SELLER INSIGHT

It’s a stunning house, beautiful on the outside and beautiful on the inside. It’s very light and spacious with so many rooms double or triple aspect, and leads onto the sunny and private garden through French doors from both the living room and the kitchen and the back door in the utility area.”

“The layout of rooms works very well. The study is large and ideal if working from home, but if not required, it would make an excellent downstairs bedroom. However, upstairs, although we love the very spacious master bedroom with its generous dressing room leading to the en suite, it would be easy to divide it up and create another bedroom alongside, or even two more if the dressing room were to become a bedroom. It was originally supposed to be like that, but we bought the house before it was completed and were therefore able to choose to have fewer bedrooms with a particularly large master. There are still lots of options!”

“We have loved the position of the property – it’s quiet and tranquil and we overlook woods on one side and have a green space to the front; it’s fantastic to be able to walk straight from the door into a natural environment, perfect for exercising the dogs. A lot of effort has been made into creating beautiful, accessible surroundings. There’s even a choice for residents to have an allotment within the development, although this hasn’t been finalised as yet.”

“It’s a very friendly and lively neighbourhood with lots of families with children here. The location is excellent for getting into Lincoln as well as being close to other villages. Scothern has a wonderful, active pub which is about a 15 minute walk, and a primary school too, and nearby Nettleham is also a very nice village.”*

Location

The location is quiet and peaceful with the heart of the village of Sudbrooke an easy walk, indeed for those wanting fresh air and exercise, there are numerous beautiful walks and cycle rides through woodland and beside lakes featuring a world of wildlife habitats. The centre of the lively community has a church, a village shop with post office, a café, a hairdresser, a village hall, playing fields and a tennis court. Larger shops and medical centres are in Nettleham less than 3 miles away and Welton about 4 miles, and even nearer, Scothern has a primary school and a popular pub, The Bottle & Glass serving cask ales and food.

There is plenty to do in the area whether seeking an urban or rural environment. Historic Lincoln with its magnificent cathedral and castle on the hill, and the popular Bailgate for independent shops, restaurants and cafes, is only 5 miles (10 mins) a direct route southwest along the nearby A158, and the Lincolnshire Wolds, designated an Area of Outstanding Natural Beauty, is about 12 miles (15 mins) in the other direction, with the east coast beyond.

For reaching London, a half hour drive to Newark to the southwest, and catching a fast train to Kings Cross (approx. 80 minutes) means a total journey time, door to door, into central London of about 2 hours. At Newark, you can also pick up the A1 Southbound, or a similar distance at Markham Moor Northbound.
