MARKET OVERVIEW Spring sunshine
Spring has arrived, bringing sunshine to the housing market. There’s an air of cautious optimism as inflation cools and demand picks up.
INFLATION EASING
CPI inflation rose by 3.4% in the 12 months to February 2024, the lowest level in over two and a half years (ONS). As inflation nears its target and the UK takes its first steps out of recession, 61% of economists surveyed expect the Bank of England to start cutting interest rates in June. Just under half of the economists expected the bank would cut rates three times in 2024, with some placing more optimistic predictions of four or five cuts (City A.M.).
PRICES
This month, the average property asking price rose by 1.5% to £368,118, higher than the average historic March increase of 1.0% and the largest monthly increase in prices for ten months (Rightmove). Prices remain £4,776 below the May 2023 peak, and buyers are seeing a window of opportunity to buy, which alongside pent-up demand and the usual spring optimism is driving the market. The average discount from asking price to agreed purchase price has fallen from 4.5% last November to 3.9% in March 2024, the lowest level since July 2023, an encouraging sign of increasing buyer interest (Zoopla).
DEMAND
New buyer enquiries in the latest RICS Residential Market Survey stayed positive for a second successive month (+6% net balance), indicating a continued upward trend in buyer demand. 59% of agents anticipate the usual spring bounce in the sales market this year, with a further 22% expecting stronger levels than usual as a
result of pent-up demand (Dataloft Poll of Subscribers). The number of mortgage approvals continues to improve month-on-month. There was a 7.7% monthly uptick in approvals, reaching 60,383 in February, the highest level since September 2022 and 40% above the same month last year (Bank of England).
GAINING MOMENTUM
New sales agreed are 9% higher and there are 20% more homes for sale than at the same time last year, increasing buyer choice. More affordable areas are seeing the strongest growth in sales activity, with Yorkshire and the Humber, and the North West seeing rises of 11% and 13% respectively (Zoopla).
HMRC report that 82,940 sales took place in February, the highest level since September 2023. On a monthly basis there was an uptick of 1.2%, indicating gathering steam, and setting the stage for overall activity levels reverting to more stable pre-pandemic norms.
PRIME PROPERTIES
In the prime market, the average price of a property is £1,260,008, having moderated slightly by -1.5% year-on-year. The East Midlands (+0.8%), Yorkshire and the Humber (+0.6%), and the North West (+0.3%) are experiencing positive annual growth. There are tentative signs of improvement, with the UK as a whole seeing a 0.7% month-on-month increase.
The number of agreed sales in the top-of-the-ladder homes, typically less exposed to mortgage rates, is 18% higher than last year, compared to a 13% increase for the wider market. Buyer demand for these prime properties is also 12% higher than the same period last year, versus 8% for all properties (Zoopla).

The overseas property buying process can be stressful – from the language barrier to new laws and unusual processes. However, there is another factor that is often overlooked, your budget’s exposure to currency risk.
Do not let exchange rate movements drive up the cost of your property purchase; put your nerves at ease by leveraging the right trade type for your requirement – and safeguarding your budget against currency risk. Here is a comprehensive guide to the different types of trade you should consider when buying a property abroad.

Spot contract
‘Buy now, pay now’ transactions involve converting currency based on the current exchange rate, which make them useful if you need to make a payment immediately.
Depending on your requirements and the currencies being exchanged, you can choose to pay for and receive your currency on the same day, the next day, or the day after.
Forward contract
This allows you to fix a price (a forward rate) based on the current market rate for buying or selling currencies on a specified date in the future, without needing to have all your funds available.
Having taken advantage of a favourable rate in the current market, the forward contract protects you from adverse fluctuations which could make your exchange more expensive, ensuring you know the future cost of your international payments.
Example of a forward contract in action
Jane has paid a €100,000 deposit towards a property in France via a spot contract and needs €600,000 in the next three months.
Currently, the rate is better than she budgeted for, so she decides to use a forward contract.
Jane’s currency specialist secures her a competitive rate of exchange for a date in three months and books the deal. She sends a deposit towards the forward contract to her currency account.
One week before completion, Jane sends the remaining balance to her currency specialist, and they move the money to Jane’s notaire at the agreed rate in time for her purchase to complete.

