Interiors Interior design firm Yellowfox have created different schemes which will be used for each of the four showhomes being constructed. FAQ’s Got a question? Will there be a charge for using the Clubhouse facilities? No. Amenities such as the spa, sauna, gym, shower facilities and theatre are included in the annual body corporate fee though a booking system may apply for some of these to manage demand. There is free access to the bar and lounge facilities and the manager will set the food and beverage menus and pricing. The lounge and bar area may be hired out for small functions. What’s the construction timetable? Building of the Stage 1 homes will commence in April 2016. This first stage will also include four showhomes which are sited away from Stage 1 homes. Construction of the clubhouse will commence at the beginning of Stage 2, early in 2017. When will the on-site manager start? The manager of Roys Bay Estate will be on-site once the first homes in Stage 1 are occupied. What does the body corporate fee include? The fee covers the cost of the Clubhouse facilities, the on-site manager, grounds and exterior building maintenance, electricity and water to each unit. Rates and contents insurance are not included. How much will the body corporate fee and rates be? The exact amount has not been set but is expected to be in the region of $150-$160 per week, levied monthly. This includes an estimate of the rates payable by a unit holder in their own capacity but will be finalised once rates are levied by the Council. Is there reticulated gas? Yes, for both the fireplace and hot water. Will the power be individually metered? Power is being supplied on a bulk purchase agreement and separate meters may be possible. There will be a system in place to ensure that power billing is fair to all residents and reflects their occupancy. Will Roys Bay Estate have high speed broadband? Yes, broadband provider permitting. Can I rent my townhouse out? You may privately provide your townhouse to friends and family for short term use but it is not to be listed with any letting agency or made available on Book a Bach, Airbnb or any similar site. This is to ensure that owners are responsible for their guests and that permanent residents have added security. Can I make a capital gain on sale of my townhouse? Yes. Do any conditions apply on the sale of my townhouse? If you wish to sell your townhouse, a standard 7% fee will apply to the sale. This is substantially below the fees charged by other lifestyle villages. This fee covers the commission on sale of the unit which will be managed by Roys Bay Estate. If a seller wished to use a real estate agent on commission, then that would be additional to the 7% fee. Are the units freehold? Yes – they are freehold unit title. Will GST apply to my purchase of a townhouse at Roys Bay Estate? Purchasers need to obtain independent advice on any GST implications. The vendors are registered for GST. Note that sales of property under the Retirement Village Act, which apply to Roys Bay Estate as the holder of an ORA (Occupational Rights Agreement), mean sales are GST neutral.
