WOODTHORPE
A superb renovated detached bungalow in one of Rugby’s most sought after locations.
KEY FEATURES
Woodthorpe was acquired by our present owners in 2013, and after settling into to one of Rugby’s finest streets, they set about extending and modernising the existing property to create a wonderful family home that was completed in 2016. The property now has a principal bedroom with an en suite shower room and dressing room, with a further 4 bedrooms, one with an en suite and family bathroom. There is a large open plan living kitchen area, a separate snug, cloakroom and utility room and attractive gardens that measure about a fifth of an acre. Church walk is situated in the heart of the Bilton conservation area where there is an array of superb individual detached homes with plenty of large plots, providing an exceptional environment. The local area is well served with local amenities, with Bilton village within a short walk away, which has 2 small supermarkets, butchers, a speciality cheese shop, a chemist, a doctor’s surgery, 2 public houses and dentists. Of course one of the reasons the area remains very popular is the fine selection of local schooling with both independent and state schooling considered to be among the best that Rugby has to offer.
Woodthorpe has an impressive entrance hall with high quality flooring. The house itself benefits from modern rendered elevations, with anthracite double glazed windows, gas central heating to radiators and underfloor heating in the rear of the property. The bungalow has a large loft space, accessible in the Bedroom wing, which is well served by a contemporary family bathroom and high-quality ensuites to the principal bedroom and guest bedroom. A real feature of this home is the large open plan, kitchen living space, with its high-quality bespoke duck egg blue kitchen with built-in appliances, granite worksurfaces, an island unit and porcelain tile floor with underfloor heating. At the rear of this luxurious room is an oak framed garden room with full length, glazed windows, taking in views of the rear garden.

SELLER INSIGHT
This lovely five-bedroom detached bungalow, which has been beautifully modernised and refurbished by the current owners, occupies a sought-after location in Bilton, one of the most desirable suburbs of Rugby. “I’d say that the location of the property was definitely one of the main selling points when we initially came across it back in 2013,” says the owner. “It’s positioned in a lovely part of Bilton on land that used to belong to the church so our immediate surroundings are very leafy and green. It’s like a little haven here; we’re only a mile or so from the town centre but we’ve always felt nicely removed from the hustle and bustle.”
“When we first came to view the property, the bungalow itself was stuck firmly in a 1970s time warp, however despite its rather tired appearance we fell in love with it straight away simply because we could see that it had huge potential to be transformed into something really quite special, and after a lot of hard work that’s exactly what we’ve done. The building was already very spacious, so apart from adding a really beautiful oak-framed extension, the footprint has remained largely the same; we’ve just made much more sense of the space. We’ve turned the old integral garage, which was absolutely huge, into a gorgeous master suite, and we were also able to add another bedroom and a separate bathroom; the original lounge, dining room and sunroom were knocked into one to create a fantastic open-plan kitchen, dining and living space, and the old kitchen is now a large home office/snug. It’s now a really lovely family home, and we have much more space in which we can accommodate and entertain family and friends.”
“The bungalow sits on around a quarter of an acre of land so we have lovely big gardens at both the front and back. We have a patio with a canopy at the back, but the rest is laid to lawn so it’s been a great space for the children, but there’s huge potential for a keen gardener to really put their stamp on it. The property is surrounded by a border of mature trees so we enjoy complete and utter privacy, and the outlook is lovely. When we’re sitting out there we really do feel miles from anywhere.”
“The open-plan kitchen, dining and living room is definitely our favourite. We can all be together as a family, perhaps doing different things, but we never get the feeling of being on top of one another.”
“I’d say the location would be hard to beat. We enjoy peace and privacy at home, and we can stroll into town and access everything we need. We also benefit from really good transport links and the schools in Rugby are excellent so it’s a great place to bring up a family.”
Memorable event (if not another favourite room or unique feature): “The old kitchen was originally turned into a snug, but it’s a very large room and so when I decided to start up my own business I turned a section of it into a home office. It’s a great space to work from, particularly in the winter when the wood burner is roaring away.”
What they’ll miss most / why they are leaving: “We’ll definitely miss the bungalow and everything we’ve done to it, especially the open-plan space,” says the owner. “However, we’ll also miss the community within Church Walk. We have some fantastic neighbours and from the day we moved here we felt part of a really lovely community.”
