Cyprus Property Market Picks Up Starting a New Year is an exciting time when many resolutions and predictions are made. The Cyprus media seizes on many news items and reports a variety of predictions some to give us courage, some to shock, all to capture public attention. Cyprus property market is but one ‘hot topic’ in the country and there are many opinions of how to solve it. Now, for what we do know! From the Cyprus government, the latest property statistics show: During 2014, Cyprus has managed a very healthy 20% increase in the total number of property sales from 2013 to 2014. In 2013 3,767 property sales, in 2014 there were 4, 527 sales. Cyprus statistics also publish details of the two market segments one tracks number of local buyers and the other, overseas buyers. It is an interesting statistical data to see the differences and understand them. What is surprising from the present data is that the ‘local’ segment is very active in the market and number of purchases by locals far outstrips the overseas sales by 2.5 to 1. In 2014, there were 3,334 recorded ‘Local Sales’ whilst only 1,193 were recorded as ‘Overseas Sales’. With Cypriots leading the property purchase group, logic would dictate that the local buyer is in a much better position to know the local market and the ‘real market value’ a lot more intimately than a foreign buyer. At this time of great hardship in the country they have the courage of conviction that ‘this is it’, invest now! It is difficult to imagine that they would take this option otherwise. This is the reality on the ground too. Local people are actively looking to buy properties and the interest from the overseas buyers is also very strong. At Fitzgerald’s we specialize in the private resale market. We have recognized that specializing in selling quality resale property is the key to success for us. We are here to ensure that our clients

have absolute security and receive their Title Deeds on completion of formalities. In Cyprus law, the ownership of the Real Estate is evidenced by the property Title Deeds which names the owners. During 2014 we have had 929 accompanied viewings, a massive 79% increase in viewings from 2013 as we stay at the cutting edge with new technology and more dynamic and creative ways to market our expanding range of properties. Our marketing drive is ongoing and not confined to one media, publication or one location. It's all about instant electronic reach and about search engines and millions of buyers and sellers worldwide getting information in real time. With so much enthusiasm in Cyprus property we have achieved a respectable 20% more sales in 2014 on the previous year! Of course what we do for our clients is intense. Our commitment to generate viewing and sales is a nonstop, international effort, in real time. We take this as our responsibility our clients expect no less. According to the Eurostat “House Price Index (HPI) measures the price changes of all residential properties purchased by households (flats, detached houses, terraced houses, etc.), both newly built and existing, independently of their final use and independently of their previous owners”, reports that local prices fell in the third quarter of the 2014 by only 1.7% compared to the same period in 2013. Additionally it is reported that in the final quarter of 2014 the prices achieved remained the same. Electricity price cut of 7 per cent Electricity bills are set to be reduced further by 7%, the Electricity Authority of Cyprus (EAC) announced on Friday. The reduction will cover the monthly consumer bills issued in late January, and the bimonthly ones due to be issued in February, the report said. Electricity Authority of Cyprus officials were holding a news conference on Friday to announce the reductions. Announcing the new decrease in the cost of electricity, EAC Spokesperson Costas

Garvielides said that monthly bills by the end of January and bimonthly bills by the end of February will be lower by 6.9%, compared to bills one month before. The reduction will apply to all categories of consumers. According to Gavrielides, the total decrease in EAC bills is estimated at 15% in the past six months and at 30% in the past two years, while further reductions in the future are not precluded. Speaking at the same event, EAC General Manager Stelios Stylianou said the drop in the price of electricity was feasible also as a result of cuts in the Authority`s operational costs, estimated at over 35% in the past three years. He observed however that this significant reduction and ensuing lower production costs are not reflected in the prices of consumer products.

British Airways increases flights from Heathrow T5 to and from Larnaca British Airways has announced its Summer 2015 flight schedule from London Heathrow Terminal 5 to Larnaca, with an increase in the number of flights from 7 to 13 per week. As part of its new pricing structure, BA says it is offering attractive rates on its economy fares, with a return ticket priced at €249, and a oneway flight costing €120 – both inclusive of taxes. The route will be operated daily – with the exception of Saturday – on Boeing 767 and Airbus 320 aircraft. Travelers will have the opportunity to benefit from multiple connections to other destinations across the BA network which flies to more than 170 destinations in 70 countries, the airline said. “At a time of uncertainty in the Cyprus aviation market, British Airways has reaffirmed its commitment to Cyprus by recognising the island as an important destination for UK holidaymakers, and has increased the number of flights to and from Heathrow T5”, said Freddie Stier, Commercial Manager of British Airways Cyprus and Greece. “At the same time, we want to support the strong business and trade links between Cyprus and the UK, and look forward to facilitating those ties further in the future through our flight schedule”, Stier added. BA said it would be also running its regular London Gatwick to Paphos and London Gatwick to Larnaca flight schedule. Bookings for all routes can be made through the BA website www.ba.com, registered travel agents, and on the phone through BA’s reservation centre at 800 92 556. Blue Air launches Cyprus hub LOWCOST airline Blue Air launched its new base of operations in Cyprus yesterday, adding seven weekly flights to Athens and three to Thessaloniki. The airline is filling the gap left behind by Cyprus Airways, the former national carrier that was grounded last Friday after the EU Commission ruled that it should return €65m in state aid. Blue Air’s commercial manager Tudor Constantinescu stressed that the company’s main asset is low prices, adding that the airline has the capacity to adhere to all passengers’ needs. “Blue Air might be lowcost, but it allows the traveller to add any service he wants for his trip. For example, a passenger might not be interested in travelling with extra luggage, which would make the fare cheaper. Our airline provides top quality services for both regular travellers and VIP guests,” said the manager. Discussing travel safety, Constantinescu argued that “in the ten years the company is operating we never had an incident on the ground or in the air.” Company chairman Gheorghe Racaru told the press that setting up a base of operations in Cyprus will create jobs for flight attendants, pilots and technicians. “Over our seven year presence in the Cypriot market, we feel Cyprus is like a home to us,” he said.