Limit order
A limit order is an instruction to target an exchange rate above the current market level. If the market reaches that desired level the order will trigger.
This contract type is perfect if you need to make a transaction but are not bound by tight deadlines and feel the rate may improve.
Example of a limit order in action
Tony is buying a property in Spain for €480,000. The current GBP/EUR buying price is 1.1850, so the property would cost £405,063
Completion is not for another three weeks, so having spoken to his currency specialist, Tony decides to aim for 1.20, which if achieved would bring the cost down to £400,000
Tony places the limit order and waits. Within a week the value of the pound has increased and the 1.20 price is triggered.
Tony sends in his £400,000 within two working days, supplies his onward payment details and his currency account manager arranges the transaction for €480,000
By holding off from buying straight away, Tony is now better off by £5,063
Stop loss order
A stop loss order is an instruction to buy at an exchange rate below the current level should the market drop. If the rate falls to that level the order will trigger.
This contract type is helpful if you are working to a tight budget and cannot afford to go below a certain rate or want to have a worst-case scenario secured.
Example of a stop loss order in action
Richard is purchasing a villa in Spain and needs to transfer €115,000 to complete his purchase in the next ten days. The current rate is 1.1650, so to purchase the euros it would cost £98,712
Having spoken with his currency specialist account manager, Richard believes the pound may strengthen, so decides to wait.
However, he has only budgeted £100,000 for the final balance. With that in mind, Richard decides to book a stop loss order at 1.15 in case the market moves against him.
Then out of the blue, the rate falls sharply below 1.15 to 1.1428 triggering Richard’s price. While frustrated that the higher level hadn’t been taken when available, Richard is happy he didn’t have to buy at 1.1428, which would have cost an extra £630, taking him over budget.

On Friday 8th March 2024, Fine & Country held its Annual Conference, welcoming agents from around the globe to gather at The Brewery in London. The event saw many agencies and individuals praised for their contributions to the network, with The Foundation proudly presenting an award for Outstanding Contribution to one very worthy office.
Fine & Country Droitwich Spa was presented with the charitable accolade after an incredible year of philanthropy in 2023 including hosting a raffle and disco in the spring and a sponsored walk at Christmas time, raising thousands of pounds in the process.
During the conference, Bel Burnell Molyneux gave a thoughtprovoking presentation to the room on the impact The Foundation’s donations have had within homeless charities in 2023 and the previous 10 years, since its inception in 2014. As well as reiterating the importance of the network’s continued support over the coming 12 months and beyond, there was also a silent auction held in honour of The Foundation with
generous donations paying for everything from new ovens, towels, bedding and food packages for those less fortunate and in need of support.
During the event, members of the National Advisory Council, Edward Taylor and Ben Madden, took to the floor to encourage business owners in the room to pledge ongoing donations to The Foundation throughout the rest of 2024. The reception was fantastic with many agents offering generous donations, spearheaded by our London agents. Fine & Country Mayfair pledged to donate £500 per completion and Fine & Country Chiswick, Fine & Country Highbury and Islington, and Fine & Country Notting Hill followed suit with £200 per completion. Fine & Country Leeds also pledged £200 per month to The Foundation while Fine & Country South Scotland, Fine & Country Mid and South Essex, Fine & Country Chepstow, and Fine & Country West Hampstead will each donate £100 per completion. Fine & Country South Norfolk and North Suffolk pledged £50 per completion. With the UK agents leading by example, our international agents soon

The Foundation has raised over £950,000 in the past decade and as we celebrate our anniversary this September, we are aiming to break the £1 million threshold! During the conference in March, Jon Cooke, Trustee of The Fine & Country Foundation, announced his latest challenge. Alongside Sean Newman of Fine & Country Midlands, in May 2024 Jon will lace up his running shoes to embark on an incredible journey along the Grand Union Canal Towpath. The route spans 154 miles, beginning at Gas Street Basin in Birmingham, winding through the picturesque countryside of Warwickshire, Northamptonshire, Buckinghamshire and the Chilterns, before concluding their epic run at Fine & Country’s Park Lane office in London. Jon was joined on stage too by Lee Armstrong, as he was about to embark on a thrilling adventure of his own for The Foundation. Lee and his colleague Bert Rogers have recently completed an epic 15-day expedition to Everest Base Camp. Led by a private tour team comprising Sherpas and expert guides, this intrepid journey has raised in excess of £7,000 and growing – you can still donate here. Nepal holds significant meaning for The Foundation, with the remote hillside village of Thangpalkot in the Sindhupalchok district of Nepal fully reconstructed in a joint venture by The Fine & Country Foundation and Campbells Foundation, after it was struck by a devastating earthquake.
