WELCOME TO THE SUMMER 2016 FIRST NATIONAL WANAKA PROPERTY GUIDE Wanaka has enjoyed a long hot summer which both the holiday-makers and locals alike have been making the most of. Sunny calm days that were perfect for boating, saw the lakeshore full of families. On the lake an abundance of water craft and swimmers could be seen, while on the beach, groups of people lay around soaking up the sun. Local businesses have also benefitted from the crowds and have reported buoyant conditions during this time. Listings are in short supply throughout all price ranges and categories. Sections are scarce with both Peninsula Bay and Riverside Park developer stock now either sold or under contract. Demand continues in these areas and we are seeing resale prices at a much higher level than the original purchase price.

Factors currently influencing the Wanaka Property Market •

Currently the market is experiencing strong demand and a shortage of listings, particularly in the entry to mid-level sectors of the market. Value growth is evident with properties selling at auction often surpassing expectations. Many properties are receiving multiple offers and selling above asking price. 2015 has experienced a large number of section sales, which has resulted in a limited number of titled sections currently available to purchase. However, new residential subdivisions are in the pipeline, with the Northlake Plan Change 45 becoming operative and there has already been a strong interest in the

first stages of this development. Prime and/or lakefront properties, including vacant sites with lake and mountain views, are strongly sought after. Wanaka surrounding areas, including Albert Town, Luggate and Lake Hawea have also experienced an increase in sales activity along with value growth. In Central Otago, which includes Wanaka, the average asking price in December broke $800,000 for the first time, with a new record of $824,394. The area joins Auckland as one of only two regions in the country where average asking prices exceed $800,000, according to data from Realestate.co.nz. In Auckland, the December average asking price was $848,195. The national average asking price in December was $522,930. In Canterbury, the average in December fell slightly to $450,740, a 5.5% drop on the September 2015 record. The total number of new listings across the country in December was 8011, down 3.3% compared to the same month a year ago. National inventory, a measure of the national supply of homes for sale, continues to remain near-record low levels. For December, inventory was 16.4 weeks, close to the alltime low of 16.1 weeks in October 2015.
