我出生在一個普通馬來西亞家庭,在家中排行老六。 於霹靂育才獨中畢業後,赴臺灣成功大學進修,考入礦冶系(今資源工程學系)。 後又進入新南威爾士大學讀取碩士文憑。研究生畢業後,曾在聖誕島磷礦任職三年。 聖誕島為澳大利亞位於印度洋東北部的海外領地,至今人口僅有 1493 人。 島 上 連 個 餐 館 都 很 難 找, 經 常 仰 望 感 到 迷 茫。 在這之後,我受聘於昆士蘭州里斯班的猶他拓展公司 (Utah),專門負責露天煤礦儲量鑒定及開拓計畫的設 計與管理工作。1980 年開始,在昆士蘭州電力專屬擔任 能源開發工程師,主要負責調查州內煤炭資源賦存情況 和指定開發計畫等工作。 由於出生在普通馬來西亞家庭,家中兄弟姐妹眾多, 我從小就養成了一切靠自己,勤奮節儉的好習慣。在我 們那個年代,出來打工是沒有退路的,沒有家可以回, 沒有父母可以依賴,全靠自己。不像現在的年輕人,出 國就可以買新車,在這邊混不下去還可以回家找工作。 勤勞節儉是我多年來養成的生活習慣,更是我經營公司 的理念。控制成本、節儉開銷和控制借貸平衡是一個公 司長期發展的根本。

很多大公司發展過快,向銀行借有巨額款項,一旦 遇到經濟環境萎靡,將無力償付巨額債務,面臨破產。


马来西亚华 裔 富 豪 - 摒除貪念,穩步上升,不要急功 近利。 在分析了布里斯班市場和墨爾本、 悉尼的區別後,我們果斷決定填補布 里斯班市場空缺,開發以 3 臥為主豪 華酒店公寓。 布里斯班市中心近 15 年來沒有新 建的酒店,兩年前我們新建了喜來登 酒店,如今我們打造 Westin 五星酒店, 也是為了滿足不同顧客的需求。 我 們 的 新 項 目 Mary Lane 將 於 2018 年完工,3 臥公寓售價 $1.45M, 布里斯班市中心三臥公寓較少,我們 要補市場空缺,過剩的市場我們不會 盲目投資。經濟慢慢變好,悉尼、墨 爾本來的高管和中國投資者終將選擇 3 臥公寓而非 2 臥公寓。頂樓公寓占半 層,200-300 平米,$2.5M 或 $3.7M。 雖然目前房地產市場表現不好, 但只是一時。從長期看,政府早晚會 再做出調整。這個項目風險很小,有 大量現金流做支撐,銀行甚至主動提 出向我借款幾個億,結果被我婉拒了, 因為我們用不了那麼多。 今後,我們有打算做資金專案, 用 Mary Lane 做抵押借款給那些資質 好的貸款人。即使政府政策不調整, 我們還有很多方式作出調整,從長期 角度看,現在房產市場低糜對我們完 全不會造成影響。現在經濟週期為 9 年,7 年壞 2 年好,不要盲目投資,一 定要抓住經濟上升期,並在下滑期嚴 格控制成本,防止虧損。保障現金流, 將資本資產負債率控制在最低水準。 我注重的是長期積累,而不是短期閃 光點。
