Featured Property
Bright low level home with attractive outdoor setting and 360 views roof garden. Quality fixtures and fittings. All granite extensive kitchen, fully equipped. 2.5 km to the beach, 1km to Peyia Village Square. Good sized plot at the end of quiet culdesac Reference: 1396 (See page 10)
We continue to advertise our world class website on the famous British property website ‘Rightmove’, the Cyprus Mail, Essential Paphos magazine and the Russian magazine ‘My Island’ (Moi Ostrov) attracting sellers as well as buyers.
We are seeing consolidation of prices at current realistic levels. As more people wake up to the fact that this is a wonderful opportunity to buy villas, prices will increase however prices for apartments will continue to be soft because there is a big oversupply of these types of properties.
The
Troika
Cyprus economy came under the spotlight again this month as the Troika (European Central Bank, European Union and International Monetary Fund) reached the final stages of helping the island with bailout funds. The general projected figure in circulation is that a €17 billion rescue package will be required. €9.5 billion will be required for rescuing the banks, €6 billion for maturing state debt, and €1.5 billion for public finances.
Daryl Fitzgerald
The local general consensus is that the banks are also responsible for the current economic problems in Cyprus, through excessive lending to property development in Cyprus and secondly, to the banks’ reckless exposure to Greek bonds.
There is also a focus on bank practices in promoting risky foreign currency loans which landed hundreds (if not thousands) of property owners bearing up under ballooning debt, largely due to loans issued in Swiss Franks. The spotlight on the Cyprus economy is long overdue, according to general sentiment. It is believed that the imposed checks and balances by the Troika, although unpalatable, will bring many positive changes to financial practices in Cyprus.
Whatever problems we might have here on the island, visitors still see Cyprus as an attractive, sunny, welcoming place for holidays and as a desirable place to live. The Troika has also focused on the fact that many properties in Cyprus do not have Title Deeds and that this, in their words, is a serious “impediment to concluding transactions in the housing market”. At Fitzgerald’s the perennial Title Deeds problem does not exist! We have long recognised that the lack of Title Deeds poses a risk for the buyer, and have chosen to focus on selling properties with Title Deeds. The buyer, on full payment for the property, walks away with the Title Deeds in his hands. In November we achieved 8 sales and have doubled the number of enquiries for properties. Our motto ‘Quality Properties, Realistic Prices and Title Deeds’, means buyers can choose with confidence from a quality selection of lovely properties at appropriate open market values.
Of course it all starts with clients wishing to sell. Attuned to market dynamics, the open market value has to be well judged. With the growing number of owners entrusting us to sell their properties, the results speak for themselves. However, this is not to say that demand is buoyant. The demand for Cyprus property is there, but only the continual advertising and promotion of properties internationally is what brings in good results. It is a hard won distinction for a Fitzgerald's but delivering superior customer service for buyer and the seller is what makes it all worthwhile. We offer Legal referral

"The Office"
Being a family business we have one office centrally situated in Paphos close to and in walking distance of both the Paphos Harbour and the Tomb of the kings Road. From the harbour walk up towards the Begonia Garden centre at the traffic lights and we are on the left just before the “Wishing Tree”.
Coming from the Tomb of the kings turn right at the traffic lights (or cut through by the Roman Hotel) and we are a short way down on the right just after the “Wishing Tree”. Office hours are 9am
to 5.30pm 6 days a week with no break for lunch.
So if you are working and only have your lunch break to come and see us, you are welcome!
Press Release from Trustees of Archangel Michael Hospice
Last week the government granted the licence to establish the hospice. A number of exciting things have happened arising from this.
1. We have to put the name in Greek, translated into Greek it become Archangel Michael Hospice, so it was better to use this name for both languages. 2. The hospice will be an independently run charitable trust 3. A new website has been established for the hospice www.archangelmichaelhospice.com The work on completing the hospice is well underway, there are painters, electricians, plumbers and other trades hard at work. The dream and vision started in the 1990’s is taking shape.
It has taken a lot of patience and hard work to get this far. We are very grateful to all those who have donated funds to get us this far.
However there is a great deal of work still to do on the operational side, in other words things like how the laundry is dealt with, the policies and procedures of the hospice, health and safety checks, fire prevention checks, much more. We are also very grateful to all those who have and continue to work in the hospice shops and arranging other fundraising events. We need to continue all that hard work as we have to raise some 700,000 euro’s per year. The building is paid for but we cannot even think of bringing a patient in till we have 350,000 euros in the bank! So keep up the hard work.
We would encourage people to arrange local events in their favourite bar, restaurant or tavern. One the funding team will try to come along on the evening and give a short presentation on the hospice. If having an event please contact: Fr. Jim 99793169 For Greek speaking events Marcos 9964708
Pachna
Pachna (Pakhna, Πάχνα) is a village in the Limassol District of the Republic of Cyprus. Perched on the southern slopes of the Troodos Mountains, at an altitude of 750 metres above sea level, Pachna enjoys an ideal climate for vine cultivation.
