Fit for a King

During May we witnessed the coronation of King Charles III at Westminster Abbey, the first coronation in the 21st century. For centuries, kings and queens have been crowned in grand ceremonies as a symbol of power and authority, marking the beginning of a new reign and a fresh chapter in the monarch’s life.

Just as the coronation marks the beginning of a new era in the British monarchy, moving homes is a significant event that marks a new chapter in one’s life. Whether it’s because of a new job, a growing family, or a desire for change, moving can be both exciting and stressful. It involves leaving behind the familiar and stepping into the unknown, but it also offers a chance for new experiences and opportunities.

While making a change and putting one’s home on the market can be emotionally draining, the most successful sellers are the ones that recognise it as an important moment to release as much capital investment as possible. In the current competitive market, this can be done through working with an experienced, knowledgeable estate agent, as well as looking into other services that will help your home stand out, such as staging and styling. Presentation is a key aspect of achieving the best possible price for your property, with home staging proving time and time again that it can increase the number of potential viewings, reduce the time taken for the property to sell, and ultimately help attract higher offers.

Of course, the other aspect of moving is finding the right property. Along with the title, the King has access to all the Crown Estate’s properties, including Buckingham Palace and Windsor Castle. While not everyone’s ideal home would be a castle, especially with the cost of energy these days, the right home will provide the same sort of qualities, such as being a refuge. Whether an apartment, country home or sprawling mansion, your new property should fit in with your lifestyle, meet your criteria and feel like a haven.

Whether you are looking to buy or sell your property, Fine & Country can help you through the home-moving process. This issue of Refined is full of amazing homes and the potential to find your castle.

Whilst the prices and other particulars of properties featured were correct at the time of going to press the prices and specifications may be varied at any time. Interested applicants are strongly advised to check the latest position over any material factors with the estate agent before making arrangements to view, particularly if you are contemplating travelling some distance.

The feature interviews throughout the magazine are the personal views of the current owners and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.

A STRATEGY FOR SUCCESS REFINED MAGAZINE 6

A strategy for success

At Fine & Country we understand moving home is one of the most important decisions you can make; your home is both a financial and emotional investment.

We take the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service.

People buy as much into the lifestyle of the property as they do the bricks and mortar. Exclusive properties require a bespoke and imaginative promotional approach. Recognising this, we have designed a unique and successful marketing strategy, enhancing the lifestyle of the property.

The widespread exposure of your property is also crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.

Your prospective buyer could come from, quite literally, anywhere – through local and regional marketing, through national newspapers and magazines or, increasingly, internationally using different online platforms such as the Fine & Country website or social media.

Instruct us and you could benefit from our knowledge, experience, expertise and contacts and our well trained, educated and courteous staff. You are assisted, advised and informed through each stage of the whole transaction.

Every Fine & Country agent is a highly proficient and professional property consultant, operating to a strict code of conduct.

Market overview: Majestic May

King Charles III’s coronation is the first in the UK in the 21st century and households across England and Wales will enjoy three Bank Holiday weekends this May. Consumer confidence is on the rise with prospective buyers benefitting from an increasing choice of mortgage deals.

King Charles III

King Charles’ coronation in Westminster Abbey marks the 40th such event in the Abbey’s history, since William the Conqueror was crowned there back in 1066. Community and neighbourliness, significant features of the coronation weekend with the Big Lunch and the Big Help Out, are key considerations for home movers when choosing a property to buy. 87% of home movers rate pleasant neighbours as an important consideration when choosing a property to buy, and three in four rate a sense of local community (Dataloft, Property Academy Home Moving Trends Survey, 2022). Neighbourhoods or streets where homes rarely come up for sale are a good indicator of a strong community, as is the number of neighbours a resident knows by their first name.

Confidence increasing

Although inflation remains high, the Consumer Prices Index including housing costs (CPIH) fell to below 9% in March (ONS). Meanwhile, consumer economic confidence in the month to April exceeded market expectations and hit its highest level in over a year (GfK). Although remaining in negative territory, as it has since early 2016, this represents the third consecutive month of improvement. With the UK now expected to avoid recession, and the latest economic index signalling the economy is growing (S&P Global / CIPS Flash UK PMI), consumers are increasingly confident as to their own financial situation for the year ahead. Confidence in the general economy over the next 12 months has risen 20 points since January.

Rightmove report demand for property remains 8% stronger than in 2019, with properties selling (from listing to sold, subject to contract) some 12 days quicker than at that time. Properties with up to two bedrooms are currently proving the most sought after, demand for such properties up 11% compared to 2019. An increase in property stock to the market is providing more choice for buyers, with TwentyCi noting stock levels are now only 9% lower than the historical norms. Nearly all regions in England and Wales now have three or more months of residential stock to sell, the North East the notable exception.

Sales stabilising

Buyers and sellers continue to transact. Figures released by HMRC show 94,870 sales took place in March 2023, 26% stronger than in February; although on a seasonally adjusted basis, sales volumes were just 1% higher. Rightmove report the number of sales agreed to date in 2023 is just 1% lower than in 2019, compared to a -21% fall at the start of the year. Prospective purchasers are benefitting from enhanced competition between mortgage lenders across the loan-tovalue spectrum. Moneyfacts report there were over 5,100 deals on the market in April, up 17% on March and just shy of the 5,300 available in August 2022, when interest rates started to rise. Despite the base rate of interest having risen by 2% since October, long-term swap rates are some 1.5% points lower, with fixed-rate mortgage deals now available offering rates below 4%.

Property pricing

Nationwide report average property prices were 2.7% lower in April than a year earlier. However, month-on-month the average price of a property rose by 0.5% after seven months of falls. In the prime markets annual price growth is currently positive in all regions of England and Wales, with the South East and South West currently the strongest-performing markets.

Jon Cooke, Trustee of The Fine & Country Foundation, said: “Many organisations have been impacted by the cost-of-living crisis and require financial assistance to continue doing the remarkable work they do within their local communities. We hope that the grants that have been awarded will make a positive impact and will help support these organisations on their vital missions to make a difference in people’s lives. The fundraising efforts of the network and donations we have received have made it possible for The Foundation to be able to support so many amazing charities and non-profit organisations through the grant schemes over the years.”
