MARKET OVERVIEW Seasonal spring bounce

Levels of cautious optimism are improving for a more buoyant year ahead as home-mover activity is increasing; however, realistic pricing is still essential.

NUDGING UPWARDS

The average new seller asking price rose by 0.9% (£3,091) between January and February. Average prices are now up by 0.1% year-on-year after experiencing annual falls since August 2023, an indication that the market may be turning a corner (Rightmove). House prices displayed more resilience against higher mortgage rates than had previously been assumed. Lloyds Banking Group revised its house price forecasts, now expecting softer price moderation through 2024 than was anticipated a few months ago. A decline of 2.2% is now forecast, with property values returning to positive growth next year.

MORTGAGE METRICS

As inflation heads in the right direction, average rates on both two-year and five-year fixed-rate mortgages have fallen for six consecutive months (Moneyfacts).

The average two-year fix is now 5.59% and the five-year is 5.23%. A host of lenders are offering rates below 5% and even 4%, whereas in November 2023 no lenders offered fixed rates below this level. Mortgage rates are expected to remain within the 4% to 5% range, potentially moving a little lower over 2024, but this depends on the Bank Rate and if there is a cut later this year. Stability in the mortgage market continues; the average shelf life of a mortgage product rose to 28 days, the highest figure since February 2023 (Moneyfacts).

DEMAND UP

Sub-5% mortgages mean agreed sales are 16% higher than the same period last year and 3% higher than in 2019 (Rightmove). This may be indicating pent-up

demand, with a return to the market of buyers who had previously been delaying a move. Mortgage approvals in January reached their highest level since October 2022, up 40.2% on the same time last year (Bank of England). There was a 7.2% uptick between December and January, the fourth consecutive monthly rise, indicating market momentum as we head into spring. Transactions also increased 1.9% between December and January, the first monthly rise since August 2023 (HMRC).

Almost two thirds (64%) of agents surveyed said there are on average three or more prospective buyers for each of their properties currently available, and a further 20% said there were six or more (Dataloft Poll of Subscribers). With more buyers in the market, the likelihood of achieving a successful sale is increased; however, with a small proportion of sellers reducing asking prices, it’s vital to price realistically.

MORE CHOICE

After a period of limited new supply to the market, there are indications of more balance as stock levels improve. Zoopla report a 21% uplift in the stock of homes for sale year-on-year, a sign of greater confidence amongst vendors and a boost in choice for buyers. With greater supply and clear demand, the housing market is on track for 10% more sales in 2024 than 2023 (Zoopla).

In England and Wales, the average price of a prime market property is £1,251,366, down 1.7% year-onyear. Yorkshire and the Humber has seen the strongest growth at 0.4%. New instructions in the higher £5m+ market rose in January by 41% compared to a year ago. Although sales were down on a year earlier, they were 64% ahead of the pre-pandemic (2017–2019) January average (LonRes).

believe that you are only a short walk from the bustling Northdown Road or the seafront in Cliftonville, and this gorgeous L-shaped Arts and Crafts detached property set back from the lane just adds to the tranquil environment. Built in the 1920s it is full of character, which is well illustrated from the moment you walk through the wrought-iron gates onto the crazy-paved pathway and see the house for the first time.

You could be forgiven for thinking that you have discovered superb examples of Tudor houses as you sweep through the wrought-iron gates into Nackington Court, where you will find a charming enclave of five beautiful detached properties that includes The Lodge. However, the properties were actually only built about 28 years ago to a very high standard, replicating all the wonderful features of a bygone era but with all the mod cons associated with contemporary living.

A magnificent ten bedroom, country home steeped in history and fully renovated to an exceptional standard – blending a wealth of character and charm with modern, designer living. This warm, inviting home is perfect for everyday living or lavish entertaining, enjoying spectacular views over the Dyfi estuary and the Snowdonia National Park. In an article for the Telegraph in May 2007, James Delingpole described the views as ‘probably one of the best views in Wales’. Glandyfi Castle is secluded yet not isolated, giving a genuine feeling of being in one’s own private world. The estate is actually wonderfully accessible with road and rail links conveniently nearby. The double Michelin-starred Ynishir Hall restaurant – twice voted the best

restaurant in Wales – is less than a mile away and the closest town is the cosmopolitan, cultural hub of Machynlleth, well known for its Comedy Festival, Classical Music Festival, Moma Gallery and the Centre of Alternative Technology. Included in the sale is a detached two bedroom cottage and a variety of interesting stone outbuildings, all sitting in approximately 41 acres of gardens, woodland and grounds. To the front of the castle there is estuary frontage including the remains of an ancient jetty.

RACE TO £1 MILLION

In May 2024, Jon Cooke, Trustee of The Fine & Country Foundation, and Sean Newman of Fine & Country Midlands will lace up their running shoes to embark on an incredible journey along the Grand Union Canal Towpath. The route spans 154 miles, beginning at Gas Street Basin in Birmingham, winding through the picturesque countryside of Warwickshire, Northamptonshire, Buckinghamshire and the Chilterns, before concluding their epic run at Fine & Country’s Park Lane office in London.

The duo will cover approximately 34 miles per day over the course of five days with Jon planning to run the route, and Sean walking. They will also be joined by Craig Dyce, current World and European Duathlon Champion; they extend an open invitation to anyone who wishes to join them on a leg of the route, encouraging participation and camaraderie along the way, either walking, running or biking. For those unable to join in person, they can still show their support by offering words of encouragement and making donations via the QR code. The primary purpose of this extraordinary undertaking

0.3mm

0.4mm

is to raise funds for The Fine & Country Foundation, an organisation established in 2014 by Malcolm Lindley and Sean Newman. Dedicated to assisting those facing poverty and homelessness, the Foundation annually distributes grants to numerous charitable organisations, utilising funds from the Fine & Country network and public donations. Since its inception, the Foundation has raised over £940,000. In celebration of its 10th anniversary, Cooke and Newman aim to help reach the £1 million milestone with this fundraising effort.

Commenting on the initiative, Jon states, “Running and walking the length of the Grand Union Canal Towpath is not only a physical challenge but also an opportunity to make a meaningful difference in the lives of those in need. We’re honoured to support The Fine & Country Foundation’s vital work and are committed to reaching our fundraising goal.” Sean adds, “The Foundation’s mission resonates deeply with both Jon and I. As we embark on this journey, we invite individuals and communities to join us in our efforts to raise awareness and funds for those experiencing hardship.”
