounds we have a large barn, which we currently use for storage. However, I’d say it has the potential to be converted into stables should the new owners wish to keep a pony in the paddock.”
