MARKET OVERVIEW Steady recovery

Leading indicators for the property market this spring show promising signs, with mortgage approvals on an upward trend and sales volumes steadily recovering.

SPRING OPTIMISM

With inflation falling to just 3.2% in the year to March (ONS), and rumours of an imminent base rate reduction, confidence in the market is on the rise. With the economic outlook improving alongside the usual spring optimism, almost two thirds of agents say that buyer confidence has improved compared to 3 months ago (Dataloft by PriceHubble poll of subscribers). Mortgage approvals reached 61,325 in March, the highest level since September 2022 and 20% up on the same month last year (Bank of England). Transaction activity is slowly building, although it remains down on last year’s levels. 84,200 sales took place in March, the third consecutive monthly rise, indicating a reviving property market, with better economic conditions alleviating household financial pressures (HMRC). Zoopla report that the market is on track for 1.1 million sales in 2024, up 10% on last year.

PRICES

Signs of a slow but steady recovery in the housing market are becoming increasingly evident, with the average asking price of a property coming to the market rising by 1.1% in April to £372,324, while the annual rate of price growth is now +1.7%, the highest level for 12 months (Rightmove). With an improving economic outlook, Lloyds Bank has revised its UK house price forecast, now predicting a 1.5% increase in 2024, a shift from the previously expected decrease of 2.2%. Lloyds also expects that the Bank of England will cut the base rate three times by the end of this year.

ARRAY OF CHOICE

The supply of homes for sale has reached a 5-year high with 20% more homes on the market versus the same time last year (Zoopla). This is promising news for families seeking to upsize, as the average agent outside London now offers twice as many four+ bedroom homes compared to February 2022, whilst there are 25% more three-bedroom homes available compared to the same time last year. The current surge in supply is giving potential buyers a wide array of options, although affordability remains a key factor affecting budgets. Sellers entering the market should consider this and set realistic prices for their properties to ensure successful sales.

As we move into the warmer months, the average time to sell is coming down. The average property took 64 days to sell in March, the lowest level since October 2023 and significantly quicker than 78 days in January (Rightmove). Terraced houses are the property type selling the quickest across the UK, at an average of just 56 days, followed closely by semi-detached houses at 58 days (TwentyCi and TwentyEA Property and Homemover Report).

PRIME MARKET

The average price of a property in the prime market is £1,254,411, slightly down by 1.9% on a year ago. The East Midlands, and Yorkshire and the Humber are showing positive annual growth, at 0.6% and 0.2% respectively. There is a strong presence of cash buyers in the prime market. 35% of sales in Great Britain are currently cash, compared to 30% the same month the year before (UK HPI).

THE ROLE OF A FOREIGN EXCHANGE SPECIALIST IN OVERSEAS PROPERTY TRANSACTIONS

Buying a home abroad is a significant investment with unique challenges. Differences in buying procedures, legal systems, language, and currency can make the process more complex compared to the UK. However, do not let these obstacles deter you, we are here to help.

It is essential to assemble a team of experts early on, including a foreign exchange specialist, estate agent, and lawyer. Fluctuations in exchange rates present a significant risk to your budget, so it is crucial to manage them effectively, even minor changes in exchange rates can have a substantial impact on the cost of your property purchase.

“There is no one size fits all strategy for mitigating currency risk, that’s why our personal approach tailors our solutions to your needs”

A VALUED PARTNERSHIP REFINED MAGAZINE 18

Working with a currency specialist

Overseas buyers often fall into two traps regarding exchange rates: hoping for favourable movement when the time comes to pay, or relying on unreliable forecasts, both risky strategies. A currency specialist offers a proactive solution by leveraging market insights and tools to manage currency risk effectively.

Your trusted currency partner

Empowered by an understanding of how exchange rates can cause the price of your property to fluctuate by the minute, you can take proactive steps to control its impact by working with us.

Our currency partner is a specialist in international payments with competitive exchange rates. They have helped thousands of people secure the keys to their dream overseas home, a lifeenhancing service that has helped them earn an ‘Excellent’ Trustpilot rating.

Forward contract

A forward contract allows you to secure a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. This ability to secure the exchange rate for your property purchase between making an offer and completing, makes it a popular tool to protect against currency movement as demonstrated by this quick example:

After finding your dream property in France, the pound sits at €1.17, meaning your €800,000 property costs around £683,760. Your currency specialist suggests locking in this rate with a forward contract due to currency volatility. Three months later, the rate drops to €1.12, saving you £30,500 compared to the current rate had you not secured the forward contract.

It is worth noting, however, that if the rate improves in your favour, you will not be able to take advantage of that movement.

Market orders

If you have flexibility in your budget, it is worth considering market orders. With market orders, you can set target rates above (limit order) or below (stop-loss order) the current market level. A limit order ensures a higher rate for nonurgent payments, while a stop-loss order prevents the market from dropping below a certain level. You can also combine these tools to plan for various budget scenarios.

Ongoing support

Your exposure to currency risk does not end as soon as your purchase is complete; it will also impact the value of ongoing financial requirements like pensions, income transfers, and property-related bills. Your account manager can mitigate this risk by fixing rates for regular payments, ensuring consistency and peace of mind. Additionally, they can assist in setting up fee-free automated payments according to your preferred frequency, adding convenience to the process.