The name Pachna is thought to originate from the ancient Greek word “πάχνη” (pachni) which relates to the morning white frost found on leaves following a chilly night. Another explanation could come from the alternative meaning of “πάχνη”, a manger, in reference to its protected location amidst the surrounding high hills. Chalky soil, and its elevation and climate, have made Pachna an ideal location for viticulture. The two local wineries have developed a reputation for quality whilst using mostly local grape varieties. By 1985, Pachna was the largest grape producing village on the island with 830 hectares of land under cultivation, mainly local mavro and xynisteri grape varieties. There is also historical evidence that vines have been cultivated in Pachna since ancient times as evidenced from pottery found in excavations at the nearby Ayia Marina settlement.
Pachna is subdivided into Pano (upper) and Kato (Lower) Pachna. The distinction fuels healthy local rivalry with Pano Pachna taking the upper hand on the ‘superiority’ ladder, with the reputation as the more affluent side of the village.
Pachna is one of those villages in Cyprus where the traditional fabric of the village is intact. If you are visiting Pachna and vernacular Cypriot architecture is of interest to you, you’ll find a treasure trove of historically significant examples here. Fitzgerald’s have a phenomenally appealing country estate for sale in the village (the Upper Pachna!) which even comes with fortification walls and deed arched entryway with dedicated Guard Room. A delightful rustic charm of bygone era! Step inside and you can be assured of having the best of both worlds. See Pachna villa on http://www.fitzgeraldprestige.com/properties/11992/
The organic growth pattern of the village is evident everywhere. Stone walls of varied heights line the narrow winding lanes which are interspaced with yet more narrow lanes leading in all directions. Traditional domestic architecture presents an inconspicuous street presence with discreet gates opening to home courtyards. There
is a pronounced emphasis on the wealth of the house shown ‘within’, rather that the modern trend of prominent facades and visibly imposing grandeur.
Welcome to one of those traditional stone houses in Pachna and enjoy an experience, both inspirational and educational. The owners inherited the one hundred and fifty years old property from their parents. The courtyard features two imposing separate buildings sharing the generous courtyard, which traditionally, was regarded as the summer extension of the living and the kitchen areas. Wooden boxes filled with moist wood shavings is the village method of preserving lemons for the next six months or more. To the side, under a rudimentary roof, is the remains of a home distillery. The ‘main’ house is a tall flat roofed structure with a towering 56m tall, exquisitelydetailed pointed archway, spanning the whole length of the room and dividing the room in half. The living areas are arranged functionally with the living area on one side (with front door) and the bedroom area on the other, with the ‘marriage’ bed and the traditional canopy, in prominent position.
To the side, the additional building proves to be even more fascinating and valuable. Inconspicuous, the entry leads to a small scullery type room, then through a very low doorway we enter into a vast single room lined with giant pytharia on both sides. These are giant earthenware jars used for storing a whole range of home made/home grown products (oil, wine, preserves, grain, etc). A variety of bags hanging from the low ceilings signified even more consumable ‘treasures’ ensuring a plentiful and flavoursome supply of food throughout the year. Village life has always included a warm welcome to any stranger. Even in the poorest households, a traveler can find food and hospitality for the night. The words Kalosorisate (Welcome!) and Kopiaste (Come join us!) are the bywords of genuine and sincere Cypriot hospitality. Welcome to Pachna! You’ll enjoy the experience.
Chiaki Kamikawa
The Japanese artist Chiaki Kamikawa will present her latest drawings and a new collection of sculptures in the exhibition entitled Collector’s Room at Chiaki Kamikawa Contemporary Art in Paphos. The exhibition will be open on 1st December and will run until 22 December.
Chiaki Kamikawa
Chiaki Kamikawa investigates the realm of reality and fantasy. For the past few years she has been working on the theme of religious art with drawings and sculpture. Kamikawa feels less burdened by a certain religion as she was born and raised in Japan where the religion is merged into the customs and is not predominantly authoritative.
Chiaki is from Japan and, as a talented artist, she brings a unique set of skills to the Paphos art scene. Chiaki’s fascinating drawings and sculptures are representative the creative imagery inspired by everyday experiences and scenes. ‘My work explores the realm of reality and fantasy’, she says. The existence of the large numbers of cult groups in Japan also influenced her to explore possibilities of new religion as a theme. Her main interests are the roles of religious art and the religion in our life, and the relationship between religious ideas and imagery or objects. She does not follow a certain religion in her art works, instead she creates her own ideas, new symbols and meanings and ultimately, a new religious art.
Chiaki lives in Cyprus with her Cypriot husband. She manages Kamikawa Studio/Gallery, a cultural space in the centre of Paphos ‘old quarter’. This unique space functions as an art studio and gallery, and it hosts art classes and exhibitions of Cypriot and international artists.
Biography
Chiaki Kamikawa was born in Yokohama, Japan in 1976. She studied design and fine art in the U.K. and the Netherlands.
In 2011 Kamikawa established her gallery Chiaki Kamikawa Contemporary Art in Paphos where she regularly curates and organizes exhibitions of both Cypriot and international artists.
