MARKET OVERVIEWHolding firm

Confidence in the market is returning, despite interest rates remaining high. Further buoyancy in the housing market is expected once the political climate settles following the general election.

IMPROVING OUTLOOK

June saw a 0.2% rise in UK house prices taking the annual rate of growth rate to 1.5%, up from 1.3% in May (Nationwide). Recent revisions to house price forecasts show a more optimistic outlook for the year, helped by inflation reaching its 2.0% target in May (ONS) and a bank rate cut imminently expected. Consensus forecasts suggest that by the end of 2024 the bank rate will be 4.5%, down from 5.25% currently (HM Treasury). Although the reduction in mortgage debt costs has been modest so far, the combination of better interest rate forecasts and a brighter economic outlook has provided more room for house price growth this year. The latest forecasts suggest 1.4% house price growth to the end of 2024, a significant improvement to the -2.6% forecast at the start of the year (Dataloft by PriceHubble average of forecasts).

ACTIVITY

As the outlook brightens, consumer confidence increased for the third month in a row in June (GfK Consumer Confidence Tracker). The average time to sell continues to reduce, falling to 60 days in May, down from the highs of 78 days in January, and the fourth consecutive monthly fall (Rightmove). The number of mortgage approvals held relatively firm in May at 59,991 compared to 60,821 in April (Bank of England). However, in the first five months of this year there have been 28% more mortgage approvals than a year ago.

Transaction levels are increasing with the latest HMRC figures showing a 17% rise in May compared to a year earlier. Almost a third (32%) of agents say transaction levels are higher than three months ago, with 11% saying that levels are over 5% higher (Dataloft by PriceHubble, Poll of Subscribers). Whilst there has been a temporary stalling in some confidence indicators, other confidence indicators show improvement; near-term sales expectations point to sales volumes picking up modestly over the next three months. The 12-month outlook is even more upbeat, with a net balance of +43% participants anticipating an uplift in sales activity, an increase from the previous month (RICS).

MARKET MOMENTUM REMAINS

Most buyers and sellers have proceeded with their plans since the election was called; 95% of people planning to move home said that the election will not affect their plans. Over the last four weeks, the number of sales being agreed has remained steady at 6% higher than a year ago. Buyer demand has also remained stable and is now 5% higher than last year (Rightmove). The only indication of election-related caution is a slight decrease in the number of new sellers, particularly in the more discretionary, high-end segment of the market.

In the prime market, the average price of a property is £1,242,092, having moderated slightly by -2.7% year-on-year. Prime markets in Scotland and the East Midlands are experiencing positive annual growth of 10.3% and 1.2% respectively.

Forward contract

A forward contract allows you to secure a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. This ability to secure the exchange rate for your property purchase between making an offer and completing makes it a popular tool to protect against currency movement, as demonstrated by this quick example:

After finding your dream property in France, the pound sits at €1.17, meaning your €800,000 property costs around £683,760. Your currency specialist suggests locking in this rate with a forward contract due to currency volatility. Three months later, the rate drops to €1.12, saving you £30,500 compared to the current rate had you not secured the forward contract.

It is worth noting, however, that if the rate improves in your favour, you will not be able to take advantage of that movement.

Market orders

If you have flexibility in your budget, it is worth considering market orders. With market orders, you can set target rates above (limit order) or below (stop-loss order) the current market level. A limit order ensures a higher rate for nonurgent payments, while a stop-loss order prevents the market from dropping below a certain level. You can also combine these tools to plan for various budget scenarios.

FIVE MARATHONS IN FIVE DAYS FOR THE FOUNDATION

In May 2024, Jon Cooke, Trustee of The Fine & Country Foundation, and Sean Newman of Fine & Country Midlands laced up their running shoes and embarked on an incredible journey along the Grand Union Canal Towpath. Covering more than 30 miles per day, the pair were also joined by Craig Dyce, current age group World and European Duathlon Champion.

Despite facing the physical toll of sore legs and strappedup ankles, Cooke, Newman and Dyce persevered through, trave ing a tota of mi es across five da s he team began their challenge at Gas Street Basin in Birmingham, winding through the picturesque countryside of Warwickshire, Northamptonshire, Buckinghamshire and the Chilterns, before conc uding their epic run at ine ountr ’s ar ane office in London on Monday 20th May.

The primary purpose of this extraordinary undertaking was to raise funds for The Fine & Country Foundation, an organisation established in 2014 by Malcolm Lindley and Sean Newman. Dedicated to assisting those facing poverty

and homelessness, The Foundation annually distributes grants to numerous charitable organisations, utilising funds from the Fine & Country network and public donations. Since its inception, The Foundation has raised over £960,000. In celebration of its 10th anniversary, Cooke and Newman aim to help reach the £1 million milestone with this fundraising effort.

Cooke and Dyce took on the challenge as runners, while Newman opted to walk the route. Their dedication was matched by an outpouring of support from the community through donations and joining them on various legs of the journey, walking, running or biking alongside them.

Commenting on their achievement, Cooke said, “Completing this challenge was incredibly demanding, but knowing that our efforts are helping those in need made every step worthwhile. We’re deeply grateful for the support we’ve received and thrilled to have raised so much money for The Fine & Country Foundation.”

Newman added, “This journey was about more than just reaching London; it was about raising awareness and funds for homelessness and poverty. Seeing people along the way who were sleeping under some of the canal bridges really brought home why we were doing this challenge. The support from everyone who joined us and donated is truly heartwarming.”

Dyce, whose athletic prowess was a source of inspiration throughout the challenge, stated, “It was an honour to be part of this initiative. The funds raised will make a significant difference, and I’m proud of what we’ve accomplished together.
